SW Florida Home Sales up, Inventory Down


There's finally some good news for the Southwest Florida housing market. For the first time since the real estate bubble burst, numbers show the market is looking up! "We're not following the National trend," says Realtor Michael Burke, "When it comes to real estate, the Bonita Springs, Estero and Naples areas are beating the numbers, and so far 2008 is a stellar year for home sales." Another change seen in real estate is the inventory of homes on the market. At the end of 2007 the average Southwest Florida city had nearly a twoyear supply of homes on the market. Four months into 2008, that number has been cut in half, with many cities seeing an average of just 11 months average selling time. "Eleven months may still seem like a lot to most homeowners looking to sell," says Burke. "But what sellers need to pay attention to is the fact that homes are now selling, and at an average of twice as quickly as this time last year." Experts point to another factor contributing to the increase, - a change in marketing. Realtors are no longer using gimmicks to entice buyers to see a property, but are simply relying on proper pricing and the charm and beauty of the area. "Southwest Florida has so much to offer that sets it apart after home prices increased to astronomical highs, but with the market correcting itself and sellers paying attention to recent trends, even that can be considered a plus for buyers again. Many elements of a healthy real estate market are already set in place - an increasing job market, the influx of both domestic and overseas migrants, growing families, declining mortgage interest rates, and a scarcity of undeveloped land. These factors will help to make the real estate industry in Southwest Florida robust and thriving once again. These days, with home prices dropping considerably, many buyers can now get a higher-quality residential property for a reasonable price. This, coupled with lower interest rates, will allow more buyers to purchase a home in areas that they would not have been able to afford a few months ago. Florida has high potential for lucrative long-term investment, as the state's growth will propel a gradual home value appreciation movement, without displacing residents with modest incomes. Overall, Realtors say they are optimistic about the increase in numbers, and point to a brighter future for Florida real estate. Buyers are jumping at great home values, and they should! It couldn't be a better time to buy!

Personal exemption: The personal exemption - which you're allowed to claim for yourself and each dependent you have -- will go up $100 to $3,500 for 2008. Standard deduction: Single filers will see this deduction increase $100 from 2007 levels to $5,450. Married couples filing jointly will see their standard deduction rise to $10,950, $200 more, and the amount for heads of households who don't itemize will be $8,000, up $150. For married taxpayers age 65 and older, they'll be allowed to add $1,050 to the regular standard deduction - unchanged from 2007, and singles will get an extra $1,350 compared to $1,300 in tax year 2007. Phase-out of itemized deductions: Taxpayers will start to see the value of their itemized deductions go down after their taxable income exceeds $159,950 in 2008. That's $3,550 higher than in 2007. Retirement plan contributions: The contribution amount allowed for Roth IRAs begins to phase out for joint filers with incomes exceeding $159,000 (up from $156,000 in 2007) and $101,000 (up from $99,000) for singles and heads of household. For contributions to a traditional IRA, the deduction phase-out range for an individual covered by a retirement plan at work begins at income of $85,000 for joint filers (up from $83,000) and $53,000 for a single person or head of household (up from $52,000). The annual contribution limit for most defined contribution plans rises to $46,000, up from $45,000 in 2007. Hope education credit: The maximum Hope credit, available for the first two years of post-secondary education, is $1,800, up from $1,650 in 2007. Energy breaks: The federal government extended its credit on 30 percent of qualified solar generators for residential use. The Kiddie Tax: The amount of investment income a child under age 19 -- or a full-time student under 24 -- can earn before excess earnings are taxed at his or her parents' rate will go up $100 to $1,800 in 2008. Tax-free parking and transit passes. Employers will be allowed to give employees parking valued at $220 a month as a tax-free fringe benefit in 2008, up $5 from 2007.

(NUI) - This year, the Craft & Hobby Association (CHA) combined the popularity of general crafting with the latest fashion movement to create "fashion crafting." As the focal point of crafting this year, consumers are encouraged to create handmade, personalized couture and accessories. The U.S. fashion industry accounts for over $180 billion in sales of apparel and accessories, according to NPD Group, a leading global research firm. According to the Craft & Hobby Association, fashion crafting accounts for $6.1 billion in annual sales. With 63 million households crafting each year, the majority of Americans are crafters even if they don't know it yet. Fashion crafting is a great opportunity to introduce crafting to a new generation of would-be crafters. Whole-Wheat Pancakes with Cranberry Topping


Skim Milk Vegetable oil Baking Powder Fresh or Frozen Cranberries Cornstarch Maple Syrup

Combine eggs, milk, sugar, oil, flour, baking powder and salt in blender. Blend on low, scraping the sides of the blender as needed, until smooth. Cover and reserve in the refrigerator overnight. Gently stir batter before use. Meanwhile, combine cranberries, mango, juice and cornstarch in a medium saucepan. Set over medium heat and bring to a boil, stirring often. Reduce the heat to low and simmer for 5 minutes or until sauce is thickened. Stir in the maple syrup. Reserve, covered, in the refrigerator overnight or for up to 2 days. Cook pancakes for 2 minutes per side in a greased skillet set over medium heat. Serve pancakes topped with warmed cranberry topping. Makes 8 servings or about 18 pancakes using 1/4 cup batter per pancake.

Chopped Garden Salad with Ranch Dressing


Serves 4 1 head 1/2 medium 1 cup 1 small 1 cup 1 medium 1/2 cup Romaine Lettuce, chopped Seedless Cucumber, diced Cherry or Grape Tomatoes, halved Yellow or Orange Bell Pepper, diced Frozen Corn Niblets, cooked and drained Ripe Avocado, peeled, pitted and diced Grated Old Cheddar Cheese Ranch Salad Spritzer

In a large serving bowl, combine the lettuce, cucumber, tomatoes, diced bell pepper, corn, avocado, cheddar and croutons. Spritz liberally with Ranch Salad Spritzer Dressing, season to taste with salt and pepper. Toss well and serve.

Cheddar Broccoli Tart


Serves 8 1 x 9-inch 11/2 cups 4 1/2 tsp 1 pkg 1 pkg (10 oz) 11/2cups Frozen Deep-dish Pie Crust Milk Eggs Dried Basil Cream of Leek Soup Mix Frozen Broccoli, thawed and drained well Cheddar or Swiss Cheese, grated

Preheat the oven to 3750 F . Place the frozen pie crust on a baking sheet. In a large bowl, whisk together the milk, eggs, basil and soup mix. Stir in the broccoli and cheese. Pour mixture into the pie crust and bake 40 to 45 minutes or until a knife inserted in the center comes out clean. Let stand for 10 minutes before serving.

Luxury Household Surfaces Need Special Care


(NUI) - Granite countertops, stainless steel appliances and travertine floors were all once associated with luxury homes but are now staples of new home construction and renovations. However, with these specialty products comes a requirement of special care. Improper cleaning materials or techniques could turn your beautiful, and possibly pricey, home accessory into a huge eyesore. So, what can you do to prevent a possible catastrophe? With these maintenance suggestions from the experts at Merry Maids, your high-end surfaces will retain their natural beauty and functionality for years to come. Granite Countertops Natural stone is more porous than synthetic, so clean spills before they penetrate the surface. Clean with a neutral cleaner such as stone soap or a mild solution of dishwashing soap and warm water. Rinse after washing with the soap solution and dry with a soft, clean cloth. Never use abrasive cleaners or scouring pads to clean the surface. Reduce streaks by using microfiber cloths or gloves. Travertine Floors Travertine is a calcium-based, alkaline stone and is easily damaged by acid substances. Do not use vinegar, lemon juice or cleaners containing acids. Immediately wipe up spills and messes before they penetrate the surface. Use mild, neutral cleaners for daily cleaning. Rinse the tile and grout thoroughly to remove any remaining cleaner. Dry and polish cleaned areas. Frequent sweeping is the easiest way to protect flooring surfaces. Use brooms with soft bristles for smooth floors and medium bristles for textured surfaces. Stainless Steel Surfaces Stainless steel is stain-resistant but occasionally dulls and is easily shows oily fingerprints. Use white or cider vinegar to clean and polish stainless steel surfaces. Moisten a cloth and wipe clean: Clean stainless steel with a mild soap solution followed by a clean water rinse. Use non-abrasive cleaners to prevent scratching. Use club soda to remove streaks and heat stains. Remove fingerprints by gently rubbing with glass cleaner, then rinse with warm water. A paste of baking soda and water will work just as well. Use Home Maintenance as Prevention, Not Correction

But when we look into the meaning of the word "maintenance," what we will realize is that it actually refers to the upkeep and prevention of these problems. The warmer seasons are a great time to check your house from the outside. Maintenance used as a preventative measure will both protect your house from larger problems and save you money in the long run. Insect infestation: Contact an exterminator if you should find signs of termite, ant or other insect activity. Any insect damage should be repaired immediately following extermination. (NUI) - For many people, their pets are their best friends who deserve the best care possible. This includes feeding them a high-quality food to ensure they are getting all the nutrition they need to be healthy inside and out. Last year, U.S. consumers spent nearly $15 billion on food for their pets, according to the American Pet Products Manufacturers Association. Use separate cutting boards for raw meat and other food items, as the cracks and crevices on cutting boards provide space for bacteria to grow. Make sure to thoroughly clean the cutting board in between uses. If you do nothing else, get into the habit of washing your hands frequently. Not only after using the bathroom, but after you finish eating, when you come home from work or school, after playing with pets, and especially after coughing, sneezing, or blowing your nose, says Kannenberg. Bacteria can grow and divide every 20 minutes, allowing one single cell of bacteria to multiply more than 10 million times in 24 hours. The key is to locate the germ hot spots and tackle the germs as easily and quickly as possible.

HEARING LOSS TREATMENT CRITICAL AT AN EARLY AGE


(NUI) - Hearing loss is a subject often overlooked in the early development of a child. Whether ignored or unrecognized by a parent, misdiagnosed by a pediatrician or simply too unaffordable to correct; children are the ones who suffer the most. According to a national study released by the Better Hearing Institute (BHI), an estimated 1.4 million people under the age of 18 have some form of hearing loss-that's approximately 1.7 percent of children. Only 12 percent wear hearing devices. Based on objective studies published in the Journal of the American Medical Association, the BHI believes the figure could be as high as 15 percent due to early exposure to noise. That means many parents are not aware that their child has hearing loss. In some cases, pediatricians mistakenly say the child's hearing loss and the resulting benefits. So, why should steps be taken early when it comes to hearing loss in children? The following key developmental factors are compromised when a child has an uncorrected hearing loss: speech and language development, academic competence, social skills, emotional health, self-esteem, relationships with family members and cognitive development. Early identification and correction of hearing loss would allow the child to grow and learn competitively with his or her peers and therefore develop into a productive human being. (NUI) With so many people hitting the byways and highways this summer for vacation, work, barbeques and family outings, vehicular travel is sure to rise. So, why spend more than you have to on gasoline? The following tips, from the non-profit National Institute for Automotive Service Excellence (ASE), will help save more of your money for fun times at the beach or mountains as you head out on your summer vacation. Before setting out Check your tires. Underinflated tires or poorly aligned wheels waste fuel by forcing the engine to work harder. Out-ofline wheels, as evidenced by uneven tread wear, should be aligned by a professional. Follow the service schedules listed in your owner's manual. Replace filters and fluids as recommended, and have engine performance problems (e.g., rough idling, poor acceleration) corrected at a repair facility. Given today's high-tech engines, it's wise to have this type of work done by auto technicians who are ASE certified in engine performance. On your trip Break the speeding habit. Speeding to your destination can decrease your miles per gallon by 15 percent or more. Sudden accelerations guzzle gas, too. Anticipate traffic patterns ahead, and adjust your speed gradually. Use cruise control where feasible. Use windows and air conditioning wisely. Your mileage should improve if you keep the windows closed at highway speeds, since air drag is reduced. This is true even with the air conditioning on assuming that the system is in good working order. But try to avoid using your air conditioner in heavy, stop-and-go traffic. When you get back Make sure you remove all vacation items and clutter right away to reduce the weight your vehicle's engine must push. And take off that rooftop cargo carrier. Like closed windows, this will reduce air drag and increase your mileage. (NUI) - The growing number of Americans without access to medical care has sparked a national outcry and made health care reform a top issue in the 2008 presidential election. Candidates on both sides of the political spectrum are addressing the needs of American families by proposing ideas to reform the current health system. According to McCain, the resulting competition would drive costs down. He has also proposed a plan that would allow individuals to buy insurance through organizations and associations, making it more affordable for those not covered by an employer. Democratic candidates Sen. Hillary Clinton and Sen. Barack O b a m a w o u l d provide a series of a ff o r d a b l e insurance options, both public and private. Clinton has proposed insurance mandates that would require everyone to buy health insurance. Both she and Obama would require employers to provide health insurance or pay into a common fund to defray costs. All three candidates are in favor of tax breaks for lowincome Americans and support overturning laws that ban the importation of lower-cost drugs from other countries. Meanwhile, some medical and health associations are offering further solutions that focus on physician involvement. The American College of Cardiology (ACC) has foundthrough proven quality outcomes-that health care providers are in a unique position to take responsibility for medical care and value. Since 40 percent of Medicare spending is used to treat heart disease alone, cardiologists have emerged as leaders in innovative health system reform. In addition to the ACC's data collection and grassroots quality-improvement programs, the College has been active in developing and promoting the national standardization of performance measures and electronic medical data. Comprehensive electronic records and standards ensure coordination across sources and sites of care, further improving patient value. To ensure that practicing cardiologists are educated in the latest scientific advances and have the necessary tools to apply this information to patients in daily practice, the ACC helped create-and continues to update-clinical practice guidelines that focus on quality care. New Surgery Relieves Spinal Pain


(NUI) - Open spine surgery and spinal fusion surgery are the only kinds of surgery that have a clinical term for failure - Failed Back Surgery Syndrome (FBSS). FBSS is a term used to describe the condition of patients who do not experience relief of pain from open spine and spinal fusion surgeries. Despite its name, FBSS is not really a syndrome at all, but a postsurgical state that occurs often enough to have acquired an acronym. What causes FBSS? Sometimes the bony "window" through which spinal nerves pass narrows. This condition, foraminal stenosis, proves the leading cause of post-surgical spinal pain. Discs can also cause the condition. Patients should know FBSS can be treated. Doctors generally suggest methods like rehabilitation and pain management before considering more surgery. Other measures may include exercise, manual therapy, spinal cord stimulators or implanted pumps to deliver cause far less trauma to muscles and tissues, resulting in minimal blood loss and faster recovery. The patient, under local anesthesia, feels alert and can communicate with the surgeon throughout the procedure. Mushroom and Vegetable Tacos


Olive Oil Onion, finely chopped Carrot, peeled and grated Zucchini, grated Mushrooms Taco Seasoning Mix Water Taco Shells, warmed Romaine or Iceberg Lettuce Leaves, thinly sliced Tomato, finely diced (optional)

Heat the oil in a large non-stick frying pan over medium-high heat. Add onion and mushrooms; cook and stir for 3-4 minutes or until lightly browned. Add carrot, zucchini, taco seasoning mix and water, cook and stir to mix well. Lower heat to medium, cover and cook about 4 minutes or until vegetables are tender. Uncover and bring to boil until juices evaporate. To serve, place about 1/4 cup filling in each taco shell and top with lettuce and garnish if desired with tomato. Serve with guacamole if desired.

Peanut Butter Brown Sugar Scones


Serves 12 2 cups 1/2 cup 4 tsp 1/4 tsp 3/4 cup 1/3 cup 1 1/2 cup Topping 1/2 cup 1/3 cup Flour Brown Sugar Baking Powder Salt Peanut Butter, cold Vegetable Shortening, cold Egg Milk Salted Peanuts, chopped Brown Sugar

Preheat oven to 425F. Line a baking sheet with parchment paper. Combine flour, brown sugar, baking powder and salt in a medium sized bowl. Cut in shortening and peanut butter until mixture resembles coarse meal. Add egg and milk, stirring with a fork to create a soft, slightly sticky dough. Knead gently and press dough into a ball. Place remaining brown sugar and peanuts on work surface. Press dough into mixture and shape into 3/4" thick round. Turn dough over and press into any remaining mixture. Cut into 12 triangles and place on prepared cookie sheet. Bake in preheated oven for 12-15 minutes or until golden. Let cool on racks.

Eat-Your-Vegetables Chocolate Cupcakes


Makes 20 cupcakes 1 1/4 cups 1 1/2 cups 2 1 tsp 1/2 cup 3/4 cup 2 1/2 cups 1 tsp each 1/2 tsp 1 cup each 1 can prepared Margarine Granulated Sugar Eggs Vanilla Extract Plain Yogurt Cocoa Powder All-purpose Flour Baking Powder, Baking Soda Salt Zucchini, grated, Carrots, grated Frosting

Preheat the oven to 350 F. Beat together the margarine, sugar, eggs and vanilla until light and creamy. Add the yogurt and cocoa powder and beat until smooth. Stir in the flour, baking powder, baking soda and salt and mix just until combined. Fold in the zucchini and carrots. Place 20 paper liners into cupcake pans. Fill to the top of the liners. Bake for 25 minutes or until a toothpick inserted into a center comes out clean. Let cool then frost with icing.
