Southwest Florida a Hot Real Estate Market? Yes Indeed!


In 2012, Lee and Collier counties are looking to the future, but each with a different perspective. According to a mid-year market report by CB Richard Ellis, Lee and Collier counties are among the top 10 fastest growing in the nation, with Lee showing 3.6% growth and Collier showing 4.4% growth over the past year. Yet, whereas Collier is largely developed, Lee County has more potential for residential and commercial development. Its not that Collier is anti-growth. According to Larry Foster, managing broker/partner at CB Richard Ellis, The leaders in Collier County and Naples are not against growth. They just want to slow it down for the infrastructure to catch up. However, the attitude of Lee County leaders and residents is more open to growth. Frank DAlessandro, owner of DAlessandro & Woodyard commercial brokers describes Lee as a county in transition. Much of the commercially developable land already is built out. The U.S. 41 commercial corridor, for instance, is rapidly reaching the point where all that is left is infill. An exception, of course, is a large parcel on the east side of 41, south of Corkscrew Road and formerly part of the Sweetwater Ranch. The parcel remains vacant and into South Fort Myers, carry big price tags. The two major growth drivers in Lee County and the rest of Southwest Florida are east of I-75. Southwest Florida International Airport is one of them. Its growth as an air hub is expected to make it the eighth busiest airport in the nation by 2010. Increases in passenger traffic and cargo shipments have been phenomenal. Passenger traffic breaks a new record each month, according to the Lee County Port Authority, which operates the airport. In July 2003, 388,000 passengers arrived or departed through Southwest Regional International, a year-over-year increase of 18.3% and 4.6% more than July 2001, prior to the World Trade Center attack. FGCU is the other big growth driver in the twocounty area. As the states newest and fastest growing university, FGCU is said to be looking for opportunities to participate in the local business community. Both residential and commercial development is cropping up around the campus, ranging from golf course communities to shopping and entertainment facilities such as Miromar Outlet Mall and TECO Arena. Strawberry Turnovers

Ingredients 1 cup Florida strawberries, rinsed, dried, hulled and sliced 1 ripe Florida avocado, sliced 3 cups salad greens (arugula, romaine, leaf lettuce) Toasted Florida pecans 2 tablespoons olive oil 2 teaspoons natural Florida sugar 4 teaspoons Florida honey (tupelo, orange blossom) 1 tablespoon cider vinegar Juice from lemon Kosher salt and fresh ground pepper, to taste Method In a small bowl, whisk together sugar, olive oil, honey, vinegar and lemon juice. Taste vinaigrette for seasoning and adjust with salt and pepper. Arrange the salad greens in a serving bowl or on individual plates and add slices of avocado and strawberries on top. Lightly drizzle dressing, to taste, and then top with toasted pecans. Serve as soon as salad is complete.

Ingredients 3 tablespoons olive oil 3 tablespoons butter 4 cloves Florida garlic, minced 3 Florida shallots, minced 1 tablespoon capers 1 tablespoon pimento, diced cup white wine cup bottled clam juice teaspoon coarse ground black pepper 4 6-ounce Florida snapper fillets pound medium Florida shrimp, peeled and deveined cup fresh Florida parsley, minced Sea salt, to taste 12 ounces vermicelli or angel hair pasta, cooked Method Heat the oil and butter in a large saut pan. Add garlic and shallots and saut for 2 minutes over low heat, stirring often. Raise heat to medium, add capers, pimento, wine, clam juice and pepper; simmer for 2 minutes. Add fillets and simmer over medlow heat for about 5 minutes. Add shrimp, spreading them evenly over the skillet; simmer for 3 minutes until filets and shrimp are cooked through. Stir in parsley; add salt, to taste. Place fillets and shrimp on pasta on individual plates. Spoon scampi sauce over all and serve

Ingredients 1/3 cup granulated sugar 1/3 cup water 3 tablespoons cornstarch 1/4 cup grenadine 1 pint Florida strawberries, diced 2 refrigerated pie crusts 8 ounces mascarpone cheese Method Preheat oven to 450F. In a saucepan over medium heat, combine sugar, water, cornstarch and grenadine. Heat until mixture thickens and boils, stirring constantly. Stir in strawberries and reduce heat to low, cooking mixture for 5 minutes. Remove from heat. Roll pie crusts into 13-inch circles. Using a 5-inch circle cutter, cut four circles out of each pie crust. Spread one tablespoon of mascarpone cheese onto half of each pie crust cut-out. Divide strawberry mixture among turnovers, layering on top the mascarpone cheese. Fold crusts over filling making a half-moon shapes. Pinch edges to seal. Using a fork, crimp edges. Place turnovers on a parchment-lined baking sheet. Bake in preheated oven for 10-11 minutes or until golden brown. Cool and dust with confectioners sugar. Yield: 8 turnovers.

Magic Under the Mangroves Committee Plants Seeds On The Christopher B. Smith Preserve
December 20, 2011 (Naples, FL) Members of the Magic Under the Mangroves committee met recently to continue planning for the March 8, 2012 fundraiser to support the Conservancy of Southwest Florida. Since this years event is focused on celebrating our natural wild spaces, the committees plants the Blazing Star (liatrus) seed mix on the Christopher B. Smith Preserve at the Conservancy of Southwest Florida. The native Blazing Stars pink-purple and white flowers are a veritable butterfly magnet, and when mixed with other seeds, provide a foraging feast for the gopher tortoises on the Christopher B. Preserve at the Conservancy of Southwest Florida. The seeds were included as part of the invitation tin to the First Magic of the Season kick-off meeting for the Committee in November. Magic Committee members were asked to bring the Blazing Star seed mix contained in the First Magic invitation to the December 5, 2011 Magic Committee meeting for planting. Over the past seven years, the supporters of Magic Under the Mangroves have raised over $2.6 million to support the Conservancy mission. Northern Trust is the presenting sponsor of the 2012 event. Sales however did increase from 20 to 27 but we believe a community with Wildcat Runs amenities, beauty and location should have sold much better. Price, product and promotion are three reasons for why a home doesnt sell. Wildcat Run has an excellent product, so better price and promotion is what it will take to get sales where they should be in 2012.

Maybe our 2011 expectations for a great community like Spring Run were too high; regardless, we were disappointed. Spring Run did make progress reducing inventory 17%. However sales dipped 13%. As the Spring Run Market improved, sellers stopped getting as aggressive with pricing, which held back sales. The number of price changes dropped 30% in 2011. 2012 will bring a ton of opportunity to sell, but buyers need to see value in order to buy in this market and pricing properly will be vital to getting your Spring Run home sold.

Shadow Wood at the Brooks Market Trends

Rapallo Market Trends

The 2011 Shadow Wood market was a little disappointing. There, 68 homes sold in 2010 and 66 homes sold in 2011. Inventory went all the way down to 57 in September 2011, but has increased 37% in just 3 months by reaching 91 by the end of December. With the increased inventory, competitively pricing your home will be vital to getting it sold. The majority of homes sell January through April, making pricing your home right to start even more important in Shadow Wood.

Maybe our expectations were too high for Rapallo in 2011, but we were disappointed with the number of sales. With 27 sales in all of 2011, sales dipped from 29 in 2010. Inventory has dropped 22%, which is excellent. Typically, decreased inventory has been followed by increased sales, but Rapallos decreases in inventory were more from unrealistic sellers pulling homes from the market and not actual sales. The Colony at Pelican Landing Market Trends

The Colony had an excellent 2011 increasing sales 40% and reducing inventory 26%. Looking deeper, the high-rises are the reason for the drastic improvements. In 2010, 24 high-rise units sold and in 2011, 49 units sold! Single -family and condo sales increase only slightly and mid-rise sales dipped from 6 to 3 in 2011. The Colony has transformed its market in only 2 years with a total of 297 price changes. The Colony has a unique mix of estate homes, condos, mid-rises and high-rises; all with a brilliant location off Coconut Road, exceptional amenities and golf.

The Grandezza single-family market has stabilized the condo market due to high inventory and will further adjust in 2012. Season is here in Grandezza! Collier is Golden Gate Estates. The area has the potential to host up to 200,000 new residents in the next 20 years. However, there is no commercially zoned land anywhere in Golden Gate yet. As a result, people who live east of I-75 must now drive west toward Naples for goods and services. As new families move into that area, they are expected to demand convenient commercial centers, Gates says. New zoning will allow office parks and retail centers to service the area. Lee is sitting on two large areas of unimproved land just waiting to be developed as housing and commercial properties. DAlessandro agrees that residential development drives commercial development. He believes that the key to growth in Lee County will be new housing in Lehigh Acres and North Cape Coral. Those areas have cheaper land for new, lower cost homes to house the workers of the future. The potential of both areas has been enhanced by the completion of the Midpoint Memorial Bridge joining the North Cape to Lehigh via Veterans Parkway and the Colonial Boulevard corridor. CB Richard Ellis s upports that projection in its midyear report. Plus, there are two other major developments in Collier. First, is the campus of Ave Maria University, planned for Immokalee. Approximately 1,600 students are expected to attend in 2006. Second is the planned construction of new a 100-bed hospital, by Health Management Associates Inc., south of I-75 on the east side of Collier Boulevard. The Lee County office market is poised for a strong

recovery, coming off of an 18.3% vacancy rate at mid-year and an unimpressive absorption rate for new office construction, states the CB Richard Ellis report. A slowdown in new construction and a strengthening economy should allow demand to catch up with supply. Colliers office market, which saw negative net absorption and a vacancy rate of 21.2% in the first half of 2003, is less encouraging. Any signs of improvement are anecdotal and reflect bridled optimism that tenants are once again looking at new locations for expansion and existing tenants are considering relocating, states the report. In the multi-family market, transactions have set records in the first half of the year, states the report. Occupancy rates in multi-family rental housing have remained stable-to-buoyant in Lee County with an average occupancy of 91.2%. Collier has seen a decline, especially in high-end, luxury units. This is attributed to a decline in attractive alternative investment opportunities and record low interest rates that encourage home ownership. Lee and Collier counties, with the airport, the university and new residential development providing fuel, appear to be continuing on a growth trajectory in commercial development for years to come. Unique Gallery Opens In Old Bonita


Creative Expressions Studio and Gallery LLC will celebrate its Grand Opening on Sunday, Jan. 22, 2012, in Cottage 4 in Riverside Park. Creative Expressions will be a working studio for its managing members, Jeanni Burgwald and Lee Butera. In addition to making their creations of fine art and jewelry, Burgwald and Butera will be instructing students in small classes in either fine art or jewelry design. Burgwald, an oil painter, teaches at her studio in Soudan, Minn., and at the Estero Art League during the winter season. I really have the best of both worlds, says Burgwald, with her customary twinkle, spending the warm months close to the Canadian border and the chilly months here in paradise. Her love of teaching is evident and she continues, I feel such satisfaction when I can bring a student through the journey, from never having held a paintbrush to composing a beautiful landscape. Butera, who also paints, designs jewelry from pieces of surf-tumbled sea glass from beaches all over the world. She then frames the pieces in either silver or gold wire, making one-of-a-kind pendants. When my hands and eyes get tired at the end of the day from wrapping wire, I usually get playful and like to make whimsical earrings or a simple beaded necklace, just to unwind. But sea glass is my passion, says Butera, who receives presents from friends and former customers in Mason jars chocked full of beautifully colored specimens. Although housed in one of the original cabins connected to the Historic Liles Hotel on the north end of Riverside Park on Old 41, the compact space is well lit and has excellent display space for both paintings, jewelry and handmade items. Our plan is to work, teach, offer a day of open painting to artists for a small fee, and to have guest instructors throughout the month teaching skills in fiber arts, beading, dichroic glass, encaustic painting and calligraphy, says Burgwald. Both partners are busy with teaching in the community and at the Estero Art League and already have commitments from instructors who are interested in teaching in the studio. Monthly shows will be held with new art and will feature a guest artist space. Creative Expressions Studio and Gallery LLC will open its doors to the public on Sunday, Jan. 22 at 1 p.m. There will be a raffle and refreshments. Standard deductions have increased: The 2012 standard deduction increases to $11,900 for married couples filing a joint return, $5,950 for singles and married individuals filing separately, and $8,700 for heads of household. Tax-bracket adjustments: Tax-bracket thresholds have increased for each filing status (see table below). Estate tax exclusion has increased: The estate tax exclusion increases to $5,120,000, up from $5,000,000 for 2011. The annual exclusion for gifts will remain at $13,000. Earned income credits rise: The maximum earned income tax credit (EITC) rises to $5,891, up from $5,751 in 2011. The maximum income limit for the EITC increases to $50,270, up from $49,078 in 2011. Transportation benefits adjusted: The monthly limit on the value of qualified transportation benefits exclusion for qualified parking provided by an 2012 Tax Brackets employer to its employees for 2012 rises to $240, up $10 from the limit in 2011. However, the temporary increase in the monthly limit on the value of the qualified transportation benefits exclusion for transportation in a commuter highway vehicle and transit pass provided by an employer to its employees expires and reverts to $125 for 2012. Several tax benefits are unchanged in 2012. For example, the additional standard deduction for blind people and senior citizens remains at $1,150 for married individuals and $1,450 for singles and heads of household.

All golfers want more distance. Some do not need more distance but most average golfers do. What is the simple solution to get more distance? Team work! Think of the body parts as a team, mainly your torso, arms and legs. Golfers that maintain the distance between their forearms to stay constant from the

In contrast the average golfers legs and arms separate throughout the backswing and downswing which also means that there is no team work between the torso, arms and legs. We call this team work timing in a swing the order of the motion. Tempo is the speed in which this order moves. Poor tempo can cause poor timing however the best way to check out your positions and learn the control of your team is to use a simple car wash sponge. Place the sponge between your forearms at address just above your wrists now take a practice swing. If you find this difficult to do there are several reasons. First how your arms are set at address, to stiff with your wrists on the takeaway, not turning your torso in your back swing. There are so many reasons why but the easy way is to try to figure the way to just do it and if you can not it time to get some game assistance.
