Policies and Procedures

We want everyones experience to be a pleasant and positive one, therefore we have created the following list of policies and procedures all Home Managers must adhere to and comply with. If you remember that A Home Managers primary reason for being in the home is to enhance the homes salability, the following policies will seem like common sense with that in mind. They are listed here so you know what is expected of you and ensures everyones satisfaction. 1. The Home Manager and all authorized occupants will immediately furnish the home with quality, clean furniture and maintain it in Show-to-Sell condition at all times defined as clean and clear of clutter, dirty dishes, and straightened up before leaving the home. All beds are required to have a frame, box spring and mattress and be made every day. Waterbeds are prohibited. 2. The Home Manager and all authorized occupants will cooperate with the Realtor for the purpose of showing the home to perspective buyers. As a courtesy realtors are instructed to give a Home Manager 30 minutes notice prior to showing, but this is not mandatory. As a Home manager you not allowed to deny access to a realtor and their clients as long as they present a business card. Home Managers and their additional home occupants shall vacate the property at and during all showings and open houses so the realtor and prospective buyer feel comfortable looking and talking about the home. However perspective buyers off the street may not come in the home without being accompanied by a licensed Realtor. The Home Manager is required to provide consent to any person connected to the sale of home including but not limited to VHM CV Agent, Realtors, home Owner or inspectors to repair or show the home.__________ initial to acknowledge 3. The Home Manager and all authorized occupants are prohibited from talking to the home owner, realtor or perspective buyer except as necessary to arrange for times to show the home or host an open house. All further topics of discussion or questions must be referred to VHM CV The Home Manager is prohibited from becoming a renter or tenant of the home owner for a period of one (1) year after having vacated the property. 4. The house is assigned to and managed by you, the Home Manager and all authorized occupants assigned and listed under this VHM CV Contract. Any individual that is not listed on the VHM CV Home Managers Contract is prohibited from residing on the property at any time, or for any reason. Your managed property shall not be used for the purpose of entertaining large groups, parties, events, or social gatherings. In addition, you MUST notify VHM CV if you will be absent from the property for any period of three (3) days or longer. _________initial to acknowledge 1 of 4

5. YOU MAY NOT USE THE HOME FOR THE PURPOSE OF GROWING MARIJUANA WITH OR WITHOUT A CA CARD. If you are caught growing marijuana in or on the property we will involve law enforcement both Federal and Local and you will be terminated form the VHM CV Home Managers Program as well as VHM CV will retain your PGD for breach of contract. _____________ initial to acknowledge 6. The Home Manager and all authorized occupants are responsible for and expected to maintain all aspects of the property, including the interior and exterior of the home. Property landscaping must be kept free of yard waste, debris, weeds, over-grown grass, shrubs, bushes, and trees at all times. If the property is not maintained VHM CV will charge $100 per occurrence to contract with a landscape company. This fee will be collected with the next home manger fee or deducted from your PGD upon termination of the contract. 7. The Home Manager and all authorized occupants will be responsible for securing all valuable possessions prior to any showing. VHM CV is NOT responsible or liable for any loss of your personal property contained within your assigned managed home. 8. The Home Manager and all authorized occupants are prohibited from having or allowing pets of any kind onto the property. _____________ initial to acknowledge 9. The Home Manager and all authorized occupants are prohibited from smoking anywhere within 100 feet of any structure on the property. _____________ initial to acknowledge 10. The Home Manager, their family and guests use the pool and the area around the pool at AT THEIR OWN RISK and will hold VHM CV , their agents, employees, vendors, and owners HARMLESS in any action concerning pool use. 11. Your Home Manager monthly fee is always due on the first (1st) of each month. A late fee of fifty dollars (USD $50.00) will be added to the monthly fee for any payment received after the fifth (5th) of each month. If the monthly fee payment is not received by the tenth (10th) of the month, the Home Manager and all authorized occupants will be given a seventy-two (72) hour notice to vacate the property and will lose all rights to a refund of the PGD.

Property Inspections:
1. VHM CV will regularly perform unannounced property inspections of both the interior and exterior of the home to ensure that it is maintained in a Show-To-Sell condition at all times. __________ initial to acknowledge 2. Show-To-Sell is defined as: The absence of property clutter, debris, or maintained in an unkempt manner that in any way infringes on or takes away from the appearance of the home being shown to perspective buyers. 3. Poor inspection reports that result in a warning will result in a 72 hr. notice to vacate the property and the waived right to a refund of your PGD. _____________ initial to acknowledge

4. All home and property repairs are to be reported to VHM CV within 12 hours. Do not attempt to make any changes or repairs yourself without prior written approval from VHM CV, unless it is deemed an emergency situation. The Home Manager is responsible for all repairs less than sixty dollars (USD $60.00) i.e. light bulb replacement, batteries, filters and home warranty service claim deductibles. You are prohibited from calling the home Owner or Realtor at any time for any reason regarding repairs _______________initial to acknowledge

Move Out Procedures:


1. VHM CV will notify you as soon as our office receives an accepted offer by the bank in a short sale or the owner in a traditional sale to purchase the home you are managing. If you hear of an offer or sale, please call VHM VC so we can verify the status of the closing/sale date. In most cases the Home Manager will be given a 14 day notice to move however this cannot be guaranteed. 2. VHM CV will arrange a move out date for the home manager. You must make immediate arrangements to disconnect all utilities and pay in full any balance before moving to receive your PDG promptly._______ initial to acknowledge 3. If the Home Manager qualifies by passing inspection reports the Home Manager will be offered another home to manage if there is inventory available within the VHM CV program, however the available home may be in a different city. 4. Your PGD will be returned to you in fourteen (14) days or less if you, the Home Manager and all other contracted occupants have adhered to all company policies as outlined here and upon submission of written proof that all final utility bills have been paid in full and the property has been returned in same condition as it was received and damage free. Failure to submit proof of the payment of all final utility bills will result in a delay of the processing of your PGD refund until we receive proof of payment you will be assessed a fifty dollar (USD $50.00) fine._____ initial to acknowledge

Home Managers Not Renters:


Each Home Manager enrolled under the VHM CV program understands that they are NOT renters, but are independent contractors for VHM CV. _______ initial to acknowledge. Each Home Manager contracted under VHM CV will NOT hold VHM CV responsible or liable for any action and waives any and all rights to litigation or action against VHM CV, its owners, agents, employees, staff, vendors, or other contracted Home Managers. In the event a litigation or mediation ensues, (due to breach of contract) the Home Manager agrees and is responsible for covering all court mediation, attorney, VHM CV, or additional fees needed to proceed in the matter. Further; the home manager agrees to waive any claim to the Performance Guarantee Deposit for any breach of the terms of this agreement. 3 of 4

This agreement is entered into voluntarily and commences today______________. My signature below indicates that I, the Home Manager, and my listed occupants, agree to all terms and provisions as stated in this policy and procedures contract. I understand if one or any of the terms or provisions outlined here or as stated in my signed contract are not met at any time during my contracted agreement, I waive my rights to retrieve my Performance Guarantee Deposit from VHM CV and will be served with a 72 hr. notice to vacate the home managed.

My signature below also indicates that I have read and understand the Policies and Procedures; which are also part of the Home Managers Contractual agreement and the terms and provisions as outlined, and further agree to comply with all of VHM CV policies and procedures as stated herein.
