Move-in/Move-out Policy Chaparral Pointe Condominium

P URPOSE

The purpose of this Move-in/Move-out Policy is to ensure all move-in and move-out activities (hereafter referred to as moves) are done in a coordinated and safe manner, and with no damage to common property. This policy covers two types of moves; residential moves and delivery moves: o Residential moves include those where a current resident is moving out or a new resident is moving in. o Delivery moves include delivery or pick-up of any large-sized objects (e.g. furniture, appliances, etc.) and/or large quantities (i.e. several boxes, etc.) of objects.

All moves must be done in accordance with the conditions outlined below.

M OVE S CHEDULES

Only one move authorization will be granted for any given day. Multiple moves in one day will not be authorized. All moves require a minimum one-week notice in writing to Condominium First (e.g. fax, email, etc.). Move authorizations will be granted in the order received. If another move has already been scheduled, an alternate date will have to be scheduled and authorized. Moves may only be conducted between 08:00 am and 8:00 pm, Monday through Sunday. Move authorizations will not be granted for statutory holidays. All moves must be conducted through the main door and cargo elevator. Moves are not permitted through stairwells, stairwell entrances, or exterior suite doors.

D AMAGE D EPOSIT

All owner moves require a refundable damage deposit of $500.00 for the protection of common condominium property. Damage deposits must be received before move authorizations will be granted. o Damage deposits for owner moves will be returned within 20 days, less holdback for any common area property damages sustained as a result of the move.

All tenant move-ins require a refundable damage deposit of $1000.00 from the owner for the protection of common condominium property. Damage deposits must be received before move authorizations will be granted. o As per Section 53 of the Condominium Property Act (Alberta), damage deposits for tenant moves will be held for the duration of the tenancy, and refunded within 20 days of receiving written notice from the owner of the suite not being rented, less holdback for any common property damages sustained as a result of the tenancy or move-out, except by written notice by landlord for an extension beyond 20 days.

Owners are ultimately responsible for any and all damages resulting from all moves to and from their suites, regardless of whether the damage is caused by themselves, their tenants, the moving company personnel, or any others involved in the move. In the event of a move being rescheduled within 24 hours of the scheduled date, or a no-show, the damage deposit will be held until the rescheduled move is completed or the move is cancelled. The damage deposit also applies to moves between suites (i.e. within the building).

M OVE I NSPECTIONS

Advise those involved in move-in/move-out activities of this policy, including the premove and after-move inspections. Prior to and after each move, the travel route (i.e. from the point of entry to the suite) shall be inspected by the condominium representative and the owner (or the owners designate). Any damages noted prior to a move shall be recorded on an inspection form, and the form signed by both parties. Any new damages noted after a move shall be recorded on the inspection form, and the form signed by both parties. Any new damages recorded shall be brought to the attention of a board member for follow-up actions (e.g. minor repair, forwarding to Condominium First, etc.).

M OVE G UIDELINES

Follow any directions given by the condominium representative. That person is there to help ensure the move is completed in an efficient and safe manner. Abusive language and behaviours shall not be tolerated, and, if necessary, may result in cancellation of the move and/or reporting to the Calgary Police Service. The main door entry must be attended to at all times by a person involved with the move. If the entry is left unattended, the doors must be fully closed. Take care to not damage common condominium property. This includes, but is not limited to, carpets, tiles, walls, doorways, and light fixtures. Use door wedges where appropriate to ease movement of items through doorways (provided). Use wheeled carts and pads to prevent damage to common property (not provided). Cardboard boxes and packing paper may be disposed of in the cardboard/paper dumpster in the garage. Cardboard boxes must be folded flat before being put in the dumpster.

E LEVATOR O PERATION

Only Elevator #2 (i.e. right-hand elevator) may be used for move activities. The condominium representative shall put the elevator into a controlled-service mode to help with elevator loading and unloading. The condominium representative shall make elevator protective pads available to the owner (or the owners designate). The owner (or owners designate) shall ensure the provided pads are installed before, used during, and removed after all moves. Upon completion of the move, the condominium representative shall restore the elevator to normal service.

P OLICY N ON - COMPLIANCE

The owner of a suite involved in a move shall be liable for a $500.00 fine for any noncompliance with this Move-in/Move-out Policy.

E NFORCEMENT

This Move-in/Move-out Policy is enforced under the auspices of the Chaparral Pointe Condominium Board of Directors. This Move-in/Move-out Policy shall come into force on April 1, 2012.
