Terms & Conditions


Structural / elevation changes, minor or major, will not be accepted. All internal alterations shall be intimated in writing before starting of internal brick work. Internal alterations shall be carried out at the client's cost, subject to approval from the technical team. Interiors will be allowed only after handing over / taking over of the Apartment. The Interiors have to be completed with in 3 months from the date of taking over of the Apartment. All additional constructions charges shall be paid 100% in advance. All payments shall be according to the payment schedule mentioned in section 6. Purchaser undertakes to pay all the installments on time as per the Payment Schedule Annexed herewith and agrees to pay interest @ 2% per month for the delayed payments/installments beyond 15 days from the date of installment. The Developer reserves the right to cancel the booking in case of delay of such payments / installments exceeds 3 months and beyond; and allienate this booking to a third party without any further notice to the Purchaser. The Advance paid shall be refunded only after deducting 10% of Cancellation charges + Service Tax paid to the Government + Interest accrued during the non-payment of Installments as per the Payment Schedule that too, only after completion of the Project. Developer reserves the right to allienate the said booking to a third party in case of purchaser opting for cancellation of booking. In this case, the purchaser agrees for the refund of the amount paid to the developer as on that date of cancellation shall be refunded only on completion of the project; and subjected to cancellation charges + service tax amount paid to the government. Cancellation of Booking attracts 10% cancellation charges on the total cost of the Apartment (including Amenities) + Service Tax amount paid to the Government. The refund shall be only on completion of Project and finding an alternative buyer for this booking. Refund of Advance paid after getting the alternative customer is subject to deduction of cancellation charges and Service Tax amount paid to the Government as mentioned above. Purchaser opting for Transfer of Apartment to a third party shall pay an amount of Rs.3,00,000/- towards transfer charges. Rs.50/- per Sq.Ft of Built-Up area towards 2 years maintenance (payable on demand made by the developer, normally "3" months before handing over) Flat Owners shall have to pay monthly subscriptions as user charges for various facilities such as Club House, Gym etc to be decided by the developer at the time of commencement of Maintenance for 2 years. The client shall contribute towards Non-refundable Caution Deposit for an amount of Rs.10,000/- ; and Refundable Caution Deposit of Rs.30,000/- . This amount shall be paid to the Developer before the handing over of the Flat. The fund will be kept as a deposit by the Developer and thereafter will be transferred to the Society / Association on termination of Maintenance Period. The refundable deposit shall be returned after deducting the charges towards Debris, damages and other charges, as the case may be. The client shall contribute Rs.1,00,000/- towards corpus fund for the purpose of capital maintenance. This amount shall be paid in the name of the society / association before the handing over of the Flat. The fund will be kept in fixed deposit in the name of the Society / Association.

If the All consent letters from the customers addressed to respective banks shall be given at the time of entering into 'AOS' / Tripartite Agreement.
