• Common Repairs and Adjustments in Sanitary Fitments

9C606C.64 to 65 2
Recap

In the last class, we have discussed about

• Explain about the maintenance of electrical installations

9C606C.64 to 65 3
Common Repairs and Adjustments in
Sanitary Fitments

• Water tap

• Flush valve

• Ball valve

• W.C flush

• Automatic flush cistern

9C606C.64 to 65 4
Common repairs and adjustments in sanitary fitments
(contd…)

• Water tap (Bib tap or bib cock)

• A well manufactured tap is expected to last about

1,00,000 operation of closing and openings

9C606C.64 to 65 5
Common repairs and adjustments in sanitary fitments
(contd…)

• When a water tap dose not completely stop water flow,

there are possible causes

(a) A defective handle or stem prevents the washer

from being brought properly against seat of washer

9C606C.64 to 65 6
Common repairs and adjustments in sanitary fitments
(contd…)

(b) The washer has deteriorated or broken

(c) The seat is worn and pitted. It would be better to replace

tap and bring the defective tap to the central work shop,

repairs carried out and tested against 20 kg/cm 2

9C606C.64 to 65 7
Common repairs and adjustments in sanitary fitments
(contd…)

• Tap vibrators and noisy when water is running

there are four possible causes

• Washer is loose

• Stem is worn and it wobbles

• Tap base is loose,

• Deterioration of stem packing

9C606C.64 to 65 8
Common repairs and adjustments in sanitary fitments
(contd…)

• Handle rotates without effecting water flow

• This is due to handle being loose on the stem and/or

stem threads are worn out

• Water come out of the top of tap

• This is due to defective gland stem packing

9C606C.64 to 65 9
Common repairs and adjustments in sanitary fitments
(contd…)

• Flush valve

• Water flush valve (used in place of WC Cistern)

• When these units fail, it is usually due to dirt or

mineral deposits which lodges in passages and
prevents diaphragm from seating

9C606C.64 to 65 10
Common repairs and adjustments in sanitary fitments
(contd…)

The unit is to be removed and cleaned

• When flush valve gives less flush it requires adjustments

• The valve do not function properly if water head is less

than required head

9C606C.64 to 65 11
Common repairs and adjustments in sanitary fitments
(contd…)
Ball valve

• Water flows continuously

(1) Ball valve, ball separated

(2) Ball punctured. Replacement is needed
(3) Ball valve seat broken, worn
(4) Ball valve washer worn

9C606C.64 to 65 12
Common repairs and adjustments in sanitary fitments
(contd…)

WC Cistern dose not flush at all

• It could be on account of

(a) No water in tank, and

(b) Broken or disconnected lever

9C606C.64 to 65 13
Common repairs and adjustments in sanitary fitments
(contd…)

WC Cistern flushes after many pulls

• The water level in the cistern is lower than water

level mark
• The water level must be at below level mark

9C606C.64 to 65 14
Common repairs and adjustments in sanitary fitments
(contd…)

Automatic flush cistern-(Dose not flush)

• When flush cistern cycle is very fast, i.e. the flush is very

frequent the rate of flow of incoming water should be

reduced though the globe valve provided

9C606C.64 to 65 15
Common repairs and adjustments in sanitary fitments
(contd…)

Emergency repairs of piping system

• For emergency repairs of GI or CI pipe leaks pipe

clamps with rubber packing has been found to be
extremely useful

• Pipe clamps with rubber packing should be kept ready

for various diameters for pipe clamp and tighten it

9C606C.64 to 65 16
Common repairs and adjustments in sanitary fitments
(contd…)

• In case of small leaks in MS or GI sheet tank they can

be controlled by placing rubber and limpet washer tightened
by a tapping screw
• The leak takes place because the sheet has become
weak and corroded hence the screw diameter is to be larger

9C606C.64 to 65 17
Common repairs and adjustments in sanitary fitments
(contd…)

• In case of RCC tank the leak can be stopped by epoxy

seals

• If the leak is bigger one then a GI pipe with thread on

one side can be inserted while flow continue and the

edges sealed by epoxy resins

9C606C.64 to 65 18
Common repairs and adjustments in sanitary fitments
(contd…)

• In case of sanitary piping the problems arise mostly at

lead joint

• These joints can be re caulked

• The pipe which is broken can be taped for a short while

9C606C.64 to 65 19
Common repairs and adjustments in sanitary fitments
(contd…)

• Where it is necessary to replace a PVC pipe then it can

be done with spare collars which can be caulked with

lead wool
• However joints with collars are not then efficient

9C606C.64 to 65 20
Common repairs and adjustments in sanitary fitments
(contd…)

Cleaning or chokage in sanitary line

• The chokage in sanitary line is apparent when does not

flow
• A partially choked line would give very sluggish flow
• The chokage can be at the trap point or in the horizontal
branch or in the stack or in the main drain

9C606C.64 to 65 21
Common repairs and adjustments in sanitary fitments
(contd…)

• Stoppage in the main drain will cause more than one

sanitary stack to flood and a large number of fitments will
be affected

• Stoppage in one stack will cause large number of

connected fitments to flood
