WHEREAS, That I, CHARMING E. FRANCISCO, of legal age, Filipino and with residence at 912 Paris St. Vista Verde, Caybiga, Caloocan, am the owner of the house and lot located at No. 32 Block 2 Phase 2 Estrella Homes, Brgy. Patubig, Marilao, Bulacan;

WHEREAS, I, CHARMING E. FRANCISCO, desire to appoint and constitute CLAIRE E. FRANCISCO, of legal age, Filipino and with residence at P10 Tiffany Mansion 21 Eisenhower Greenhills, San Juan Metro Manila as my attorney-in-fact for me and in my name and stead, in connection with my above described house and lot and the latter is willing to act as such;

NOW THEREFORE, for and in consideration of the premises, I hereby appoint and constitute said CLAIRE E. FRANCISCO, of legal age, Filipino and with residence at P10 Tiffany Mansion 21 Eisenhower Greenhills, San Juan Metro Manila to be my lawful attorney-in-fact, whose specimen signature appears below, for me and in my name and stead, to do perform any of the following acts and deeds to wit:

1. To exercise general control and supervision over my house

and lot situated at No. 32 Block 2 Phase 2 Estrella Homes, Brgy. Patubig, Marilao, Bulacan and to act as my general representative and agent, with full authority to sell, negotiate and contract for me and in my behalf;

2. To execute in my name any and all papers relating to my real property located at No. 32 Block 2 Phase 2 Estrella Homes, Brgy. Patubig, Marilao, Bulacan and to sign, execute, acknowledge and deliver any and all agreements or other writings therefor, or in any way connected with my real property described above;

3. To sign, execute and acknowledge all such contracts, deeds

or other instruments as may be necessary for the purpose of paying the monthly installment of the house and lot situated at Lot 32 B-2 Ph. 2 Estrella Homes, Brgy. Patubig, Marilao,

Bulacan, under such terms and conditions as my attorney-infact may consider appropriate and proper;

4. To lease said house and lot to any qualified lessee, for such

amounts of monthly rental as my attorney -in-fact may consider or deem proper, and to execute the correspondent lease contract; HEREBY CONFIRMING AND RATIFYING all that my said attorney-in-fact may do so or cause to be done in the premises, with the same force and effect as if I am the one doing in person.
