Excelsior Hotel Background

1. The hotel building is relatively old, and the design of many building services is behind the times; 2. It is a significant drawback in competition with other local hotels.

Reasons

Objectives

1. A warm and friendly service and amazing views is significant important; 2. A high-quality hotel need for welldesigned rooms and suites, as well as services , we focus building services; 3. Equipments are behind the time; 4. Complaint for not proper operation of the HVAC from guests; 5. not follow the indoor air quality somehow; 6. Its chiller system broken frequency.

1. Hinging on disadvantages of current systems HVAC , our team must identify and evaluate different alternative; 2. Based on risk management and decisionmaking theory and combined with the practical condition of the existing system; 3. Follow standards book "Intelligent Building Index" and the information and experience from the facility manager of excelsior; 4. Apply the OSH.

Purpose

This directly path to achieve a new level of services and living conditions which are relating the reputation, attraction and status of the hotel itself, than the competition of excelsior would increase immediately, if this suggestion eventually comes to practical utilization.
Overall methodology Workflow

1. An analysis would be defined clearly in terms of reliability, performance. 2. Existing hazards would be reviewed and with the major the hazard scenarios being identified prioritized. 3. Estimating the level of likelihood and consequence can evaluate and compare the significance of different risks qualitatively; 4. Different alternatives will be proposed as the remedies for reducing the risks and their effectiveness will be assessed before making.

1.Define the analysis objective; 2.Identify the existing hazards and initiating events by doing Hazard Analysis; 3.Identify decision attributes and judge alternatives; 4.Propose and evaluate the system alternatives for improvement; 5.Based on a most critical risk scenario and quantify risk for further assessment; 6.Make some additional suggestion on HVAC using similar methodology.

Suggestion
During the next overhaul of the hotel an Indoor Air Quality System to be integrated according to the following recommendations: Air ducts with air filters are installed for fresh air supply and for the output ventilation. The inlets are on the roof as well as the outlets. The circulation of the air in the building is delivered by two input fans and two output fans. Each one is responsible for the fresh air supply and removal of the rooms for smokers and non-smokers respectively. Each room is equipped with a temperature, humidity and indoor air quality sensor. One automatic electrical valve is installed for every room. The sensor sends control signal to the valve and it opens/closes partly to the necessary degree according to the IAQ in the room. The input air is delivered to the existing fan coils in each room where it is thermally processed. The waste air is taken from output grills which are installed in each room.
