Pricing Your home to Sell


The SW Florida real estate market is at an interesting place right now. Sales are steadily increasing, but prices for the moment are highly competitive. in fact, thats probably what is driving the housing markets recovery -- buyers can see that there are good deals to be had if they move on it now. My point is, the asking price you set for your home can have a huge impact on how well and how quickly it sells. My research shows that it is the homes priced in the lower 20 percent of the market that are selling the best right now, showing that buyers are extremely focused on value. in other words, if your house doesnt sound like a good deal, it is going to get passed over in favor of the houses that do.

This report provides the data for the actual sales in the last six months, enabling you and your real estate agent to see selling prices as well as trends. When trying to decide what to price your house at, a CMa is much more valuable than looking at homes that have been on the market for a while. if they have not sold yet, it is probably because they are overpriced, and therefore they are not really your competition -- buyers are passing them over in favor of properties that offer a better value. The job of the CMa is to show you how buyers are defining what makes a home a better value.
Finally, but no less importantly, be sure you have a good real estate agent who knows the market in your community upwards, downwards, and backwards. This way the agent has a reference point from which to read the CMa. Numbers and statistics are great, but it takes experience and instinct to know what to do with them.

how do you know if your home is priced right? Well, if you and your agent have done your research as i have explained above, you should at least be reasonably close. From there you can fine-tune your asking price by looking at how much interest the listing is generating. For instance, if you only have two or three showings over a 30-day period, you have priced your home too high.

Getting lots of showings is important because if buyers have to come see your home in order to consider buying your home. Most buyers look at quite a few houses before making a decision, so it can take many showings before you get an offer. as a result, the more showings you get, the greater your chances of getting an offer. Though it seems counter intuitive, pricing your home lower to start -- and generating a quicker sale -- often means a higher final sale price than what you would get if you started out by pricing the home too high. This is because homes that start out being priced lower sell more quickly, so they dont linger on the market while real estate values continue to drop. Sellers that start out too high and chase the market down, on the other

hand, may find that after several months, values have dropped below what they were when they first listed their home. if your home has not sold in todays market the most common cause is being overpriced. When your home is priced correctly, it shouldnt take long to sell -- about two to three months in most cases, sometimes even less. We have all heard the saying that time is money, and it is certainly true in this case. Though setting a lower asking price may seem like your are selling yourself (or your home) short, in truth you are saving yourself from continuing to make mortgage payments on an empty house, or from losing money by chasing the market down. Setting a competitive asking price dramatically increases your chances of a quick sale by generating more interest and, therefore, more opportunities to sell.

There are several ways to ensure that your home is priced to sell quickly. The most valuable tool at your disposal is a CMa, or comparative market analysis.

Tips to protect little eyes from the computer screen


(NC)With September comes the resumption of school work, homework, research projects and classmate communication, so its important to note that the average North American child now spends one to three hours per day with his or her eyes on a computer screen. As a result, many leading pediatric eye doctors believe that the startling increase of nearsightedness (myopia) in children worldwide is a direct consequence of avid computer use. In fact, children using computers before their visual systems are fully developed are at the very heart of the public health problem called computer vision syndrome, says Bijan Minbashion, vice president of operations for Hakim Optical, a national leader in retail eye care. A study at the University of California reports that 25% to 30% of computer-using children need corrective eyewear to work with the equipment comfortably and safely and similar studies in Asia report that first-graders with myopia has increased from 12.1% to 20.4% since 1995. In the last three years, myopia is reported to have doubled to 34% in seven- to nine-year-olds. To guard against early damage to your childs eyes, consider these tips: Schedule a comprehensive eye exam as your child enters kindergarten, including near-point (computer and reading) and distance testing. Schedule an eye exam before school begins every year. The recommended distance for children between the monitor and the eye is 18-28 inches. Any closer risks eye strain. Be aware of behavior that indicates problems such as eye redness, frequent rubbing of the eyes, unusual posture, or complaints of blurriness or eye fatigue.

Rice and Beef Burritos


Ingredients: 1/2 lb extra lean ground beef 1 cup minced onion 1 tsp ancho chili powder (Substitute chili powder if ancho chili powder is not available) 1/2 tsp ground cumin 1 19 oz can black beans, rinsed well and drained 1-1/2 cups salsa (mild, medium or hot) 1 cup frozen corn kernels 3 cups cooked white or brown short or long grain rice 6 10-inch whole grain tortillas 3 cups chopped romaine lettuce 1-1/2 cups shredded Monterey Jack cheese 12 thin slices, ripe avocado Garnishes: Sprigs of cilantro Lime wedges Sour cream or plain yogurt In a large skillet, cook ground beef over medium-high heat until no pink remains, about 10 minutes. Drain any fat, crumble and return meat to skillet. Add onion, ancho chili powder and cumin. Cook, stirring often, until onions are slightly softened; about 5 minutes. Stir in beans and salsa. Cook until heated through, about 5 minutes. Stir in corn (do not need to thaw) and rice until well combined. To serve: Spoon about 1 cup of the rice mixture in the center of each tortilla. Top with 1/2 cup lettuce and 1/4 cup of cheese and two pieces of avocado. Add a sprig of cilantro, a squeeze of lime and dollop of sour cream/yogurt if desired. Fold bottom edge, then sides; roll up. Can be served cold, at room temperature or warmed in the microwave if desired.

Maple Cinnamon Roasted Almonds


Developed for the Almond Board of California by Award-Winning Author and Registered Dietitian, Liz Pearson Ingredients: 2 cups whole almonds 1/4 cup maple syrup 2 teaspoons canola oil 2 teaspoons vanilla 1 tablespoon cinnamon Directions: Roast the almonds on a large square baking sheet at 350F for 15 minutes. Take the almonds out of the oven. In a saucepan, mix together the maple syrup, canola oil, vanilla and cinnamon. Heat at medium just until the mixture starts to boil. Add the roasted almonds to the saucepan. Toss until the almonds are evenly glazed and covered with the syrup mixture. Cover the baking sheet with parchment paper. Spray with vegetable oil. Spread the maple almond mixture onto the parchment paper and let cool. Enjoy the same day or store in an airtight container in the refrigerator to enjoy throughout the week. Serves 8 people

Southwest Florida Real Estate Market heats up for Summer


The July august 2009 market report for Bonita, Estero and Naples is now available, and the numbers are encouraging: closed sales are on the rise, while prices have stayed low enough to continue tempting buyers. Right now is a great time to buy or sell. Buyers are enjoying great deals on luxury homes, which is bringing out the lurkers and causing the number of closed sales to increase at an almost dizzying rate. Likewise, the rising number of sales means that if a seller prices his home competitively, the property WiLL sell, and usually in a very reasonable period of time. For example, the average sale price of all homes sold in 2009 up through July was $349,594, with the vast majority of closed sales -- a whopping 85 percent -- are under $500,000. however, the statistics also place 63 percent of all closed sales in the $0 to $250,000 range, indicating the importance that buyers are currently placing on perceived value. I also find it interesting that while 63 percent of homes sell for less than $250,000, only 48 percent of homes are listed in this price range. This means that the homes in this range are more likely to sell than their more expensive counterparts, and that sellers who list above $250,000 are finding they have to accept much lower offers in order to sell their homes. Most likely driven by the great deals currently available to buyers, the sales numbers for 2009 are showing a marked improvement over last year. For instance, in July 2009 there were 740 closed sales in Bonita, Estero and Naples combined. This represents a 43 percent increase over July of last year

The number of closed sales in the area nearly doubled over the course of the first seven months of 2009, from 379 closed sales in January to 740 in the month of July. i dont think i need to tell you how exciting it is to see this kind of promise in the local housing market! Finally, Julys statistics show that the market inventory is continuing to decrease. The number of new listings is dropping: in July 2008, 16,325 properties had been listed year-to-date, as opposed to 14,864 listings so far in 2009. Furthermore, only 10,892 properties were listed in Naples, Bonita, and Estero as of au gust 1, 2009, representing an whopping 18 percent decrease from the same time last year. Whether you are a seller or a buyer, right now is an exciting time in the Southwest Florida real estate market. Prices remain low, tempting buyers who want to take advantage of the opportunity to get a good house at a great value. as a result, the rate of sales is steadily increasing, which is good news for sellers as LLC well: it means that if you price your house appropriately, you can sell it quickly, saving yourself the continuing cost of mortgage payments and having to maintain a show-ready appearance inside and out for months on end.

Try to choose a room with good ventilation and temperature control. a warm, stuffy room can lead to premature fatigue and headaches. also, the study area should be permanent a place where books and supplies can be left. Choose a desk or table with plenty of surface area. There should be room to lay out several books, room to write and space for a computer or laptop. For maximum comfort select a cushioned, fully adjustable office chair. Light in the room should be bright, well distributed and free of glare. an adjustable desk lamp can supplement the main light source. adjust the laptop or monitor screen so it can be viewed staring straight ahead. Positioning the monitor or screen too high or low can cause strain on the neck. Lastly, plan ahead and ask about the tools and supplies your children use regularly and have them easily accessible. a bookshelf containing a dictionary, thesaurus and encyclopedia are essentials. internet access is a necessity when it comes to research. a whiteboard or chalkboard can also be added to a nearby wall surface for spelling practice or math problems. having a well-organized study room will help your children focus, will be more productive and give your children that extra chance to succeed in school. By establishing simple rules and completing homework in a study, your children will be more apt to follow a schedule ensuring all homework is completed on time.

The credit crunch is taking its toll on sleep habits, with Americans losing valuable shut-eye every night, according to new research from The Body Shop. Nearly half of people interviewed claim they are getting a worse nights sleep than before, mostly thanks to the economic downturn. Conducted in March, The Body Shop Sleep Survey of more than 1,000 people reveals the extent of sleep lost each night across the country as men and women toss and turn worrying about the economic crisis. Twentyeight percent of people are suffering from at least one hour of less sleep each night than in previous years, with men more badly affected than women. And one in eight people are losing at least two hours more sleep per night than before the credit crunch kicked in. Sleep deprivation has a negative effect on productivity and stress levels. At a time when people are worrying about financial security, most people said that lack of sleep made it hard for them to concentrate, while 31 percent said it was more difficult to focus at work. Worryingly, the effects of sleep loss have been cited as being similar or worse than the effects of drinking alcohol to excess. * Adjust your posture to minimize strain. Sit up straight and dont rest your wrists on the edge of your keyboard tray while typing; try to maintain a straight wrist position. * Stay hydrated. Proper hydration is essential to the healthy functioning of all our tissues.

5 tips to keep you home safe in an emergency


(aRa) - Over the years, North americans have endured many different types of tragedies and crises - from hurricane katrina and Sept. 11 to countless tornadoes, earthquakes and other natural disasters. During these hardships, we have learned to expect the unexpected and to be ready for anything. With this in mind, the u.S. Department of homeland Security has declared September National Preparedness Month in an effort to educate people about natural and national disaster preparedness and to motivate families to plan ahead. in support of this years Ready Campaign, First alert and The Lehigh Group, makers of home safety and security products, offer some simple tips for preparing your home and family to face unexpected emergencies. 1. Create a preparedness kit When preparing for an emergency or potential disaster, basic survival items like fresh water and nonperishable foods are often at the top of the list. Just as important are necessities like blankets, a first aid kit, transistor radio, flashlights, batteries, cell phone with charger, prescription medications, cash or travelers checks and even a can opener. Extra items such as tools, matches and a compact, easy-to-use fire extinguisher should also be included in your safety kit. These items should be kept in a convenient, secure and dry location in the basement or another area of the home with no outside windows. 2. Set alarms Carbon monoxide (CO) poisoning incidents escalate during hurricane season and heavy wind storms due to more frequent power outages when homeowners turn to fuel-burning generators or other fuel sources to cook, light, cool or heat their homes. To protect your family from this silent killer, CO alarms should be installed throughout the home, including one on each level and outside every sleeping area. 3. Store valuables in a safe place Through fire or flood, a safe can help protect important documents, family photos and sentimental keepsakes, as well as jewelry and other valuables. For the ultimate protection, look for a safe that is both fire resistant and waterproof, not just water resistant. Be sure to keep the combination in a secure place and share the location only with trusted family members and friends. 4. Keep security front and center Doors and windows are particularly vulnerable spots in a home during a major storm or national disaster. Proper storm doors can protect exposed areas of the home from wind, precipitation and debris. Security screen doors and window guards also can help keep homes safe from unwanted intrusion. 5. Secure outdoor items High winds can take a toll on the outside of a home. At the first sign of danger, secure outdoor items using rope or other cordage products to tie down outdoor furniture, plants, decorative items and more.
