Herein after called as the LESSEE of the other part The lessor and lessee shall mean and include their nominees, heirs, executors, representatives, successors, administrators and assigns The lessor is the sole and absolute owner of Apartment No. A 106, Stag Adithya apartment, Koramangala, Bangalore Herein after referred to as the PREMISES The lessee and lessor have agreed to accept the lease of the premises subject to the terms and conditions herein after set out NOW THIS AGREEMENT WITNESSETH RENT : The monthly rent payable by the lessee to the lessor for the scheduled property shall be Rs. 10,500. th 2. MODE OF PAYMENT : The rent should be paid by 7 day of the following month by cheque. The lessee along with the deposit shall provide six postdated cheques towards rent for the first six months. th 3. DURATION OF LEASE : The lease shall be for 11 months from 7 day of may 2006 and is subject to renewal after expiry of 11 months under mutually agreed terms and conditions by the lessor and lessee with an enhancement of maximum 10% of the existing rent

DATE OF OCCUPATION : By the lessee is 7th day of may 2006. The lessee has paid an amount of Rs. 1,00,000 by Cheque Nos., .. as interest free security deposit. The lessor shall however refund the deposit amount to the lessee, if the lessee vacates the premises. 5. ELECTRICITY CHARGES : The lessee shall pay electricity charges before the due date regularly every month. 6. MAINTENANCE & WATER CHARGES : The lessee shall pay Maintenance and water consumption charges before the due date to Stag Adithya association regularly every month. 7. MAINTENANCE & REPAIRS : The lessee shall keep the premises fittings and fixtures in good condition and shall not cause any damage thereto. The lessee shall be liable to pay for any breakage, damages to the sanitary, electrical and other fittings and fixtures (normal wear & tear accepted). If any damage to the scheduled premises is noticed, then the lessor out of the security deposit of the lessee shall recover such cost of the damage. When the lessee vacates the apartment, the lessor will evaluate the expenditure that will have to be incurred in getting the apartment to the condition in which it was handed over. This amount will be deducted from the advance. 8. SUBLETTING : The lessee shall not assign, transfer, sublet or part with the possession of the premises or any part thereof to any one else without the prior permission of the lessor. 9. ABIDANCE TO ASSOCIATION : The lessee shall abide to the rules and regulations of society / association of the flat owners. The lessee shall in no way affect/disturb the other residents in the apartment 10. USAGE OF PREMISES : The lessee shall use the premises for residential purpose only. They shall not use it for go-down/commercial purpose. 11. ADDITION & ALTERATION : The lessee shall not make any additions and alterations in the premises without the written consent of the lessee. If any damage to the scheduled premises is noticed, then the lessor out of the security deposit of the lessee shall recover such cost of the damage. 12. INSPECTION : The lessee shall permit the lessor to inspect the premises by giving prior intimation at all reasonable hours of the day. 13. EARLIER TERMINATION OF THE LEASE : The Lessee / lessor can terminate the lease during its operation by giving prior written two months notice. The lessor shall be entitled to terminate the lease in case

of default by the lessee in payment of rent and other charges including electricity, water and maintenance for a period of two consecutive months or for not complying with the terms and conditions of the lease. In such case the lessee shall immediately vacate the premises without raising any objection and without causing any delay. 14. LESSOR COVENANTS : The lessor hereby covenants that the lessee paying the rent and other charges hereby reserves and by observing / performing the terms and conditions hereof shall be entitled to quiet possession and peaceful enjoyment of the premises without any interruption and disturbance by the lessor or any person claiming under him during the period of the lease Schedule Residential building with car park, bearing Flat No. 106-A, Adithya Apartment, Koramangala, Bangalore Fittings & Fixture 1.
