GENERAL SCOPE OF WORK AND TERMS:

A. B. Plinth level must be at 2 above road level. West and South boundary must be made of stone slab with 10 X 10 column at a distance of 10 or less and with top and bottom beam of 10 X 8. Boundary height must be 6 minimum. C. East and North boundary must be made of bricks with 10 X 10 column at a distance of 10 or less and with bottom beam of 10 X8 with grill work as per drawing. D. Two numbers of M.S. gate (each of two wings of 5 each) on east boundary of 10 X 6 (height) as per drawing must be fixed. E. Construction work involves only core house i.e. Civil construction as per drawing includes RCC structural, brick work, plastering with cement wash, drainage system, water harvesting system, water storage system (Sump), sewerage system (piping for all connectivity excluding fitting), water system as per drawing (hot and cold water system without fitting, over head tank and connectivity as per drawing excluding fittings); Electrical conceal wiring (Havels, Finolex V guard) without fittings. Glass work and steel structural work wherever required, tile/terracotta work on slanted roof, wooden doors and window frames only, M.S. grills (bright steel quality) and M.S. frames, wherever required for glass cut outs hard PCC with RCC flooring etc. (It also includes installation of electrical systems i.e. main switch board and distribution boards, motors and safety fittings).

F.

This scope excludes marble, granite, tile work, door and windows, colouring, bath rooms and electrical fittings.

G.

All tested steel must be used for concreting (VIZAG, TATA and SAIL). Ultratech Cement, river sand, chimney burnt bricks must be used. Civil, Structural concreting must be done with either ply wood shuttering or steel shuttering.

H.

Disposal of all debris of construction and unwanted material after construction.

I.

Schedule of completion of the above core house with boundary within 150 days.

J.

All clearances/permission from concern authorities / societies have to be obtained by the contractor for water connectivity, electricity connectivity for construction purpose and permission for all other activities involving construction of said core house at Plot No.21 in Duo Residency complex, Jakkur Plantation village, Bangalore.(BBMP approval has already been obtained).

K. L.

Stone cladding and tile cladding surface to be left rough. Insurance covering all risk during construction must be ensured by the contractor.

M.

Work to be completed to the satisfaction of the owner and any rework (if deviation from the drawing) must be carried out at the cost of the contractor.

N.

Quality of work is to be done to the satisfaction of the owner and as specified in the scope/drawing. Owner will monitor the same through its site

representative / Architect/site visiting Engineers. Quality includes quality of material used, workmanship, method of work and mixing proportion etc. O. Minor deviation may be carried out by contractor as per instruction of owner / Architect as to be given during execution without extra cost. P. Any deviation or if the work is not done to the satisfaction of owner with required quality, schedule of execution (timely progress), then the work can be terminated by the owner with immediate effect. Q. Any financial implication due to negligence of contractor in execution of work, delay in execution and deviation from drawing / instructions of architect, the same will be debited to the account of the contractor.
