Types of Maintenance Systems

Corrective Maintenance
• Corrective maintenance is a procedure
of repairing components or equipment
in order to keep the system in proper
operating conditions.
• It is also know as Breakdown
Maintenance or Run to Failure (RTF).
Preventive Maintenance (PM)
• PM is a maintenance operation, including
tests, measurements, adjustments, and
parts replacement, performed specifically
to prevent faults from occurring.
• PM is:
Labour intensive,
Ineffective in identifying problems that develop
between scheduled inspection,
 Not cost-effective.
Predictive Maintenance (PdM)
• PdM techniques help determine the
condition of in-service equipment in order
to predict when maintenance should be
performed.
• This approach offers cost savings over
routine or time-based preventive
maintenance (PM), because the tasks are
performed only when needed.
Predictive Maintenance (PdM)
• Most PdM inspections are performed
while equipment is in service, thereby
minimizing disruption of normal system
operations.
• Condition Monitoring (CM) is the process
of monitoring a parameter of condition in
machinery, such that significant change is
indicative of a developing failure.
Predictive Maintenance (PdM)
• Intervention in the early stages of
deterioration is usually much more cost
effective than allowing the machinery to
fail.
• Serviceable machinery include:
 Rotating machinery
 Stationary equipments such as boilers
and heat exchangers.

• Visual Inspection.
• Vibration Analysis.
• Infrared Testing.
• Ultrasonic Testing.
• Oil Analysis.
• Sound level Measurement.
