CHAPARRAL POINTE CONDOMINIUM

RENTAL OF COMMON ROOMS


The Friendship Corner and Media Room (common rooms) are intended for the use and enjoyment of all residents. However, there may be occasions when a resident wishes to use one of these rooms for exclusive use, such as a personal gathering of family or friends. Exclusive use of these rooms is available only on a rental basis, subject to the following terms and conditions. Booking reservations may be requested via the condominium website, www.thechaparral.webbly.com, or the suggestion box in the mail room.

G ENERAL
1) Common rooms may only be rented by current residents of Chaparral Pointe Condominium. 2) Common rooms may not be rented for non-residents. 3) Common rooms may only be rented by residents of suites for which payment of all condominium fees are within 30-days. 4) Residents renting common rooms must be present for the full duration of the room rental. 5) Residents renting common rooms are responsible for the actions of all guests in attendance. 6) Resident renting common rooms must ensure non-resident guests park only in the designated visitor parking area. 7) Common rooms rentals are on a first-come, first-served basis. Common rooms may not have multiple rentals. 8) Common room rentals require the following: a) A completed Room Reservation Request form submitted to Condominium First at least one week in advance of the desired date of use. Incomplete request forms will not be accepted. b) Room rental fee and damage deposit paid by cheque, submitted to Condominium First, and payable to Chaparral Pointe Condominium. 9) Common room rentals are subject to pre-use and post-use inspections with a designated representative of the condominium. 10) Children (under 12 years of age) must be supervised at all times by a responsible adult. 11) No fees may be collected for admission, food, beverages, or any other reason. 12) No use of alcohol is permitted without the express written permission by the condominium board. 13) Common room rentals include use of the common washrooms on the first floor. Washroom access will require use of the common room key held by the resident renting the room. 14) Residents renting common rooms are responsible for all of the actions listed below. Failure to do so will result in forfeiture of part or all of their deposit. Liability for damages is not limited to the deposit amount. a) Cleaning all areas used (e.g. room, washrooms, kitchen, etc.). Cleaning includes, but is not limited to, vacuuming floors, wiping off tables, and washing dishes (as necessary). b) All damages resulting from the room rental

c) Restoring the room and furniture to their pre-use condition and location d) Turning off appliances and lights e) Locking doors f) Bagging and disposing trash in a dumpster in the garbage garage 15) Excessive noise and/or unacceptable behaviour will not be tolerated. 16) Evening rentals of common rooms must end by 11:00 pm. Common rooms may not be rented between the hours of 11:00 pm and 08:00 am. 17) A common room rental that is deemed to be unacceptable may result in the renting resident not being permitted to rent a common room in the future. 18) The condominium is not responsible for any injuries to occupants of a rented common room or any lost items. N OTE : Any common room rental may be terminated without notice if it is deemed by a designated representative of the condominium, to be unacceptable. For the purpose of the rental, unacceptable includes, but is not limited to, the terms and conditions detailed above, excessive noise, foul language, inappropriate behaviour, illegal actions, and condominium bylaw infractions. If necessary, the Calgary Police Service will be called for assistance.

F RIENDSHIP C ORNER
1) Residents may invite family and friends to join them in the Friendship Corner any time when that room is not otherwise reserved for exclusive use. If exclusive room use is desired, a reservation request will be required and fees will apply, as detailed above. 2) The Friendship Corner is not available for exclusive use at the following times: a) Monday evenings Games Night b) First Tuesday evening of each month Social Committee meeting c) Friday evening Social Evening d) Saturday evening Cards Night 3) Friendship Corner rentals include access to and use of the adjoining kitchen. 4) Use of kitchen supplies must be discussed at the time of booking. Additional damage deposit may be required.

M EDIA R OOM
1) Use of the Media Room for gatherings or meetings of any sort is available on a reservation basis only. 2) Media Room rentals do not include use of the kitchen.

R ENTAL R ATES (applicable to both Friendship Corner and Media Room)


Daily rental $50.00 (maximum of eight hours) Hourly rental $10.00 (minimum $25.00, or minimum of five one-hour rentals) Damage deposit $150.00 deposit (refundable)
