SPECIAL POINTS OF INTEREST:

New Bylaws At the beginning of March, the new bylaws were mailed out to all owners. We need to have approval from 75% of owners for these bylaws for them to become the bylaws of the Corporation. As of today we have only received 20 Special Resolutions. If you have not returned your Special Resolution to Condominium First you need to do so as soon as possible. Our goal is to be able to have these bylaws in place for our AGM in September. If youve misplaced your Special Resolution, you can download a copy from our website. Move in and out policy The Move in and out policy was mailed out to all owners and residents at the beginning of March. If you did not receive one we encourage you to go on our website to retrieve a copy as it is very important for everyone to familiarize themselves with the new policy as it will be reinforced starting April 1st.

Building Updates
Third floor painting
During the month of February, the third floor hallway was painted. The Board chose a lighter color for the top of the wall but it needed two coats to cover the previous color. The hall looks much brighter and we are looking forward to getting the other two floors done. This job cost us more than projected due to the second coat of paint so we will look at our budget in the fall and decide when we can approve painting the second floor hallway. We will leave the stairwells, library and friendship room for last as we still have to make a choice on the color for those areas as they are so much bigger that the lighter color will be too bright.

Parkade cleaning & line painting


Be aware that our annual parkade cleaning will occur on Thursday, May 10th from 8 am to 4 pm and we will also be getting the lines repainted on Friday, May 11th from 8 am to 4 pm. All vehicles must be removed from the parkade prior to 8 am on both days to ensure proper cleaning and painting. We will not be responsible for damages caused due to the cleaning if vehicles are left in the parkade. We also apologize for the inconvenience for two days.

Web manager
If you have extensive computer experience and would like to volunteer some of your time to the condo, we are looking for someone to manage our website. This is not a difficult job, the website is already in place so we just need someone that would post the updates when needed. If you are interested please contact Claudette by emailing through the website or dropping a note in the suggestion box.

Pigeon update
My hope is that this will be the last time that I have to include the pigeons in the newsletter. LOL For some reason that no one can figure out, the pigeons love our building. Every time we think we are rid of them, they just return and set up home in a different part of the building. We have had every hole blocked, every nook and cranny meshed in or spiked. In late March, Cal Rid came and installed more spikes in key areas, they also installed pads that contain poison. This is our last resort; we may find carcasses on our grounds, but we hope that this is the end of our problem. Although it is getting to be very costly, we keep trying new things because pigeons pose a health hazard and some units are more affected than others. We have approached Lake Chaparral and asked for some monetary compensation.

Wind damage
2 or 3 major wind storms caused quite a bit of damage to our building. We did put a claim through our insurance company as it was costly. Finally in March, the weather cooperated enough to allow workers to come and fix our roof, the soffits at units 333 and 334, and all other damages done to downspouts, etc. If you know of any damage that has not been fixed, please let Condominium First know as this claim will remain open for approximately 2 years.

Garbage garage
It was a learning curve but it does look like most of the residents now know how to use the new lock. If you are still having issues with it, read the instructions posted on the bulletin board in the foyer or ask another resident to help you out.

Building Updates
Personal notices
Personal notices are not permitted on any bulletin board. The only notices that will be permitted with be lost and found items. We encourage you to use the website to advertise your items for sale or give-aways. You may also advertise your business for the small fee of $20 for 2 months.

Exercise & media room


Due to liability issues, we cannot accept anonymous donations of exercise equipment. If you have dropped off old barbells, or equipment in either of these rooms, please return them to your suite. If this is not done, they will be disposed of during our spring clean up.

Visitor overnight parking permits


Overnight parking permits are meant to be a one time use. You many not white out a date and insert a new one. Please use a new permit every time you have an overnight guest. Although the permit does not state a time limit, visitors that stay for more than a week should be reported to Condo First. When you run out of parking permits, simply email us or drop a note in the suggestion box and we will deliver more to you.

Booking of elevator
This has become a huge headache for Board members. During the month of February and March, we have had more people getting rid of furniture and receiving new furniture. We are volunteers and our job is to be a support to Condo First, not to be here 24/7 at the beckon call of residents. We had residents angry with us because we cannot accommodate them on their own time. Situations of this kind are causing us to review the booking of the elevator and possibly add a charge to residents that wish exclusive use. We are now going to remove the pads from the elevator and anyone found to moving any large items without prior consent may be fined. Please make note that 7 days notice needs to be given to obtain use of the elevator.

Smoking
Just a friendly reminder to smokers that you need to PLEASE dispose of your cigarette butts in a proper manner while on your balconies. Butts should not be thrown over the balcony as they may land in a flower basket and cause a fire. Make sure to have a container in which you can extinguish your cigarettes and contain the butts for disposal in your suite.

Heating
It is very important that once a week you exercise your thermostat. This means that you need to bring it down to zero then bring it back up to higher than what the temperature is in the suite. Once you hear or feel that the heat is on, you may bring it back down to 20 which is where it should be left at all times, even during summer months. Keep in mind that if its already hot in your suite that the heating will not go on so this should be done on a cooler day. We have a notice posted on our website under `Important Notices ' regarding Cold weather warning.

By-Law refresher
Parkade Just a reminder that you are not permitted to clean your vehicles in your parking stalls. There is now a car wash just behind us to help you with those needs. Also, you may not do any repairs to your vehicle in your parking stall or in the front parking lot.

We would like to piggy-back on the communities garage sale and have a yard sale at Chaparral Pointe. Residents would be permitted to set up a table and sell things that are no longer wanted. Unfortunately, we only have 4 tables that could be available so we are asking that you do provide your own table for this event. If this interests you, please drop us a note in the suggestion box with your name and unit number or email us. We would just like to know how many residents will take part.

Social Club
The Spring Fling took place this weekend and was well attended. It was nice to see some new residents take part in this activity. Keep watching the Social club board for more events coming soon. We had another successful collection for our Veterans. We are still hoping for new members to make themselves known. Recycling
Thank you to everyone for the great job you are all doing with the recycling. Our blue bin is intended for paper and cardboard. Please break down your boxes before putting them in the bin, this will help with space. Our volunteers that return the empty bottles to the depot would appreciate it if residents did not throw their recyclable plastic containers or garbage in those bins. It`s not pleasant for them to sort through the garbage every week so please remember that only bottles and drink containers go in the recycling bins on the left side of the garbage garage. Also, do not throw your glass containers in the bin, some have broken and this is a hazard for our volunteers. Thank you once again to all of you that recycle.
