PROFESSIONAL EXPERIENCE
Island Capital, LLC/Island Capital Investment Group, LLC, Troy, MI • 2001 – Present
Commercial retail real estate development company collaborating with national tenants.
Managing Member
Directs real estate acquisitions, construction and permanent financing. Spearhead negotiations with all
governmental subdivisions to secure necessary approvals. Deliver monthly reports to company, investors and
lenders on multi-million dollar budgets. As a Managing Member of Island Capital, LLC interfaced with architects
and engineers to complete cost/benefit analysis for each project and present same to the investment group.
Key Accomplishments
Successfully negotiated all aspects of land acquisition and governmental approvals including a Tax
Increment Financing package of $3,900,000.
Negotiated simultaneous land transactions valued at $5,000,000 with Wal-Mart, Kohl’s, and Menards for
construction projects worth $28,000,000. Primary responsibility for negotiation and documentation of all
construction contracts and supporting documents.
Negotiates, oversee drafting and executes leases with all tenants of projects.
Completed complex site developments for Home Depot (IL) and Walgreens (OH) within budget. Each of
these situations involved the potential for six figure overruns.
Final approval of all construction pay applications including verification that our personnel had all
company requires back up documentation for all contractors.
Primary internal responsibility for addressing any threats of liens or litigation. In this capacity, I negotiated
the resolution of a general contractor/sub contractors disputes without litigation. In this matter alone, my
negotiating skills saved the company well over $100,000 in disputed claims.

Company was the clearinghouse for potential real estate development projects providing preliminary budget and
cost/benefit analysis for submittal to investor pool for consideration. Over 1,000,000 square feet of projects
completed in this position.
Managing Member
Led a committee responsible for assembling all aspects of a real estate development for presentation to
development partners. Negotiated with all governmental entities and oversaw construction activities on projects in
process. Projects were located in the Eastern half of the United States. Prepared project cost justifications and profit
forecasts.
Key Accomplishments
Managed the preparation and presentation of financial packages involving differing site plan scenarios on
multiple projects simultaneously.
Assumed management and successfully completed the construction of a $25 million grocery anchored
shopping center near Ann Arbor, MI after the general contractor went bankrupt and abandoned the project.
Successfully negotiated dispute resolutions between the general contractor and subcontractors on Ann
Arbor retail development. Utilized legal and construction arbitration knowledge to prevent liens or
litigation against the project and its owner. No lawsuits were filed and all liens were compromised without
judgment. Savings to the developer was well into six figures.
Provided final approval of all construction payables on multiple projects.
Negotiated tenant (Dollar Tree, Fashion Bug, H.R. Block) leases for approximately 35,000 sq. ft. of space.
Developed numerous small to large scale projects (ranging in size from 5,000 sq. ft. to 122,000 sq. ft.)
typically valued at more than $10,000,000 each for a variety of business tenants including Hollywood
Video, Kmart, Target, and Wegman’s Supermarket.

Prior Experience:
Practicing attorney and law firm partner responsible for managing eight associates and monitoring all civil
litigation. Prior member of the American Arbitration Association serving as lead arbitrator for construction matters.
