Sequence of HVAC Work
Equipment Installation

• VAM Installation

• TFA installation

• Primary, secondary and condenser pump installation

• Cooling Tower Installation

• Air Washer
Sequence of HVAC Work
• FCU installation
• Chilled water pipe line installation
• Hydro pressure testing of chilled water pipe line
• Duct installation and silicon filling
• Smoke testing of duct
• Insulation of Duct and chilled water pipe lines
• Aluminium Cladding of Chilled water pipe lines( Inside the Building)
• Cement Cladding of chilled water pipe lines (at terrace)
• Valves fitting for:
• CHW pumps
• Condenser water pump
• Cooling tower
• FCU
• Copper fitting
• FCU Canvass connection
• FCU Plenum fixing
• Drain installation and insulation
Observations made at the time of installation

• Wooden Support should not be above FCU.

• Supports should be at proper distance.

• Strainer Valve should be properly aligned otherwise it

would not filter the CHW pipe line water which might
cause blockage in FCU.

• Valve should be fitted inside the tray.

• Tapping from main header line should have proper space

to carry out the insulation work.
BMS (Building Management
System)

Building management system is a tool that is

used to monitor and control various
mechanical systems and/or electrical systems
in a building.
Components in BMS system
Field Devices (Sensors) For BMS:

 Temperature Sensors  Duct Temperature Sensor (All Rooms)

 Air Differential Pressure Switch for Filter  Valve actuators

status (TFA)
 Immersion Temperature Sensor (CHW
 Tank Level Sensor (Plantroom) & CDSW Temp.)

 Cooling Tower Tank Level Sensor (Terrace)  Damper actuators

 Oil Tank Level Sensor (Plantroom)  Duct Temperature & RH Sensor (TFA)

 Occupancy Sensor  Outside Air Temperature & RH Sensor

 Chilled Water Flow Meter Sensor  Air Differential Pressure Switch for
(Plantroom) Run status (TFA)
Components in BMS system
Field Level Controllers:
• RCU (Room control Unit)
• DDC Controllers
• MIG – Controller (Plantroom)

Supervisory Level:

• NAE – Supervisory Controller

• ADS Software (UI)

Gas Generator
Rating 774 KW
Important Points to be remembered
• MCB rating should always be 1.5 times or more than actual load.
• Relays should be set at 10 % access of full load current. e.g. If full load
current of motor is 10 A than relay should be fixed at 11 A.
• 4 core cable is used where we required neutral. As if we want to feed any
panel than we should used 4 core cable.
• 3 core cables used in delta start motors.
• Cable size is decided by using electrical handbook. Firstly we calculate the
total amp. load than we see in electrical handbook and take sufficiently
oversized cable.
• Load should be equally distributed on each phase.
• Earthing should be properly done.
• In star/ delta connection of motor 2 runs are coming from panel.
• In DOL starting motor are fed by single cable.
Fire Fighting System
• In AES site Fire fighting system installed in two parts.
Each part covers half of building. There are two way to
protect the building from fire.

Project
Completion
 Scheduled date of completion- 23 July’ 08
rd

 Extension received till 30th November 2008 on

account of reasons not attributed to SPCL.
e.g.
 1) 44 days on account of delay in permission
from DUAC for PCC.
 2) Delay in appointment of services
contractors
by the client.
 The building was officially inaugurated on 27th
October 2008.
 After inauguration the interiors team entered the
premises for the furniture, fixing of smartboards,
projectors etc.

 Also various modifications were suggested by the

end users i.e the teaching staff viz. Finishing of
Kota stone from Unpolished to Polished surface,
change in design of WC Partitions etc.

 After the modifications the building was finally

handed over on 21st March 2009.
Lessons Learnt
• Observation of all activities very minutely.
• Work breakdown structure of the concerned
activities.
• Material requirement of concerned activities.
• Man power management at site.
• Reworking can be avoided if clear drawings
and decisions are obtained timely taking into
account the requirements of the end users
