Growth, Foreign Buyers Benefit Southwest Florida Real Estate


by Katharine Swam While the rest of the nation holds its breath, waiting for the real estate market to take a turn for the better, homeowners in SF Florida are already enjoying an upward trend. A variety of factors such as rapid population growth, foreign buyers, and an influx of retirees have contributed to a bigger and better housing market. "In my business alone, I have noticed a huge increase in sales over the last year," says Michael Burke, a Realtor specializing in Bonita Springs, Estero & Naples properties. He notes that the increase in activity has shown up in other areas, too: "My website traffic has gone up tenfold from what it was last year." Houses in Southwest Florida are also selling faster, circumventing the long periods of staying on the market that are frustrating sellers in other parts of the country. "Earlier this month, I placed a home on the market and had a contract on it within a week," Burke says. It's no accident that the real estate market in Southwest Florida is doing so well. For one thing, the area is growing by leaps and bounds. The Building Industry Association's (BIA) website "Buy Now in Southwest Florida" (buynowswfla.com) reports that Lee County's population is expected to increase by 40 percent between 2000 and 2010; Collier County's population will increase by 52 percent. Also, Southwest Florida is widely known for being one of the bang for their buck, and as a result many are spending those bucks on property in Southwest Florida. The BIA estimates that on average, foreigners make up about 15 percent of all homeowners in Florida - the highest percentage of any state in the nation. Real estate agents have noticed the trend, as well. "Roughly forty percent of my buyers are from Canada and Europe," Burke says. Of course, not all of Southwest Florida's real estate activity comes from overseas. A popular location for American vacationers and retirees, the area has retained its appeal even while the nation's economists cry wolf. According to the BIA, a combination of affordable housing, lower-thanaverage cost-of-living, and low interest rates are attracting baby boomers who are planning their retirement. "Close to half of my buyers are baby boomers looking for affordable resort-style retirement," Burke says. "But this is just the tip of the baby boomer iceberg, as many boomers are waiting to sell their property until they feel more confidence in the real estate market." However, Burke notes, this could be a mistake. "Home prices in Southwest Florida are really good right now, but buyers shouldn't expect this to last forever," Burke advises. "As this upward trend in the market continues, prices are going to go back up and there will be fewer selections available.

Remember that a bad credit score can raise the total cost of your mortgage. See what kind of payoff your chosen renovation will have: During the housing boom, people thought virtually any renovation would offer big returns. That wasn't true then, and it's particularly untrue now. Take the time to figure out what renovations have the best chance for return on investment now - go to Remodeling magazine's annual Cost vs. Value report online (http://www.remodeling.hw.net/co n t e n t / C v s V / C o s t v s Va l u e project.asp?articleID=381305ion ID=173) and check 2006 project cost averages for your region of the country. In this market, renovate because it's going to bring you comfort or pleasure, not because you're expecting immediate profits. Know how long you'll need to stick around: When you sell, remember that most married couples can exclude from their taxable income up to $500,000 of gain and most individuals filing single or married filing separately can exclude up to $250,000. It's required that you must have owned and used your home as your principal residence for two out of five years before the sale. The exclusion is generally applicable once every two years. However, if you are unable to meet the two-year ownership and use requirements because of a change in employment, health reasons or unforeseen circumstances, then your exclusion may be prorated. Beware the bump in property taxes: The great thing about a more valuable home is the potential higher value when you sell. The bad thing is a visit from the county assessor - more valuable property tends to lead to higher tax assessments. Make sure you cannot only afford the cost of renovation, but what you'll need to pay higher taxes if your home is reassessed. Don't forget to deduct applicable sales tax: If sales tax was imposed on a major renovation or if your state or locality imposes a general sales tax on the sale of a home or the cost of a substantial addition or major renovation, you might be able to deduct it. This alternative is particularly valuable in low-tax states, and the sales tax paid on the purchase of some large items including the purchase of a home or major addition can be added to the table amounts. Make sure your renovation makes your home salable: A discussion with a real estate agent or someone familiar with the value of improvements in your immediate neighborhood can tell you what will add to value or take it away. For instance, a big addition can take away from the value of a home if it's not aesthetically in tune with the rest of the neighborhood. Obviously, any renovation that keeps your house on the market longer better be worth it now because it might damage your sales prospects later.

For those who think the sun is the only thing they need to protect themselves from during the summer months, guess again. Mosquito bites are not only unsightly, but last year, West Nile Virus affected 121 people in the U.S. according to the Centers for Disease Control (CDC). However, women especially, don't have to let ugly insect bites ruin their summer fun. "It doesn't have to be hard to keep your skin beautiful all summer long," says Rebecca Borman, former Survivor contestant, and two-time Emmy Award-winning make-up artist on The View. Grilled Catfish Over Mixed Greens


Catfish Fillets (4-6 oz each) Extra-virgin Olive Oil Balsamic Vinegar Dried Tarragon Salt Freshly Ground Black Pepper Mixed Salad Greens, washed and dried White Mushrooms, thinly sliced

Place fillets on a shallow plate. Mix olive oil, vinegar, tarragon, salt and pepper in a small bowl until well blended. Pour two-thirds of the marinade over the Catfish. Cover with plastic wrap and refrigerate for 30 minutes to marinate. Reserve the remaining marinade to use as salad dressing. Prepare a grill or preheat the broiler to 500 degrees F. Place Catfish fillets on an oiled grill rack or broiler pan rack. Grill or broil four inches from the heat source for two to three minutes on each side or until fish flakes easily. Remove and allow to cool slightly. Serve warm. Toss salad greens, mushrooms and the reserved marinade in a large bowl. Top with grilled Catfish.

Lemon-Herb Artichoke Hearts with Chopped Almonds and Red Pepper


Serves 6 2 tbsps 2 cloves 1 5 fresh 1 tbsp 1/2 cup Butter Garlic, minced Red Bell Pepper, sliced thinly Artichoke Hearts, cooked*, cleaned* and halved Fresh Lemon Juice Roasted Almonds, roughly chopped Salt and pepper to taste 1/4 cup Fresh Flat-leaf Parsley. chopped

Heat butter in a large saucepan over medium heat, add garlic and red bell pepper and saut for 1 minute. Add artichokes and lemon juice. Stir in almonds, salt and pepper and saut for 3 minutes. Remove from heat and top with parsley. Serve immediately. *To prepare artichokes, trim outer bottom leaves and stem. Blanch in salted, boiling water with lemon juice for about 20 minutes, or until tender. Remove from the water and cool. Remove leaves and reserve for another use. With a spoon, scoop out the hairy choke and reserve the hearts. This may seem like a hassle, but you'll find that in terms of flavour and texture, using fresh artichoke hearts instead of canned makes a big difference. If you're in a hurry, though, you can use artichoke bottoms from a can, drained and rinsed.

Concrete Landscapes Build Greener Gardens


(NUI) - Americans love having backyards for planting gardens, holding outdoor parties and giving children a safe place to play outdoors. But some homeowners find themselves with less-than-ideal backyards. Maybe the backyard slopes too much for a picnic table. Maybe the home's in an arid area, where green grass requires expensive irrigation. For many homeowners looking to improve their backyards, concrete masonry might provide an unexpected, inexpensive solution. Concrete can mimic any surface, like stucco, European cobblestone or aged slate, allowing concrete landscaping to blend into any area alongside any style of home. Concrete masonry proves both stylish and durable. Unlike wooden decks, concrete structures require no upkeep and don't succumb to termites, mold, rot, weathering or other problems. One couple replaced their wooden deck with a concrete patio, then found themselves with an insect-free backyard. "With the wood deck, it seemed like mosquitoes would breed and then come up and attack," said Melissa Werpy, who used concrete masonry to renovate her backyard. "We can now be outside until midnight, and mosquitoes aren't a problem." Concrete masonry can build attractive desert landscapes, too. Some homeowners use water irrigation to grow green grass in arid regions. But irrigating a lawn costs money and wastes water, a precious natural resource. Homeowners can use segmented, concrete walls to build attractive driveways and terraced landscapes without growing grass. (CL) Laminate flooring manufacturers have recognized the void of a cost-effective product that offers ease of installation and minimal tools and know-how. Enter the popular floating laminate wood floor. FLOOR CONSTRUCTION Laminate flooring consists of several components that are bonded together to create the finished product. It includes a core, usually constructed of high density fiberboard (HDF), and a composite wood product backed with a sturdy plank that is generally coated in resin. The resin resists moisture and helps protect the product from warping and rotting. The top layers of the floor include a wear-resistant decorative surface, usually an authentic woodgrain pattern, and a tongue and groove design for interlocking the pieces of flooring. WHY FLOATING? (NUI) Summer should be a time for relaxing together with the family. But for many parents, it can be a time of panic and anxiety as they struggle with the decision to enroll their children in kindergarten. As a kindergarten teacher since 1996 and an eHow.com expert, I have worked with many families to help them navigate this very personal decision. Since then, I've come up with some tried-and-true considerations to keep in mind when determining a child's readiness. Birthday. Children who do not turn five until after kindergarten starts will be the youngest in their class for the next 12 years, which is almost always a disadvantage. (NUI) - Studies show that kids who learn about the risks of drug abuse at home are 50 percent less likely to abuse drugs. Yet, a new survey of parents shows that while most say they feel prepared to discuss cough medicine abuse with their teens, only about 20 percent have done so. Meanwhile, one in 10 teens reports having abused cough medicine to get high. One year ago, five mothers from across the country launched the Five Moms: Stopping Cough Medicine Abuse Campaign (www.fivemoms.com) to try to bridge that communication gap. On the anniversary of that effort, they've reached 23 million parents through their Web site, personal blogs, email outreach and a viral video. "I can't help but think how different my family's life would be had we known that cough medicine abuse was happening," said Five Mom Christy Crandell, whose son was arrested for armed robbery while high on cough medicine and marijuana. "I can only slang terms that kids use to describe cough medicine abuse, like Dex, Robo and Triple-C. Safeguard medicines at home. Monitor your medicine cabinet and note which products you have and how many. Communicate with your teen. Talk to your teens about all types of drug abuse, including cough medicine abuse. Monitor your teens' Internet usage. Many Web sites promote cough medicine abuse, either by providing instructions, abuser communication groups or videos. Always be aware of what your teenagers are doing online. Recognize the signs of cough medicine abuse. The warning signs include missing or empty bottles or packages of cough medicine and changes in behavior. Lemon-Grilled Shrimp with Feta and Tomatoes

Preheat BBQ to high and lightly grease grill. In a bowl just large enough to hold shrimp, whisk lemon juice with oil, garlic and oregano. Add shrimp and toss. After 20 minutes, remove shrimp from marinade. Skewer shrimp randomly with tomatoes. Sprinkle with salt and pepper. Place on BBQ, turning occasionally, and grill until shrimp are no longer pink and tomatoes begin to burst, 4 to 6 minutes in total. Divide among four plates or serve on a small platter. Sprinkle with feta then dill. Serve with lemon wedges.

Creamy Almond-Caper Sauce


Serves 4 1/4 cup 2 tbsps 2 2 tbsps 1 clove 3/4 cup 2 tbsps 1 1/2 tsps 1/2 tsp sliced Almonds Unsalted Butter Scallions, thinly sliced, including green tops Capers, drained Garlic, minced Sour Cream Fresh Cilantro, chopped Fresh Lime Juice Fresh Grated Lime Zest Pinch of Ground Cayenne Pepper

Place almonds in a single layer in a dry skillet, and turn heat to medium. Toast for about 2 minutes, stirring occasionally and then set aside. Melt the butter in a medium skillet over medium heat. Add the scallions, capers and garlic, and cook, stirring constantly, 1 to 2 minutes or until scallions are softened but retain their bright green color. Transfer mixture to a medium bowl and cool slightly. Stir in sour cream, almonds, cilantro, lime juice, lime zest and cayenne.

(NUI) Many people hope to see the world. But as industrialization, pollution and global warming threaten one-of-akind locales, many Americans travel with a new sense of urgency - they want to see the world before it's gone. People are booking trips to raft China's Yangtze River before the government builds a dam in 2009. Others want to hike the Amazonian rain forest while it still stands. But people can travel, not only to see the world, but also to preserve its wonders. Eco-tourism, which protects both environments and cultures, attracts socially and environmentally concerned travelers. In 2006, a National Geographic Traveler study reported that over 55 million Americans were interested in sustainable travel. Many travellers don't just settle for a trip or two, but devote their lives to helping others travel green. As tour directors, eco-enthusiasts can arrange Earth-friendly trips, work with local communities and teach their travel groups. One tour director, Lee Burch, said that his career "combines travel, which I have a passion for, with making a difference in people's lives." Tour directors, unlike local tour guides, become fully responsible for a tour group over an extended amount of time. They help immerse tourists in local communities by setting up stays, arranging activities, and discussing local culture, food, art and history. The International Tour Management Institute (ITMI), a California-based school that teaches its students to direct tours, emphasizes the career's flexibility. Tour directors can be full-time or parttime. They can lead tours at home or abroad. Globally, tourism provides one in every 12 jobs. According to the United Nations World Tourism Organization, international tourism gives 46 of the 49 poorest countries their largest income. Eco-tourism doesn't have to mean jungles or deserts. Tour directors can take people to America's Ozarks - or on a walking trip around New York or to a farmer's market in San Francisco. Ted Bravos, the co-founder of the International Tour Management Institute (ITMI), calls travel "a vehicle for world citizenship."
