SECTION 09261 - GYPSUM BOARD CEILINGS

PART I - GENERAL 1.1 RELATED DOCUMENTS Drawings and general provisions of the Contract, including General and Particular Conditions of Contract, Specifications Sections and Bills of Quantities, apply to this Section.

1.2 SUMMARY This Section includes the following: Gypsum board false ceilings attached to steel framing, Suspension system and framing members, including reinforcement for openings and around inserts, Access traps, All accessories needed. N.B: Finishing is specified in Section 09910 - Painting.

N.B: Not withstanding any and all provisions of the Tender/Contract Documents (Drawings, Specifications, Bills of Quantities and other documents), all components of the Works (materials, product, systems, equipment and the like) and the execution methods shall respond to the highest standards of fire-resistance, resulting in a top-quality and first-class response of all the project to the highest fire-safety requirements and regulations. Compliance with this criterion shall be deemed included in the Contract Unit Rates and Contract Price/Contract Sum, and the Contractor shall not claim any additional cost or time for the said compliance.

1.3 APPLICABLE CODES AND STANDARDS General: All works shall comply with the Specifications and the standards. codes and references, as given (indicatively and not by way of limitation) hereinafter, in their latest edition, except where more stringent requirements are shown or specified, unless otherwise described or approved by Consultant. European code references can be used, subject to Consultant's approval. The following shall be read for parts or the whole of the works, as applicable. ASTM C 475/C 475M-02: Specification for Joint Compound and Joint Tape for Finishing Gypsum Board ASTM C 645 and C754 for corrosion protection of steel framing ASTM C 754 for steel framing members ASTM C 840 - 97 for application and finishing of gypsum boards ASTM C 1396/C 1396M-03: Specification for Gypsum Board.

1.4 SUBMITTALS N.B: Submittal is for information only. Neither receipt nor approval of lists/technical data/shop drawings/samples/mockups constitutes approval of deviations from Contract Documents unless such deviations are specifically brought to the attention of the Consultant and approved in writing. The Contractor is fully responsible for the complete execution of all the works and remedying any defects therein, in accordance with the codes and standards, the construction practices and to the complete satisfaction of the Owner and the Consultant.

General: Submit each item in this Article according to the Conditions of the Contract and project requirements. Product data for each different gypsum board, auxiliary material, accessory, and other manufactured product specified, Coordination Drawings/Shop Drawings: Reflected ceiling plans drawn to scale and coordinating penetrations and ceiling-mounted items. Show the following: Ceiling suspension assembly members. Method of attaching hangers to building structure. Where needed, furnish layouts for cast-in-place anchors, clips, and other ceiling attachment devices whose installation is specified in other Sections. Ceiling-mounted items including lighting fixtures, diffusers, grilles, speakers, access panels, and special moldings, and others, Minimum Drawing Scale: To allow detailed checking.

Particular attention drawn to the following Extent of ceilings: Show details for further delineation of condition at changes in ceiling elevation such as soffits, fasciae, drapery pockets, and beams, and condition at changes of ceiling construction or at building expansion joints. Extent of partial installation in tenant spaces: Show locations and requirements if some units are installed to receive other ceiling features. Locations of other ceiling features such as edge moldings, trim accessories, drapery pockets, partition pockets, light fixtures, air diffusers, speakers, and other ceiling-mounted items, in relation to ceiling layout. Typical sectional details sufficient to supplement Specification requirements for graphic considerations. Limitations, if any, for acceptable placement of structural support anchorages for hangers. Samples showing fixing system, board connections treatment, hatches (if any) and detail of intersection between wall and false ceiling in compliance with Consultant's details: Abutment, joint or other that may be shown on drawings or required. Mockups: Install mockups to verify selections made under sample Submittals and to demonstrate aesthetic effects and qualities of materials and execution: Obtain Consultant's approval of mockups before starting construction, If Consultant determines that mockups do not meet requirements, demolish and remove them from the site and cast another until the mockup is approved, Maintain mockups during construction in an undisturbed condition as a standard for judging the completed Work, Demolish and remove mockups when directed. Simulate finished lighting conditions for review of mockups. Approved mockups in an undisturbed condition at the time of Substantial Completion may become part of the completed Work. N.B: Any substitute material/product/system proposed by the Contractor shall not be used unless Consultant has approved it in writing. In such case, the following shall apply, unless otherwise approved by the Owner: Any consequent re-design and/or re-detailing shall be at the Contractor's expense, If the cost and quality of the substitute materials/products/systems are lower than the cost and quality of the materials/products/systems as specified, the Contractor shall pay to the Owner the decrease in cost, If the cost and quality of the substitute materials/products/systems are higher than the cost and quality of the materials/products/systems as specified, the Contractor shall not be entitled to any additional sums due to increase in cost, If the time needed to execute the substitute materials/products/systems is shorter than the time counted in the Program of the Works, the Contractor shall revise the Program by decreasing the delays accordingly, If the time needed to execute the substitute materials/products/systems is longer than the time counted in the Program of the Works, the Contractor shall compensate the

additional time needed by increasing resources and/or working hours without any change to the initial Program.

1.5 QUALITY ASSURANCE Single-Source Responsibility for Steel Framing: Obtain steel framing members for gypsum board false ceilings from a single manufacturer, unless otherwise indicated. Sinqle-Source Responsibility for Panel Products: Obtain each type of gypsum board and other panel products from a single manufacturer. Installer qualification: Complete framing and panel ceiling should be fixed by one experienced installer. Installer should present certification of manufacturer entrusting him to install the product and to issue required insurances and warranties for the complete system installed. Finishinq Materials: Verify finishing materials to be applied (by others) as to compatibility with gypsum materials. Seismic Standard: Provide ceilings designed and installed to withstand the effects of earthquake motions according to the following: Standard for Ceiling Suspension Systems Requiring Seismic Restraint: Comply with ASTM E 580. CISCA's Recommendations for Gypsum Board Ceilings. Mockups: Before installing ceiling, construct mockups for each form of construction and finish required to verify selections made under Sample submittals and to demonstrate aesthetic effects and qualities of materials and execution. Build mockups to comply with the following requirements, using materials indicated for completed Work. Locate mockups in the location and of the size indicated or, if not indicated, as directed by Consultant. Demonstrate the proposed range of aesthetic effects and workmanship; obtain Consultant's approval of mockups before proceeding with final unit of Work. Maintain mockups during construction in an undisturbed condition as a standard for judging the completed Work. When directed, demolish and remove mockups from Project site. Approved mockups in an undisturbed condition at the time of Substantial Completion may become part of the completed Work. Pre-installation Conference: Conduct conference at Project Site to comply with Project Requirements. Review methods and procedures related to installation including, but not limited to, the following:

Inspect and discuss condition of substrate and other preparatory work performed by other trades. Verify all installations inside false ceilings have been completed. Check position of inserts (lighting fixtures, ventilation grills, ...). Review and finalize construction schedule and verify availability of materials, Installer's personnel, equipment, and facilities needed to make progress and avoid delays. Coordination of Work: Coordinate layout and installation of suspension system components for suspended ceilings with other work supported by or penetrating through ceiling. 1.6 DELIVERY, STORAGE, AND HANDLING Deliver materials in original packages, containers, or bundles bearing brand name and identification of manufacturer or supplier. Store materials inside under cover and keep them dry and protected against damage from weather, direct sunlight, surface contamination, breaking, corrosion, construction traffic, and other causes. Neatly stack gypsum panels flat to prevent sagging. Handle gypsum boards to prevent damages to surfaces and edges.

1.7 PROJECT CONDITIONS Environmental Conditions: Establish and maintain environmental conditions for applying and finishing gypsum board to comply with gypsum board manufacturer's recommendations. Do not install interior products until installation areas are enclosed and conditioned. Do not install panels that are wet, those that are moisture damaged, and those that are mold damaged. Indications that panels are wet or moisture damaged include, but are not limited to, discoloration, sagging, or irregular shape. Indications that panels are mold damaged include, but are not limited to, fuzzy or splotchy surface contamination and discoloration. Ventilation: Ventilate building spaces as required to dry joint treatment materials and cornices. Avoid drafts during hot, dry weather to prevent board connection materials from drying too rapidly. Protect contiguous work from soiling, spattering, moisture deterioration, and other harmful effects caused by plastering.

1.8 COORDINATION Coordinate layout and installation of gypsum board panels and suspension system with other construction that penetrates ceilings or is supported by them, including light fixtures, electrical cabling, HVAC equipment, other types of ceilings, and any other work.

PART II - PRODUCTS 2.1 MANUFACTURERS Subject to compliance with requirements, manufacturers include, but are not limited to: PLACOPLATRE, LAFARGE, KNAUF, Or equivalent and approved by Consultant.

2.2 GYPSUM BOARD PRODUCTS General: Provide gypsum board of types indicated in maximum lengths available that will minimize end-to-end butt joints in each area indicated to receive gypsum board application. Type A: regular Type B: water - resistant (in wet areas, subject to further coordination with Consultant). Thickness: 12.7/13 mm Provide additional thickness / layers where needed in large areas, to avoid and surface irregularities and to obtain 100 % flat surfaces. Edges: Tapered and featured (rounded or beveled) for pre-filling. Access traps: Concealed, MDF 18 mm thick.

2.3 METAL SUSPENSION SYSTEM N.B: The following is a comprehensive description of steel suspension system. For wet areas where hiqh humidity prevails, suspension system shall all be of aluminum. The Contractor shall submit complete description for Consultant's approval. Metal Suspension System: Provide manufacturer's standard metal suspension systems of types, structural classifications, and finishes indicated that comply with applicable requirements in ASTM C 635, made of: Indirect-Hung Suspension System: Main and cross runners roll formed from cold-rolled steel sheet, pre-painted, electrolytic zinc coated, or hot-dip galvanized according to ASTM A 653/A 653M, G30 (Z90) coating designation. Structural Classification: Intermediate duty system. Carrying Channels: Cold-rolled steel, 1.52 mm minimum base (uncoated) metal thickness, not less than 4.7 mm wide flanges by 38 mm deep steel channels, 0.707 kg/m, hot-dip galvanized according to ASTM A 653/A 653M, G60 (Z180) coating designation. Access: Where access is allowed, provide special access traps in indicated access areas. Identify access system with manufacturer's standard unobtrusive markers for each access unit.

Anchors in Concrete: Anchors of type and material indicated below, with holes or loops for attaching hangers of type indicated and with capability to sustain, without failure, a load equal to five times that imposed by ceiling construction, as determined by testing per ASTM E 488 or ASTM E 1512 as applicable and needed for installation: Type: Post-installed expansion anchors. Corrosion Protection: Carbon-steel components zinc plated to comply with ASTM B 633, Class Fe/Zn 5 (0.005 mm) for Class SC 1 service condition. Hangers, Rods/Flat Hangers: Mild steel, zinc coated or protected with rust-inhibitive paint. Angle Hangers (If used): Angles with legs not less than 22 mm wide; formed with 1 mm thick, galvanized steel sheet complying with ASTM A 653/A 653M, G90 (Z275) coating designation; with bolted connections and 8 mm diameter bolts. Seismic Struts (If used): Manufacturer's standard compression struts designed to accommodate lateral forces.

2.4 METAL EDGE MOLDINGS AND TRIM Roll-Formed Sheet-Metal Edge Moldings and Trim: Type and profile indicated or, if not indicated, manufacturer's standard moldings for edges and penetrations that fit panel edge details and suspension systems indicated; formed from sheet metal of same material and finish as that used for exposed flanges of suspension system runners.

Extruded-Aluminum Edge Moldings and Trim: In wet areas where high humidity prevails, provide manufacturer's extruded-aluminum edge moldings and trim of profile indicated or

referenced by manufacturer's designations, including splice plates, comer pieces, and attachment and other clips, complying with the following requirements: Aluminum Alloy: Alloy and temper recommended by aluminum producer and finisher for type of use and finish indicated, and with not less than the strength and durability properties of aluminum extrusions complying with ASTM B 221 (ASTM B 221 M) for alloy and temper 6063-T5.

2.5 JOINT TREATMENT MATERIALS General: Provide joint treatment materials complying with the manufacturer's recommendations for each application indicated. Joint Tape for Gypsum Board: pressure-sensitive or staple-attached, open-weave, glass-fiber reinforcing tape with compatible joint compound. Setting-Type Joint Compounds for Gypsum Board: Factory-packaged, job-mixed, chemicalhardening powder products formulated for uses indicated.

PART III - EXECUTION N.B: Supervision and taking-over of works shall be done by Consultant "under light" 1 , by directing projector lights to ceiling areas.

3.1

EXAMINATION

Examine substrates to which gypsum board ceilings attach or abut, installed hollow metal frames, cast-in-anchors, and structural framing, with Installer present, for compliance with requirements for installation and other conditions affecting performance of ceilings specified in this Section.

Do not proceed with installation until unsatisfactory conditions have been corrected.

3.2 PREPARATION

Ceiling Anchorages: Coordinate installation of ceiling suspension systems with installation of overhead structural assemblies to ensure that inserts and other provisions for anchorages to building structure have been installed to receive ceiling hangers that will develop their full strength and at spacing required to support ceilings.

Furnish concrete inserts and other devices indicated to other trades for installation well in advance of time needed for coordination with other construction.

3.3

INSTALLATION

Install hangers plumb and free from contact with objects within ceiling plenum that are not part of supporting structural or ceiling suspension system. Splay hangers only where required to miss obstructions and offset resulting horizontal forces by bracing, counter splaying, or other equally effective means. Install steel framing to comply with required system. Fully coordinate with other related trades. Install supplementary framing, blocking, and bracing at terminations in gypsum board ceilings to support fixtures, heavy trim, or similar construction. Install fire-rated partition in ceiling plenum, if and where instructed by Consultant. Comply with details approved by Consultant, especially for intersection of gypsum board ceiling with walls: Abutment, gap joint, or as may be shown on drawings or required by Consultant, all deemed included in the Contract Price. Attach jamb studs at openings to tracks using manufacturer's standard stud clip. Where width of ducts and other construction within ceiling plenum produces hanger spacing that interfere with the location of hangers required to support standard suspension system members, install supplemental suspension members and hangers in form of trapezes or equivalent devices. Size supplemental suspension members and hangers to support ceiling loads within performance limits established by referenced standards. Spacing shall be as follows: Wire Hangers: 1200 mm o.c. Carrying Channels (Main Runners): 1200 mm o.c. Furring Channels (Furring Members): 600 mm o.c.

Grid Suspension System: Attach perimeter wall track or angle where grid suspension system meets vertical surfaces. Mechanically join main beam and cross-furring members to each other and butt-cut to fit into wall track. Install ceiling board panels across framing to minimize the number of abutting end joints and to avoid abutting end joints in the central area of each ceiling. Stagger abutting end joints of adjacent panels not less than one framing member. Install gypsum panels with face side out. Do not install imperfect, damaged, or damp panels. Butt panels together for a light contact at edges and ends with not more than 1.5 mm of open space between panels. Do not force into place. All salient angles shall have galvanized steel corner beads (use aluminum corner beads in wet areas), unless otherwise approved by the Consultant. Installation Tolerances: Install steel framing components for suspended ceilings so that crossfurring or grid suspension members are level to within 3 mm in 3 m as measured both lengthwise on each member and transversely between parallel members. Do not connect or suspend steel framing from ducts, pipes, or conduits.

Provide intermediate supports or gypsum board back-blocking behind end joints. Do not place tapered edges against cut edges or ends. Stagger vertical joints on opposite sides of partitions. Avoid joints other than control joints at corners of framed openings where possible. Treat gypsum board joints, interior angles, flanges of comer bead, edge trim, control joints, penetrations, fastener heads, surface defects, and elsewhere as required to prepare gypsum board surfaces for decoration. Pre-fill open joints, rounded or beveled edges, and damaged areas using setting-type joint compound. Apply joint tape over gypsum board joints, except those with trim accessories (if any) having flanges not requiring tape. Use following joint treatment system: Fill joint with joint filler, Install tape before fill dries up, When dry, Trowel apply 2nd coat of filler.

3.4 PATCHING, PROTECTION, AND CLEANING Be responsible for cutting and patching of defects appearing in the gypsum board work after the work of other trades has been completed, regardless of how or by whom the damage was caused. Patching shall be neatly and properly made to match the original work. Portions of the work damaged beyond repair shall be removed and replaced with new material at no additional cost to the Owner. Protect completed work from damage throughout construction period. Promptly remove any residual joint compound from adjacent surfaces. Clean and repair surfaces soiled or damaged in connection with the work of this section to the approval of the Owner. Pay the cost of replacing finishes or materials that can not be satisfactorily cleaned. Upon completion of the work, remove debris, equipment and excess material resulting from the work of this section from the site. Provide final protection and maintain conditions, in a manner acceptable to Installer, that ensure gypsum board ceilings are without damage or deterioration at the time of Substantial Completion.
