T004 Planning Production Output Rates


Notes on Output Rates
GENERAL Outputs are for carrying out major works with clear access and large enough areas to permit ease of material deliveries and rubbish away with no double handling, and sufficient work volumes for continuous employment of plant and labour. For contracts where conditions differ from those stated above, additional time needs to be added into the individual time outputs. Outputs reflect the actual man operative time taken to carry out the works inclusive of material deliveries and rubbish away, if any, but account for the operative time only. Therefore they should not be used for pricing purposes before applying a gang factor. DEMOLITION Exclusions: Removal of asbestos or other contaminants. Production and approval of method statements by Local Authority. Erecting temporary works or hand balling around temporary works. Making good. Comments "Dealing with hard materials" - some buildings take longer due to their individually constructed peculiarities e.g. grillage reinforced concrete/setting aside special listed features/underground bunkers/restrictions to city centre sites to working hours/retaining backgrounds that may collapse due to the age of the building. Removal of floor boarding includes for de-nailing joists. Removal of staircase is for a floor to ceiling height of 2.70 metres in timber. Soft stripping of offices assumes an open plan type of arrangement. EXCAVATE AND FILL Comments Outputs are per excavator/excavation gang. Strip topsoil assumes topsoil for setting aside for re-use. If removed as a bulk dig exercise, outputs would be as per reduce level excavation. Basement excavation assumes a traditional "bottom up" dig. Basement and large dig exercises are significantly dependant upon the volume of soil that can be removed from Site -. eg. County Hall basement (size 140mx40m with access to one long side total 50,000m3 approx 9m deep) peaked at 4,000m3 per week removal from Site in a continual operation. - averaged 2,500m3 week due to wet weather etc. Soil capacity on one lorry load = 10m3/load as dug. Excavation in underpinning by hand shallow - 6 hours/m3; deep - 10hr/m3 DRAINAGE Outputs are per excavator/excavation gang. Trench excavation (page 4 excavate and fill) - outputs are to open trench "continuous" style service trenches with no time allowed to set aside or dispose of soil or to sheet up sides. Manholes and gullies (page 5 drainage) - outputs are for the elements only shown ie manhole rings/bricks etc. and do not include for excavation, jointing in pipes, benchings, channels.

ROADS/EXTERNAL WORKS Sub base - weight of Type 1 fill: 2.2tonnes/m3. Road surfacing/kerbs/paviors - reduce by half -ie double the time for areas to building projects. Fencing/streetlighting/landscaping - reduce by half - ie double the time for areas to building projects. PILING AND GROUND ENGINEERING Piling - outputs are per piling rig. Secant piling outputs exclude time taken for constructing a guide wall - guide wall time same as in Diaphragm Walling. Pile trimming - outputs are per man Vibrocompaction output is per nett treated floor area, based on vibro columns at 2.20m ctrs both ways for stone columns up to 8m deep. FOUNDATIONS/CONCRETE STRUCTURES Formwork outputs are per m2 nett area of formwork per shuttering carpenter Holorib decking/concrete topping - see suspended slabs/formwork Placing concrete by tower crane - outputs dependant on hook time cycle and are per crane/gang STRUCTURAL STEELWORK Outputs include for use of a crane on a crane/gang resource. WALLS AND SCAFFOLDS Outputs for masonry are for quantities per bricklayer trowel. Outputs are for general masonry. Walls incorporating cutting to accommodate different types of bricks/small areas/protruding or recessed panels/contrasting bands/building in white mortar/laying blocks flat on face are excluded. Outputs are for building in stretcher bond (half brick) English bond (I brick). Reduce outputs by 10% for building in dpc/expansion jointing/head structural restraints. Adjust precast lintol outputs for large boot lintols to 0.50 per hour. EXTERNAL CLADDING Stone/cladding restoration outputs are totally dependant on works to be carried out ie stitch new stones or bricks in, resin repair cracks - advice needed from specialists for job in question. Stone cladding outputs are for a gang hour and include for structural fixings. Carpentry carcassing/roof carcassing/carpentry second fix outputs are per Carpenter. Roof trusses are assumed to be in timber. Large trusses (exceeding 6m span) 0.5 per hour. Timber staircases assume per 2.60m-storey height in one single flight. Stud partitioning outputs for gyproc to ceilings assume areas of rooms in a domestic location. Toilet partitioning outputs assume outputs per Carpenter and exclude back panelling (1m per hour)
