FEASIBILITY STUDY REPORT FOR TOWN GAS SUPPLY TO

EXISTING CHINA CLUB RESTAURANT AT 52ND STOREY OF


CAPITAL TOWER , 168 ROBINSON ROAD, SINGAPORE

LPG SUPPLY SERVICES

The purpose of report


To identify the physical problems and other factors affecting
the proposal of providing permanent Town gas supply system
to replace the existing LPG gas cylinders
To gives professional opinion of genuine difficulties and
problems encountered Fire Protection Services
To propose feasible and acceptable solution

Introduction
1. Capital Tower is an
existing 52-Storey office
building with 1 level of
basement for loading
and unloading.
2. The total GFA for
(Capital Tower) CT is
95,555 sq.m and the
total leasable area is
69,039 sq.m.
3. This building has
obtained TOP since
2001.
4. Capital Tower is a
prestige building, and
classifies as Grade A
office

Floor to floor height is 4,200mm

Methodology
1. Interaction with the Property and Facility Management
personnel.
2. Visual review of documents, as-built layout plans, schematic
drawings of existing system and servicing records.
3. Actual site inspection and physical site measurement.
4. Observational checks on major gas consuming cooking
appliances.
5. Other request to the Property and Facility Management, if any.

Exiting LPG supply system


1. The China Club Restaurant is located at 52 nd Storey, the Club
is using cylinder LPG Gas.
2. There are total 8 nos. of 50kg each LPG gas cylinders
(equivalent to approximately 100litres each) with two groups
arrangement, 4 nos. each as duty and the other 4 nos. as
standby.
3. There are total 5 nos. of cooking appliances on 51 st storey and
8 nos. cooking appliances on 52nd Storey The total estimated
gas consumption is about 67 Cylinders per month, ~ 258 litre
per day.

SCDF has informed that it is no longer


agreeable with this arrangement. Now the
restaurant/ landlord would like to re-look
into how to bring in permanent tower gas
supply instead of LPG for the continuous
operation of the restaurant.

This existing 100mm diameter gas pipe is then run underground within the concrete trench provided and
enter to the building, then raise up in gas pie shaft

1. The actual site town gas pipe routing is differ from base
building gas pipe as-built drawing.
2. There is a new line now tee-off to the new restaurant running
across the bin centre.
3. The existing town gas supply is in partial demand condition. In
term of gas supply capacity, it should be sufficient from the
preliminary checking

1. Within lift shafts.
2. In Compartments or ducts dedicated for electrical switchgears,
transformer or non-gas powered generators room.
3. In refrigeration chambers., cold rooms, air handling rooms
(AHU) and ventilation or air-conditioning ducts.
4. In fire fighting lobbies, rescue commend centres, smoke stop
lobbies/ Smoke free Lobbies, fire pump rooms, fire-fighting
water tank rooms, sprinkler control valve rooms, fire-fighting
riser ducts, area of refuge, protected corridors , protected
staircases

1. The exiting cleaner store is not a fire compartmented room, it need to
convert it to Fire Compartmented room, by changing to fire rated door.
2. To ensure the existing ceiling grille is a Supply Air Grille, if not need to
convert it to Supply Air Grille or to terminate it.
3. Coring of existing slab install pipe sleeve and run the proposed 100mm
diameter town gas supply pipe.
4. The exiting gas pipe size of 50mm diameter is too small for use of Town
gas, it need to be upgraded.
5. New gas detection system will need to be provided to interlock with the
gas supply system for safety, and auto shut-down of gas supply if any
gas leakage is detected.
6. Cooking appliances nozzle, existing interlock panel and system will need
to be replaced or upgrading with new proposed system.
7. The potential gas shaft room, would need to be ventilated, the ventilation
duct routing need to be further evaluated
