GARBAGE GARAGE AND RECYCLING


Please do not put commercial garbage or construction materials in the garbage bins. They are for household garbage only. You may take these items to the BFI dump, it is free for Lake Chaparral residents, you only need to show your lake card.

By-Law refresher
USE AND OCCUPANCY RESTRICTIONS Section 58 b An owner shall not (ix) permit, erect, hang over or cause to be erected or to remain outside any window or door or any other part of a unit or on the real property of the Corporation, clothes lines, garbage disposal equipment, recreational or athletic equipment, recreational or athletic equipment, fences, hedges, barriers, partitions, awnings, shades or screens or any other matter or thing without the consent in writing of the Board first obtained. No television, mobile telephone, radio antenna, tower, satellite dish or appurtenances similar structure or appurtenances thereto shall be erected on or fastened to any Unit or common property except in connection with a common television antenna or cable system as authorized by the Board and then only in accordance with the regulations therefore which may be established by the Board. (x) store any combustible, inflammable or offensive goods, provisions or materials in this Unit or on the Common Property. (xv) erect, place, allow, keep or display signs, billboards, advertising matter or other notices or displays of any kind on the Common Property or in or about any Unit in any manner which may make the same visible from the outside of the Unit without the prior approval of the Board.

Message from the Board of Directors


Please make note that our next AGM will be held on Sept 13th, 2011 @ 7PM This has been a very difficult term for the Board members. We started out with eight instead of the optimal nine. Some of the eight resigned for personal reasons, another for health and some are away for extended periods of time during the year. Although perfect attendance is not mandatory, decreased numbers create a heavy work load for the remaining members. An increase in the number of members for next year would enable the Board to work more efficiently and support our Management company the way they should be supported. With the upcoming AGM in September we are sending out a plea for anyone that would be available to volunteer their time for a full term to fill out an application and put their name forth for a position on the Board of Directors for the September 2011 to August 2012 term. Our goal is to have enough people to volunteer or nominate someone so we can have a vote on September 13th. This is the only way that you will be able to choose who your Board will be.

Building Updates
Surveillance System We added 4 cameras in the underground parkade to make sure that all areas are covered in case of a break-in, accident causing damage to building or other vehicles or assault. POV They have been working around the building fixing some of our deficiencies. The work is not complete yet and we are still hopeful that most of it will get done. On that note, the dead trees are part of this claim and until they tell us that they are done with our complex, we cannot remove any of these trees because our claim will them be ignored so please be patient and keep your fingers crossed.

Letters from Residents


We often receive letters or emails from Residents with questions or requests that we feel many of you may also have the same concerns so we decided to share some of these with you. Grounds We have had many share concerns about the grounds. We need to wait until POV signs off on all of the deficiencies that they plan on dealing with, once this is done then we will put a plan together to start fixing the areas that POV has not dealt with. This will be a costly project and we will ensure that it is included in next years budget. At this time we have taken steps to have the sinking ground fixed on the south side of the building because this is a safety issue.

No visiting dog
Although we have signs posted at our doors, we still have visitors bringing their dogs into the building. We ask for your cooperation in letting all of your guests with pets know that we do not allow visiting dogs in the building. Should a guest be seen going into your suite with a dog, you could be fined $500

Social Club
The Social Club is looking to organize a trip to Rosebud Theatre. We have a sign up sheet on the white board in the foyer. Queen Mille of Galt (Surprise) Sept. 9 - Oct. 22 If you are interested in this field trip, please make sure to sign up in the foyer. If we have enough people interested we will try to subsidize a portion of the bus. The Social Club has purchased a few games for our entertainment: Badminton, horseshoe, ladderball and bean bag toss. These games will also be good for inside in the winter months.

Move in and Out


ALL moves in or out need to be booked through Condominium First. The elevator also needs to be reserved if your suite is on the second or third level or if you are receiving or moving a large piece of furniture. This can be booked by contacting Adita at Condominium First @ 403-299-1815 Failure to do so may result in the owner being charged a fine of $500
