Local Housing Market Highs Continue in 2009

marked signs of recovery. The sales statistics for 2008 show a fairly steady increase, starting in February 2008. Closed sales in December 2008 increased 31 percent over December 2007, and pending sales at the end of 2008 were a whopping 89 percent over 2007. In addition, the number of closed sales in the area in 2008 is comparable to the number of closed sales in 2002, just before the real estate boom. Similar trends were seen in the surrounding areas. In Fort Myers-Cape Coral, sales rose impressively, 43 percent between December 2007 and December 2008. Marco Island boasted a hike in closed sales of 27 percent over the previous year. Despite the announcement in December that the United States had been in a recession for the past year, the Naples, Bonita Springs, and Estero real estate market finished out 2008 with a flourish. So far, the upward trend appears to be continuing into 2009. Helping your Kids Recover After a Major Money Mistake

The average college graduate is $20,000 in debt, and todays young adults are clearly exposed to more opportunities for self-directed financial disaster than any group in history. Despite the current credit crunch, credit cards are still a common way most young people afford their new adult lifestyle, and rising costs on everything from rent to gasoline presents deeper challenges. So it happens. Your kid gets in trouble with those credit cards, loses a job, or cant find a job to pay the sum total of the rising debt he or she has. What can you do? Make sure you can afford to help. Its tough to say no to a financial bailout for your kid, but depending on the level of trouble he or she is in and your own financial responsibilities, you may need to. Here are some ideas: Should help be considered a gift? Actually, this is a good first question in any scenario where you offer help to a friend or family member. What happens if you dont get the money back? For the sake of the relationship involved, it might make sense to think through that possibility. Would the potential loss of money injure you, and worse, will it injure the relationship? This is why it might be a very good idea to present this solution as a one-time gift and then stick to it.

Both sides should come clean: Remember that this situation is as much about the relationship as about money. The decision to help a family member with money problems requires understanding lecturing tends to work not so well. But its right to encourage your offspring to take a frank look at their financial situation and if they are in debt trouble of any kind, they should get help. Its also important that you show confidence that they will make it through this.

But if its a loan: You need to structure it professionally with clear consequences if it goes unpaid. Handled correctly, such a solution can offer benefits for the borrower and lender alike. But theres the potential for incredible downside. Unclear agreements can lead to missed payments or default. If the borrower dies suddenly, the lenders investment may be lost if the agreement isnt structured correctly. A properly executed promissory note is still an obligation of the estate, and may continue to be paid to an heir or other person or entity based on the terms as agreed Work with them on budgeting: Its not going to be enough to solve the immediate problem. Even if you dont use a financial planner to help you both work through the situation, its important to set a clear financial course for your child going forward. They obviously have to have a stake in the planning, but youre going to have to provide guidance. Encourage them to start an emergency fund. Optimally, theyll need to stash away three to six months worth of living expenses, and even if its just a small start, its part of the recovery effort.

Consider a joint talk with a financial planner: A financial planner, such as a CERTIFIED FINANCIAL PLANNER professional, can look at their financial situation and your own and give you both a road map on how to work through your childs money problems and set up better money management techniques for after the crisis.

Shopping for food that is delicious, nutritious and affordable

(NC)-Many people think that buying healthy food is more expensive, but that does not need to be the case. There are lots of ways to make less expensive choices that are nutritious and you dont have to give up taste to do it, says Carol Dombrow, registered dietitian with the Heart and Stroke Foundations Health Check program. Carol offers the following tips for getting the most nutritional bang for your buck: Check out weekly flyers and plan your meals around the specials. Cook from scratch when you can and keep your pantry stocked with the basics for your favourite recipes. Shop for and prepare dishes on the weekend to get you through the busy week days. Try not to shop when you are hungry. Plan your meals and prepare your grocery list in advance and stick to it when you are shopping. Try to buy fresh vegetables and fruit in season. In the off seasons, canned and frozen vegetables and fruit are practical, less expensive and nutritious. Buy in bulk when you can. Enjoy meatless meals at least a few times throughout the week. Baked beans, vegetarian chili, eggs, tofu and peanut butter are usually less costly and can make healthy and delicious meals. (NC) March is Kidney Health Month. Here are some tips for kidney health that can be used to prevent or manage disease, or increase early detection. Know your estimated glomerular filtration rate (e-GFR) a measure of your kidney function. Inflammation of the eyes, hands and feet are among the warning signs of kidney disease. Diabetes is the leading cause of kidney failure which requires dialysis or transplantation. Never underestimate the value of taking your medications as prescribed, particularly if you have diabetes. Exercise regularly. Yes to butting out. Smoking can triple the risk of kidney disease. High blood pressure monitoring is essential to prevent cardiovascular and kidney diseases. Eat a healthy diet. Attend a health screening event in your area. Lifestyle changes are key. Limit daily alcohol to two drinks or less. Take note: Persons with a family history of chronic kidney disease are at greater risk. High risk groups also include specific ethnic groups. If you are Aboriginal or Asian, South Asian, Pacific Island, African/Caribbean or Hispanic, discuss kidney health and the risk of disease with your health care practitioner.

Mix and Match Stir-Fry

Serves: 4 Ingredients:
1 cup Tomato Ketchup 1/2 cup Tomato Juice 2 tbsp soy sauce 2 tsp Worcestershire sauce 1 tsp each horseradish and minced fresh ginger 2 tbsp vegetable oil 1 onion, sliced 1 lb chicken, pork or beef strips or shelled shrimp 4 cups mixed chopped vegetables such as broccoli, asparagus, bok choy, sweet peppers or snow peas Lemon or lime wedges (optional)

Savoury Onion and Apple Tart

16 appetizer servings 2 tablespoons olive oil 6 medium-sized onions, thinly sliced (about 9 cups) 2 medium-sized red apples, cored, thinly sliced (about 3 cups), divided 1 can (13.8 ounces) refrigerated pizza dough (such as Pillsbury) 1/2 cup crumbled goat cheese or feta cheese 2 tablespoons chopped fresh thyme or 2 teaspoons dry thyme Preheat oven to 425 F. In large, nonstick skillet, over medium low heat, heat oil. Add onions and half of the apples; cook, stirring occasionally, until they are very soft and begin to caramelize, about 25 minutes (mixture will appear to melt and become spreadable). Meanwhile, coat baking sheet with non-stick spray. Press dough into rectangle on baking sheet. Prick dough all over with fork to prevent bubbling. Bake until lightly brown, about 10 minutes; remove from oven. Spread apple and onion mixture over dough; sprinkle with cheese. Just before serving, top with thyme and remaining sliced apples; broil on high until apples begin to wilt, about 1 minute. Cut into squares and serve. To substitute large prepared baked pizza crust for the refrigerated pizza dough, simply omit baking crust.

Ingredients:

8 eggs 1/4 tsp each salt and pepper 1/4 cup each finely chopped onion and bacon 1/2 cup Tomato Ketchup 1 1/2 cups baby spinach leaves 1 cup shredded reduced fat Cheddar cheese 6 small whole-wheat pocket pitas

Preparation:

Whisk the eggs with the salt and pepper, reserve. Heat a large, nonstick skillet over medium heat. Add the onion and bacon. Cook, stirring, for 5 minutes or until onions and bacon are browned. Pour in the eggs. Cook, without stirring for 1 minute. Cook, stirring, for 1 to 2 minutes or until just set. Remove from the heat. Use a small knife to cut halfway around the outside edge of each pita, fold back the top flap. Spread an equal amount of the ketchup all over the inside of each pita. Lay a portion of spinach over the ketchup. Top with a portion of the scrambled egg mixture, sprinkle with cheese. Tuck the top flap of each pita inside, directly over the filling. Tightly roll the loose flap over the outside of each pita to completely enclose filling. Let stand for 5 minutes to soften cheese before serving. mixture before scrambling the eggs.

Preparation:

To make the chili mixture, stir ketchup with tomato juice, soy sauce, Worcestershire sauce, horseradish and minced ginger. Reserve. Heat the oil in a deep skillet or wok set over medium-high heat. Add onion and stir-fry for 3 minutes. Add meat or shrimp and continue to stir-fry for 3 minutes. Add vegetables and stir-fry 2 minutes longer. Make a well in the centre of the pan and pour in reserved chili mixture. Bring to a boil. Reduce heat and simmer for 3 to 5 minutes or until meat is cooked through and sauce is thickened. Garnish with lemon (optional)

Master Dough Recipe Yield: one 20-ounce ball of dough to make one 12-inch Chicago-Style Deep-Dish Pizza 1 package active dry yeast 3/4 cup warm water (105-110 degrees F) 1 teaspoon sugar 1/4 cup corn oil 2 1/2 cups all-purpose flour 2 teaspoons salt 1 teaspoon olive oil 1 12-inch deep-dish pizza pan or cake pan In a mixing bowl, dissolve the yeast with water and sugar. Add the corn oil and blend. Add the flour and salt and mix thoroughly. If using a stand mixer, mix for 4 minutes at medium speed, until the dough is smooth and pliable. If kneading by hand, knead for 7 to 8 minutes. Turn the dough out of the bowl and knead by hand for two additional minutes. Add olive oil to a deep bowl. Place the dough ball into the bowl and turn it twice to coat it with the oil. Cover the bowl with plastic wrap and a kitchen towel. Let the dough rise for two hours. Do not punch it down. Spread and push the dough ball across the bottom of the pan and up the sides. Pepperoni Deep-Dish Pizza 1 1/2 cups tomatoes, ground 1 teaspoon oregano, dried 1 teaspoon basil, dried 2 tablespoons romano cheese, grated 5 ounces part-skim, low- moisture mozzarella, sliced 5 ounces provolone, sliced 24 pepperoni slices (about 2 ounces) 1. In a mixing bowl, combine the tomatoes, oregano, basil and romano. Set aside. 2. Lay the slices of mozzarella and provolone on top of the dough, overlapping the slices to cover all of the dough. 3. Spread the tomato mixture evenly over the cheese. 4. Dot the top of the tomatoes with the pepperoni. 5. Bake on the middle rack of a preheated 475-degree F oven for 20-25 minutes until crust is golden brown and pulls away from the sides of the pan. 6. Allow the pizza to rest for 3-4 minutes before cutting and serving.

3/4 cup raisins 2 to 3 tablespoons hot water 1/2 cup fat-free sour cream 1/4 cup softened heart healthy vegetable spread 1 teaspoon vanilla extract 1 cup sugar 4 egg whites 1 cup flour 1/2 cup unsweetened cocoa powder 1 1/2 teaspoons baking powder 1 teaspoon baking soda 1/4 teaspoon salt Frosting 1 3/4 cups powdered sugar, divided 1/4 cup softened heart healthy vegetable spread 1/3 cup unsweetened cocoa powder 2 tablespoons fat-free half-and-half 1/2 teaspoon vanilla extract Directions: Preheat oven to 350 F and line 12 muffin cups with cupcake papers. Set aside. Combine raisins and hot water in food processor or blender; process until smooth. Beat raisin puree together with sour cream, spread and extract in a large bowl until light. Beat in sugar, then egg whites. Add dry ingredients and beat until well mixed. Spoon into lined cups and bake for 18 to 20 minutes or until a toothpick inserted in the center comes out clean. Let cool before frosting. For frosting, beat together 1 1/4 cups powdered sugar with remaining ingredients until smooth; spread the top of each cupcake with a thin layer. Stir remaining 1/2 cup powdered sugar together with a few drops of half-andhalf until thick and smooth. Drizzle a swirl on top of each cupcake. Makes 12 cupcakes

Grilled Haddock Greek Salad

Serves: 2 Ingredients: 2 Haddock Fillets 1 package prepared mixed greens 1/2 cup dressing (Greek, Italian, etc.) 10-15 grape, cherry, or pear tomatoes cut into halves 1/4 cup crumbled feta cheese 1/4 cup Kalamata (Greek) olives 1/4 cup sliced red onion 1/4 cup pine nuts (optional) Preparation Bake the Fillets according to package. In a bowl, toss lettuce and dressing. Once the fillets are fully cooked cut them into bite size pieces. Top the dressed lettuce with remaining ingredients, including the cut fillets and serve immediately.

8 Ways to stay Positive in Tough Times

By Barbara Pachter Courtesy of Priority Management The economy has tanked. Sales are down. Youre disappointed that you didnt get your promotion, youre angry at your colleague for missing a deadline, or youre bummed that you blew the presentation. It is easy at times like this to let negative events affect you and influence how you appear to others. To start viewing the glass half full, practice these eight behaviors: AVOID DOWNBEAT TOPICS. Dont keep discussing negative things. You do not want to keep talking about how you lost the contract, or how bad the economy is. People will steer clear of you to avoid listening to your negative comments. REMIND YOURSELF TO BE POSITIVE. One man I coached put up a small sign by his desk with the initials KIP (Keep It Positive). Another man had a boss who would pass him a note that had B+ (be positive) on it if he started being negative in meetings. TAKE ACTION. Dont let a bad situation paralyze you. Explore different options. Take a class, sign up for training. Keep your resume up-to-date; dont put your job search on hold. The more action you take, the more likely the issue will be resolved. STOP COMPLAINING. Complaining is draining. People get tired of listening to the same negative comments about someone over and over again. If you have an issue with someone, talk to him or her, dont complain to others. Plus, people can start wondering what negative things you are saying about them. DISAGREE AGREEABLY. Saying, I see it differently, or I disagree lets people know that you have a different opinion without attacking them or their opinion. If you say, Youre wrong, you are pointing fingers. AVOID USE OF THE WORD BUT. But can negate what comes before it. If someone says, I agree but ... or You did a nice job but ... you are waiting for the bad news. Use the word and. You did a nice job, and it would even be better if ... WORD THINGS POSITIVELY. The same thought can often be expressed negatively or positively. One manager said, I dont want my people viewed as unprofessional or incompetent. Or, I want my people viewed as professional and competent. What would you rather hear? REMEMBER YOUR NONVERBAL COMMUNICATION. Have a pleasant facial expression. No stern expressions, frowns, or stares of gloom as you go about your day. Greet people when you see them. Avoid sarcasm and eliminate any harsh tone to your voice.
