June Property sales were 42, down 31.1% from 61 in June of 2010 and 31.3% higher than the 32 sales last month. June 2011 sales were at their lowest level compared to June of 2010 and 2009. June YTD sales of 197 are running 9.2% behind last year's year-todate sales of 217.

The Median Sales Price in June was $279,500, down 14.0% from $325,000 in June of 2010 and up 5.3% from $265,500 last month. The Average Sales Price in June was $330,468, down 10.6% from $369,809 in June of 2010 and down 21.9% from $422,931 last month. June 2011 ASP was at the lowest level compared to June of 2010 and 2009.

The Total Inventory of Properties available for sale as of June was 678, down 1.2% from 686 last month and down 14.6% from 794 in June of last year. June 2011 Inventory was at its lowest level compared with June of 2010 and 2009.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The June 2011 MSI of 16.1 months was at its highest level compared with June of 2010 and 2009.
