The five-floor residental building of the GIWOG (Leondinger Gemeinntzigen Industrie- Wohnungsaktiengesellschaft) a social housing organisation, is situated on the Makartstrae, a main route into the centre of Linz, which has an established infrastructure. On account of a high volume of traffic on the buildings east side, the windows were hardly opened due to the noise level. The loggias were not used.

The fabric of the building, which is almost 5 decades old, is alright. The exterior walls which were built in 1957 were constructed out of poured concrete walls with a Uvalue of approximately 1,4 W/mK. An insulation was later applied to parts of the cellar ceiling. The exterior brickwork, the cellar ceiling, the ceiling of the attic, windows, doors etc. were not in accordance with the current state of the technics and were far from a forward-looking architecture.

Thermal skin

During the planning stage, the thermic skin was determined to avoid all possible weak points and thermal bridges. The project consisting of 50 old flats, was renovated into a passive house from the first floor on and the ground floor to a low energy house (Niedrigenergiehaus).

Prefabricated wall units A prefabricated wall unit has the dimension of a flat width and floor height. Delivered and mounted as extensive prefabricated parts including windows, sunscreen, and ducts for the ventilation of the living space.
The gap-solar facade is a highly efficient heat insulation system. Central element of the facade system is a special solar comb.

The windows are completed with a triple glazing with a U-value of 0.86 W/mK and an integrated sun protection. The outer window pane is competed with an active coating for self cleaning.

Mechanical ventilation

Mechanical ventilation system with a counterflow heat exchanger. ( Fa. Meltem ) www.dezentral.info Each flat is equipped with a mechanical ventilation , which allows fresh, clean air for the occupants without opening the windows. The noise protection is an additional positive side effect. The occupants were involved in the positioning of the ventilation.

Only outdoor air, no recirculated air.

Tenanats

During the phase of planning the tenants were informed about the planned passive house renovation in organised meetings. As there has not been a similar projekt in Austria before, people were concerned whether such a renovation project can be successful at all.

Thanks to presentations and clearing discussions we reached the acceptance of the tenants. Shortly before renovation work was finished, there was another meeting with the tenants, where the feedback about achievements so far was very positive. The way of livinging in a passivhe house was explained to them again and people hat the opportunity to exchange experiences.

Conclusions

Intensive preparation of the project, including 4 tenants meetings was very important Now even the most sceptic and negative tenants are happy Ventilation of each room can be regulated separately, this provides an optimum of living quality (also for people with e.g. dust- or pollen-allergies)

Thanks to the implementing of the ventilation system a decrease of heating costs as well as the lowering of a tenants dust allergy were noticed.
Tenants are now able to use their balconies (was not possible before because of dirt and noise exposure from traffic) GIWOG plans all new buildings at least in a low energy building standard
