Our emblem embodies what we stand for. As seen throughout the hotel, calado (wooden cut-outs) adorn different areas. The emblem in calado design symbolize the following1- A plant which embodies our goal to highlight the need to protect the environment. 2- The resources that we need to conserve with the flower as an interpretation of the Sun the symbol for energy, and the flowing leaves as an interpretation of Water. 3- A person with outstretched arms to depict the people in our community our staff, our guests, our neighbors, with whom we aim to build sustainable relationships. I. Background Information Cocoon Hotel is a full service, high end 40-room boutique hotel, wholly owned by Atty. Rafael Ma. Consunji Vinzon and Mrs. Regina Cielo Magtuto Vinzon, CPA, and operated by Dreamventures Property Management Corporation. The building is strategically located at the heart of Quezon City, No. 61 Scout Tobias corner Scout Rallos, Bgy. Laging Handa, Quezon City, steps away from restaurants, bars and various entertainment establishments, major TV network (GMA7 and ABS- CBN), and churches (St Paul Parish Church and Sacred Heart Parish Church). It is in close proximity to shopping malls (Trinoma, SM North Edsa, Gateway), supermarkets (Rustans, Hi Top and Robinsons), and hospitals (Capitol Medical Center and Philippine Heart Center), and started its operation last September, 2011. The Hotel has pending application for registration with the Board of Investments and accreditation with the Department of Tourism. Hotel rating goal is first class to deluxe rating (4-star to 5-star by international standard)

As our contribution to efforts to counter global warming and saving the environment, the Project aims to be LEED compliant. LEED stands for Leadership in Energy and Environmental Design, and was developed by the US Green Building Council to provide framework for implementing sustainable practices into building designs, particularly for energy savings, water efficiency, carbon emission reduction, better indoor quality and the proper management of natural resources in building and environmental systems. (At the moment, there are only 3 LEED certified projects in the Philippines, namely the SunLife Building and the Arya Condominium both at the Bonifacio Global City; and the Zuellig Building at the Makati CBD.) Among the practices employed by the Project are as follows: Dual Piping System to use recycled water for toilet flushing, garden irrigation and general house cleaning; maximizing natural lighting and ventilation with the use of oversized windows; use of energy saving LED lights, inverter type airconditioning, water saving fixtures with aerators, UV sun and heat protection through use of laminated glass panels windows and canopies; use of reclaimed timber and other renewable building materials, etc. II. Building Details The building has 5 stories plus deck and 2-level basement parking, with total floor area of approximately 4800 sqm. It has the latest design Schindler elevator with proximity card access control, full back-up generator, state of the art fire protection system and CCTV system, structured cabling system for high speed internet, PABX and CATV. Deck (6th floor) Open air swimming pool, poolside bar, and ballroom with 250 pax capacity. 3rd, 4th and 5th floors houses the Tropical Zen inspired boutique hotel guestrooms designed by Steven Leach + Associates. Five-star amenities, with high speed internet connection, separate deep soak bathtub and rainshower, with hot and cold water, mini bar, RFID key card, hair dryer, 32inch LCD TV, coffee/tea making facility. Bathroom amenities shall be European brand, all-organic all-natural and biodegradable materials. Common guest pantry at the 5th floor Ground floor houses the hotel lobby, state of art boardroom facilities and business center. 2nd floor Spaces for lease will be for a spa, a gym and coffee shop. 2 level Basement for ample parking space. Street parking is also available. III. Common Area Lobby The focal point is an original antique 1800s Steinway Grand Piano standing against a woodstone backdrop for a natural organic feel that is omnipresent in the entire building. A huge recycled murano chandelier hangs majestically in the center of the high ceiling. Wheels of carabao drawn carriages, wooden slats reclaimed from old houses and intricate wooden calado cutouts adorning the high walls bring one back to the time when the air is pure, bodies of water are crystal clear and life is simply uncomplicated. Oversized winged chairs, heirloom chests turned into coffee tables. lusong made into lighting fixture complete the look. Restrooms Windows from old houses were used for toilet partitions and doors. Grey water from rainwater and groundwater is used for toilet flushing Boardroom The fusion of the old and new is brought inside the boardroom with stainless steel and glass conference table, high back Eames leather and stainless chairs, against wooden ledges and cabinet doors which used to be windows of old houses. Hallway wide hallways, acoustically treated with wooden and polyester acoustic panels. Recycled bracket lights illuminate the original oil on canvass paintings adorning the walls highlighting the tropical feel. Cold air generated from the heat recovery water heating system is diverted back into the hallways to provide cost-free cool fresh air, allowing remarkable energy savings Ballroom/Function Rooms high ceiling accented by four beautiful recycled murano chandeliers which used to hang proudly in the ballroom of Manila Peninsula. The chandeliers use dimmable LED lights total wattage of each is less than a regular 500watt floodlight. State of the art sound and video equipment. The ballroom can accommodate 200 persons and can be divided into two function rooms using acoustically treated movable partition for privacy. Double glazed tempered glass windows provide heat and sound insulation to prevent noise disturbance to the residential neighbours around the area. The ballroom opens up to the outdoor swimming pool. A spacious vestibule between the swimming pool and the ballroom that can be used for cocktails or more space for additional table set up for 80 pax.

Swimming Pool- adult and kiddie pool. Adult pool has four jets for hydro massage. The kiddie pool has a bubbler for children to have fun. A state of the art LED underwater lights with over 60 light shows to choose from, to match any party theme. Pool Shower- Shower doors are from windows of old houses. Rainshower with hot and cold water for a luxurious bath, with ledges so guests can be seated while having shower. Poolside bar The hotel takes advantage of the natural cool breeze at the rooftop for al fresco dining. Wooden slats from reclaimed timber, line the acrylic covered trellis and beautiful wooden parasols provide added sun protection. The bar counter is decorated with capiz windows and, again, wood from old houses. Guest Pantry- A common pantry is provided at the 5th floor for very light cooking/heating. Guestrooms Beddings luxurious 400 thread count 100% Egyptian cotton linens, 90% goose down duvet and circle of down pillows. Latex and fibrefill pillows are also available upon request. Bed- Top of the line Pocket Spring Mattress and Memory Foam ensures a most luxurious and restful sleep. Natural spinal alignment for a remarkable orthopaedic support is achieved through individual pocketed springs that respond independently to varying levels of weight compression. In contrast with the conventional spring which is interconnected with each other, the individual spring design reduces disturbance from movement of each bed partner. Pillow top layers of anti dust mite, anti microbial memory foam and latex foam provide utmost comfort, soft yet firm support. Flame retardant fabric, fully compliant under US standards. Wall accent- Individual wood pieces were painstakingly laid out from wood scraps Built-in writing table and flooring- made out of solid hardwood (an assortment of narra, molave, ipil) all reclaimed from old houses. Airconditioner Inverter type airconditioners allow energy savings of up to 60%. Uses R-410A refrigerant that is not harmful to the ozone layer unlike the R22 CFC which is harmful to the environment.

Electronic door lock, doorbell and Energy saving device Key card using RFID technology is sure-fire compared to the erratic magnetic stripe card. Key card inserted in the energy saving device will control the power in the room ensuring unnecessary power consumption while the guests are outside the room. Dual piping for separate potable water (for shower, tub and lavatory) and grey water from rainwater (for toilet flushing) is a giant step at water conservation. Toilet and bathroom water goes to a sewage treatment plant (STP) for treatment before being discharged to the community sewage lines. Bath linens and amenities- 100% Egyptian cotton towels. Ecocertified all-organic, allnatural shampoo, conditioner lotion and soap. Dental kits, shaving kits, hair grooming kits, shoe polish kit use plasticized cornstarch which is non-toxic and biodegradable. Waste segregation bins- Multiple waste bins are provided in the guestrooms for waste segregation. Lights all lighting fixtures are LED allowing savings of up to 80% in energy consumption Television 32 inch LED TV with USB port capable of playing movies, DVD, MP3 Windows- Low-e glass windows provide sound and heat insulation. Heat from outside is kept out and cold temperature from the airconditioner is kept inside, thus providing significant energy efficiency. Minibar- well stocked minibar.
