Now IS the Time to Buy


Back in June 2006, when the housing market peaked, the prospect of a five-year national housing bust seemed far from the forefront. Now, here we are with the latest Standard & Poors CaseShiller index showing that prices hit new bear-market lows, falling back to 2002 levels nationally and to 1990s levels in some regions. Mortgage rates, which fell to 4.55% for the week ending June 2, according to Freddie Mac, are near 50-year lows. Homes have become more affordable than they have been in years. According to Moodys Analytics, the ratio of home prices to income is now 20.9% lower than the 15-year average through 2010, and 12.5% lower than the 1989-2004 average. Creating a buyers market are the 15 million vacant homes in the U.S. last year - some 3.1 million more than normal. Whats the point? Inevitably, the point is that this is the time to buy! Folks, take it while you can get it because these conditions might not last long. Moodys Analytics predicts that the number of distressed sales will begin to fall in 2013, and that prices will begin to edge upward then. Home building is at a virtual standstill, so the supply overhang isnt likely to get much worse. Meanwhile, demographic indicators such as household formationthe number of new households each yearare on the rise, and promise to take a bite out of this lull in coming years. Ok, while we might not see rapid growth in the next couple of years, there are a tremendous number of positive signs that could lead to a rebound. The short-term You get to paint your walls any color you wish, without having to clear it with a landlord. And assuming you can buy a home for about the same price as you can rent one, buying will give you the ability one day to live rent-free. Come retirement time, a paid-off mortgage means your monthly expenses are significantly reduced, and you have a chunk of equity to play with. So what do we think the next five years will look like? Once the foreclosures begins to clear up, the traditional drivers of the housing marketdemographics, affordability, loan availability, employment and psychology should take over. And, while overall home prices fell by 7.5% in April over the same period a year earlier, according to CoreLogic, a Santa Ana, Calif., provider of realestate data and analytics, if you exclude distressed sales, prices were off just 0.5%. So if you are in a market that isnt battered by foreclosures, you may be close to a bottom already. Here is a look at five key factors that will govern local markets over the next several years: Demographics: Household formation fell during the economic downturn as a weak economy led some people to stay in school, double up with roommates or move in with family members. According to Moodys Analytics, the number of new households renting or owning a home dropped to 578,000 in 2008 from nearly 2 million in 2005, just before the peak of the housing boom. outlook isnt spectacular as job growth remains somewhat weak, foreclosure sales are making up more of the market, and economists are predicting that home prices will fall more in the coming months. But the long-term benefits of homeownership remain very much intact. For now, at least, you can deduct the mortgage interest on your taxesa big perk for people in higher tax brackets.

At The Core

Over the past several weeks, in my sermon series I have been teaching on the importance of Core Values in everyday life. Core values are the principles that form the foundation of life and become the basis from which we make decisions. Everyone operates from a set of core values either realized or unrealized. As a follower of Jesus, my main beliefs reflect the values that are found in Gods Word, The Bible. By allowing these virtues to help guide my life I am able to stay focused and move forward. Just a few of my values include, integrity, compassion and faith. These Biblical values combined with a personal relationship with Christ have set my life on an upward

trajectory. In the Bible Matthew 6:33 says, Seek first the Kingdom of God and His righteousness and all these things will be added to you as well. For a better understanding I encourage you to read the entire chapter. As I apply this scripture verse to my personal life it not only takes all the weight, pressure and stress out, it also gives me confidence that I am moving in the right direction. For many people today they do not have the same confidence. Few people know where they are headed, much less how are they getting there. Understanding and evaluating these values will help keep you on track and moving you toward your dreams. What

Update on Summer Maintenance Old Corkscrew Golf Club is pleased to report that the first of our annual wall-to-wall summer aerification programs has been completed. Chris Hughes, Superintendent and his entire maintenance staff truly need to be complimented and commended on the spectacular job, quick turnaround and wonderful playing conditions that they have presented. Normally when a full maintenance program is undertaken, in the days that immediately follow, golfers often remark on the less than ideal playing condition they experience. However in this case, due to the clubs recent decision to switch to 1/4 tines, compared with the 1/2 tines that most golf courses normally use, as a result, we experienced far less damage. In the past this may have led to an interruption or unwillingness to play. Further, with the late afternoon thunderstorms that often arrive at this time of year which is a critical element to assist the course in healing, the overall recovery of the course was extremely short very quick turnaround. A month or so ago, we believed that we were experiencing the finest course conditions ever to be seen here at Old Corkscrew. However, after the recent aerification, the course is now in even better condition than it was previously. Fruit Wine Sabayon Pound Cake

Ingredients 2 tablespoons fresh lime juice 1 small jalapeo, seeded and coarsely chopped 1 1/2 teaspoons Florida honey 1/4 teaspoon cumin 1/4 cup vegetable oil Kosher salt and freshly ground pepper to taste 4 cups fresh Florida corn kernels (from 4 ears) 6 medium Florida radishes, halved and thinly sliced crosswise 1/2 cup coarsely chopped Florida flatleaf parsley 1/4 small red onion, thinly sliced Method To make the dressing, pure the lime juice, jalapeo, honey and cumin in a blender. With the machine on, add the oil. Season with salt and pepper to taste; set aside. In a large bowl, toss the corn with the radishes, parsley, red onion and dressing. Season the salad with salt and pepper, transfer to plates and serve.

Ingredients 1 large Florida grouper fillet (approximately 1 pound) 3 tablespoons olive oil 1 small Florida zucchini, chopped into thin rounds 1 Florida carrot, chopped into small rounds 1/2 of red Florida pepper, chopped 1/2 of yellow Florida pepper, chopped 1 medium Florida onion, chopped 8 Florida cherry tomatoes, quartered 1 tablespoon ketchup 1 1/2 cups tomato juice 1 tablespoon brown or natural sugar 1 lemon, freshly squeezed Freshly ground pepper 1 teaspoon dried oregano 3/4 teaspoon dried sweet basil 1 teaspoon kosher salt Method Preheat oven to 350. Place the cleaned fish in the middle of a baking pan. Spread 1 tablespoon of olive oil on fish, making sure to cover both sides. Squeeze the lemon on both sides of the fish and sprinkle with the cracked black pepper. Saut the chopped vegetables in the remaining olive oil just enough to soften a little and set aside. In a small cup, mix the oregano, basil and salt, and spread on both sides of the fish. Pour the sauted vegetables over the fish. In a bowl, mix the sugar, ketchup and tomato juice and pour over the fish. Cover and place in the oven until it is done all the way; the flesh should be soft and flaky. Do not overcook. A general rule for cooking fish is 10 minutes per inch of thickness.

Ingredients 1/4 cup packed light brown sugar 1/4 cup water 4 large Florida egg yolks 2 tablespoons sweet Florida fruit wine 1/2 cup chilled whipping cream 24 ounces of your favorite Florida berries, rinsed and patted dry 2 tablespoons natural sugar 1 bunch fresh Florida mint 1 16-ounce (preferably homemade) pound cake loaf Method Combine brown sugar, water, egg yolks and 1 tablespoon of fruit wine in medium stainless steel bowl. Place bowl over medium sized pot of simmering water (bowl should not be in contact with water.) Whisk until mixture triples in volume and kitchen thermometer registers 160 (about 4 minutes.) Place bowl inside a larger bowl that has been filled with ice and water; whisk sabayon lightly until completely cool. Whip cream in another medium steel bowl until soft peaks start to form. Slowly add sabayon to the whipped cream and fold together. Cover and refrigerate. Pure 3/4 cup berries with 2 tablespoons sugar and remaining 1 tablespoon fruit wine in food processor. Pour pure into large bowl and stir in remaining whole berries until well-coated. Cut and arrange 3 thin triangle-shaped cake slices on a plate. Spoon berry mixture over cake. Top with sabayon and fresh mint leaf.

Judgment Liens: An Unforeseen Issue When Investing In Short Sales

Buyers of residential homes often focus on the acceptability of the physical attributes of the property rather than legal issues (specifically title issues), which are often overlooked until they become a problem-- either just before closing when such problems can cause further delay, or worse yet, after closing when they can become a legal and financial nightmare. This article provides an account of one such problem when the buyer makes the mistake of ignoring legal information while being blinded by the seemingly good deal they are getting. One Buyers Tale In a recent transaction, a couple contracted to purchase their home via a short sale. The family had been renting the home for well over a year while awaiting approval from the short sale lender. The title company had pulled a title commitment, which had not been provided to the buyers. The buyers were informed there were title issues involving liens that also delayed the closing. When it appeared the bank had finally approved the short sale at terms everyone agreed upon, and the title issues were supposedly addressed, the buyers retained legal counsel to assist them with the closing. At about the same time, the buyers were informed that while they were awaiting the short sale approval (and living in the house), a default final money judgment was ordered against the seller in an unrelated foreclosure case. A certified copy of the judgment had been recorded in the public records of the county where the short sale property is located, and therefore the judgment attached to all real property owned by the seller in that county, including the property these buyers were purchasing. As the money judgment was quite a significant amount unlikely to be fully satisfied prior to this closing, the title company attempted to rely on the filing of a Notice of Homestead to exempt the property from the judgment lien. Homestead Exemption One of the benefits of Florida homestead law is protection from liens, except those for the payment of taxes and assessments on the homestead property, obligations contracted for the purchase, improvement or repair thereof, or obligations contracted for house, field or other labor performed on the realty. To exempt homestead property from a judgment lien, the debtor must either obtain a judicial determination that the property has homestead status or follow the Notice of Homestead procedure set forth in Section 222.01, Florida Statutes to address liens against homestead property to be sold or mortgaged. The procedure requires a statutory notice to be given to the judgment creditor, who then has 45 days to file a declaratory action to challenge the homestead status of the property. If no action is made during that time, the lien is deemed not to attach and the sale or mortgage must take place within 180 days after filing of the Notice of Homestead. In the above buyers situation, the seller followed the Notice of Homestead procedure, which the title company intended to rely on in closing the transaction. However, the buyers were already living in the property, so it was no longer the sellers homestead. Accordingly, relying on the Notice of Homestead would have left the buyers open to a potential claim by the judgment creditor, whose lien likely did attach to the property they were buying. The Only Solution Without the homestead protection, the only option was for the seller, who obviously was without the financial means to satisfy the judgment, to negotiate with the judgment creditor to try to obtain a release of the property from the judgment lien. This had to occur within the tight closing window required the short sale lender approval, which had already been extended several times. The judgment creditor asked for money in exchange for a release, which the seller refused to pay. When the realtors agreed to reduce their commission to cover it, the creditor initially refused to provide an appropriate form of release that could be relied on by the buyers, but ultimately, the judgment creditors counsel approved a release form acceptable to the buyers and their attorney and the deal closed, but the situation required additional time necessitating another negotiation for an extension with the short sale lender, additional attorneys fees for the buyers, and additional stress for all of the parties involved. There is no guarantee that a judgment creditor will agree to release its judgment lien without receiving full payment. The moral of the story is that, the financial situation of short sale sellers, which led them to have to negotiate a short sale in the first place, frequently results in other legal issues affecting the property being sold. Many of these issues can be addressed if they are discovered early enough. It is advisable that a buyer of short sale property engage qualified legal counsel to assist with contract and title review as well as due diligence as soon in the process as possible. Amanda K. That, combined with increased obsolescence and higher demand for second homes, should begin sopping up excess inventory in much of the country over the next two years. Some of the uptick in household formation is likely to come from the leading edge of the echo baby boomers, who have been waiting for the economy to recover before striking out on their own, says William Frey, a demographer with the Brookings Institution. That is likely to fuel an increase in demand for both rental apartments and starter homes. The portion of people moving across the country has fallen to the lowest level since World War II, he adds. That is a sign that many people have put their lives on hold because of the weak economy. Of course, when prices in healthier regions begin to rise, many would-be sellers who have sat on the sidelines could begin putting homes on the market, muting the price gains at first. There also are some powerful demographic crosscurrents worth considering. The first baby boomers turned 65 in January, an age when demand for new homes falls and many begin to think about downsizing. Affordability: Rising home prices made renting cheaper than buying in many parts of the country. But that dynamic has begun to change. Housing affordability, as measured by the ratio of median home prices to median household incomes, has fallen below pre-housing bubble levels in just over two-thirds of the country, according to an analysis of more than 380 metro areas by Moodys Analytics. Renting is still cheaper than buying in most markets, but rising rents and falling house prices mean that, in some areas, this wont be the case for long. Buying a home is already cheaper than renting in Chicago, Cleveland, Detroit Shadow Wood At The Brooks, Bonita Springs and Orlando, Florida, according to Moodys Analytics. In other markets, including Dallas, Las Vegas and Sacramento, California, the equation is likely to soon turn in favor of homeownership if current trends persist. Before buying a house, it is wise to compare rental prices for similar properties. To be ultraconservative, wait until the monthly outlays, including taxes and insurance, are equal. You also could factor in the tax savings of owning, which would make buying more attractive even if the gross monthly outlay is slightly higher. Employment: The strength of the housing market depends largely on the economy. Rising incomes and increased employment tend to give more would-be buyers confidence and buying power. For now, job growth remains sluggish. The Labor Department recently reported that just 54,000 jobs were created in May, far below expectations. But signs of how a stronger job market could fuel housing demand are evident in the Dallas metro area, which added 83,100 new jobs in the 12 months ending in April the largest gain in the nation, according to the Bureau of Labor Statistics. Dallas never had a big housing boom or bust and has benefited from trade with Mexico, a strong telecommunications sector and a central location. A similar influx of job seekers is fueling housing demand in the Washington area, where 25,700 new jobs were added in the 12 months since April 2010. Washington was the only one of the 20 cities tracked by Standard & Poors and CaseShiller that saw home prices rise both on a month-to-month and year-over-year basis. Credit: Mortgage financing remains plentiful for borrowers with good credit scores and solid employment histories. But for borrowers who dont fit traditional lending standards, getting a loan can still be nearly impossible. In the first quarter, about 10% of banks tightened standards for nontraditional loans, according to the Federal Reserve. Meanwhile, higher down-payment standards are locking some would-be buyers out of the market. Just 35% of renters have the minimum 3.5% down payment needed for an FHA loan on the median-priced home in their market, according to a recent survey by Zelman Associates. Psychology: The long-term case for buying over renting remains in force. Yet nowadays, people still seem scared. The portion of Americans who believe homeownership is a safe investment dropped to 66% in the first quarter from 83% in 2006, according to Fannie Mae, the governmentcontrolled mortgage company. But it isnt clear whether the fear will result in a prolonged change in attitudes, as during the Great Depression, or have little long-term impact, as was the case for the housing bust that shook California and the Northeast in the late 1980s and early 1990s. Eighty-seven percent of people surveyed by Fannie Mae said they preferred owning to renting, though access to schools, control over ones environment and other quality-of-life issues now are seen as the key benefits of homeownership, with building wealth and other financial factors viewed as less important. 2011 RedSnook Catch And Release Tournament Slated For Oct. 21-23
With registration underway for the 2011 RedSnook Catch and Release Charity Tournament, Conservancy of Southwest Florida invited interested guests on May 4 to hear tales of the RedSnook Success Story. Conducted in the Penniman Family Filter Marsh Gazebo at the Conservancy, the event highlighted of the Conservancy water quality work and juvenile game fish research funded in part by the RedSnook Tournament. In addition, event co-chairs Wayne Meland and Lloyd Liggett recognized supporters of the 18th annual RedSnook Tournament, explained the importance of Conservancy work to assist anglers and provided an update on sponsorship opportunities. Our Tournament slogan, Clean Water/More Fish, speaks to the importance of the Conservancy work to the angling community, explained Meland. Kathy Worley, Conservancy co-director of environmental science explained the functions of the new Wavering Shotwell Filter Marsh which was formerly a drainage ditch filled with runoff from local roadways and Coastland Malls parking lot. This new wetland is designed to intercept pollution before it gets into the Gordon River and Naples Bay. The filter marsh exemplifies the impact that a healthy water supply can have on the creating a new wildlife habitat and also a haven for local juvenile fish population. In a live testament to the renewed health of the water in the filter marsh, Conservancy of Southwest Florida Research Manager Dr. Jeff Schmid held up a juvenile snook for attendees. During the brief catch and release, Schmid and Conservancy President and CEO Andrew McElwaine shared how the research work will help to protect future snook populations. The goal is to learn more about how to conserve and restore juvenile game fish habitat. Upon completion of the filter marsh, it was a great surprise to see native plants, fish and wading begin to flourish, says Andrew McElwaine, Conservancy president and CEO. Thanks to the funds raised through RedSnook, the Conservancy is able to study the impact of the filter marsh and its implications on water quality and juvenile game fish populations. Our hope is that the filter marsh can serve as a model and encourage others to create wetlands and adopt best practices for stormwater treatment. Naming the filter marsh after the Wavering and Shotwell families is quite befitting, given how their generous support throughout multi-generations has helped protect and save many of our areas wetlands, stated McElwaine. Proceeds from the RedSnook Tournament also help support the water quality protection work of the Conservancy of Southwest Florida. To highlight ongoing science-based research and policies impacting Southwest Florida waterways and fish population, Jennifer Hecker, director of natural resource policy for the Conservancy cited results of the 2011 Estuaries Report Card. Of the ten estuaries studied, ranging from Venice in the north to Everglades City in the south, not a single one fully met state water quality standards. The RedSnook Tournament and the dollars raised help us to fund the resources to support our work and advocate for water quality improvements. (ARA) - How Americans view the family pet has evolved over the years. Today, people are not content to merely be pet owners; instead they consider themselves to be "pet parents." The joy and unconditional love that pets bring have catapulted them into the realm of true family member and people are willing to do whatever it takes to provide their pets with the best. A recent survey commissioned by Milo's Kitchen homestyle dog treats, revealed that a whopping 81 percent of Americans consider their dogs to be equal members of the family and 77 percent talk to their pups as if they are a human family member. It is clear that the role of dog parent is constantly shifting, with each generation allowing dogs to play a larger and more prominent role in family life. Wendy Diamond, a well-known pet expert and animal rescue advocate, agrees. Here she provides some insider tips about how to give the best-quality care to canine family members: 1. Plant with care Warm weather months call us outdoors to plant landscaping. The yard or patio is also where pet parents spend a lot of time with their pup enjoying nice weather. When planting, it is important to take care to avoid plants that are toxic for dogs. Common plants that are poisonous if ingested by a dog include the following: a variety of lilies, aloe, buckwheat, daffodil, dahlia, hydrangea and some ferns. Also, avoid using cocoa mulch because the cacao bean shells contain theobromine, which is very dangerous if consumed by dogs and other pets. 2. Clean green Pet parents love their pets, but it's likely that most fourlegged friends don't have a place setting at the dinner table. Because dogs spend a lot of time on the floor both eating and relaxing, it's beneficial to take precautions by using nontoxic cleaners. The green cleaning movement is growing and it's probable that pet parents can find many great options at local retail stores. Looking at the labels is key; many will note if they are nontoxic for pets. Another option is homemade cleaners from common household ingredients like baking soda, vinegar, salt and lemon juice. 3. "Treat" them well There are so many treat options for dogs, it's easy for pet parents to get confused about what is both healthy and tasty. One of the easiest ways to recognize a higher quality treat is to simply look at its appearance. Look for treats that look wholesome, with no artificial colors, flavors or fillers. New CDs Could Offer Advantages If Interest Rates Rise


Perhaps the biggest sacrifice potential investors will have to make is in the initial rate the CD will pay. With interest rates at historic lows and the markets on a roller coaster ride, investors who seek stability haven't had many options available to them lately. But that is starting to change. According to a recent study by Bankrate.com, banks are increasingly adding "rising rate" CDs to their menus.1 These certificates of deposit are designed to increase their rate of return as interest rates rise, giving investors some upside flexibility to offset the risks of locking their money away for a specified period of time, which can be up to five years. The CDs come in three varieties: bump-up, step-up, and liquid. A bump-up CD allows investors to raise their rates a specified number of times during the course of the CD's term. A step-up CD will rise at predetermined intervals -- the investor has no say in when this will happen. A liquid CD allows an investor to transfer money out of the CD to reinvest into another CD with a higher rate. All three of these products come with caveats and restrictions -- and the penalties can be heavy. Among the issues to watch out for: Low initial rates. Perhaps the biggest sacrifice potential investors will have to make is in the initial rate the CD will pay. Banks are taking on certain risks by allowing investors to change their rates if they rise, so expect the initial yield on these CDs to be far less competitive and appealing than regular CDs. Widely variable yields. While the initial yields will often be lower than regular CDs, it pays to shop around. In April 2011, Bankrate.com found that the spread varied from a low of 0.15% to a high of 1.36%, a fairly significant difference. Variable terms. Some banks will allow only one bump-up per term, while others allow investors to change their rate twice or more. Some liquid CDs cap the amount investors can withdraw to reinvest in another CD at 50% or less. As with any type of investment, be sure to read all the fine print carefully before investing. "There's one consistency and that's if you're going to have the benefit of higher rates later, you're going to have to give up something on the front end," said Greg McBride, Bankrate.com senior financial analyst. "There's a trade-off."

Identity thieves target seniors in a number of ways, from phone scams in which they pose as a relative in need, to raiding 401(k) accounts." Your nest egg doesn't have to be at risk from common types of identity theft. Be aware of the ways in which thieves can make use of your personal information, check your credit report regularly, and take these steps to thwart identity theft: Monitor your credit `Your credit will be an important part of your financial health even after you retire. Just because you stop working doesn't mean it's safe to stop checking your credit report. Review your report regularly and consider enrolling in a protection product like ProtectMyID, which is designed to detect ID theft, protect against it and help resolve the situation if you're a victim while enrolled. It works by monitoring your credit daily, performing daily Internet scans for your personal information, and alerting you when key changes occur. Watch over your 401(k) Employer-administered retirement accounts are becoming increasingly popular targets for thieves, who can defraud these funds of millions of dollars. Always thoroughly read your 401(k) statements. If you only get a quarterly statement, ask for more frequent account summaries and review them with a financial professional. Review your account online regularly so that you can quickly detect any activity that doesn't look right. And once you retire, consider rolling your 401(k) into an IRA. Take care of your Social Security You probably protected your Social Security number throughout your professional life. Continue protective measures in retirement, including not carrying your Social Security card in your wallet, and being cautious about whom you give your SSN to. As a retiree, your SSN is particularly valuable to identity thieves, who can use it to pilfer your monthly Social Security payment, access your medical records or even falsify your tax return so that your refund goes to them instead of into your bank account. Stay alert and educated Identity thieves come up with new ways to scam people all the time. With seniors being a favorite target, it pays to keep abreast of the latest scams. Check online resources like IRS. gov, FTC.gov and IDtheftcenter.org, the website of the Identity Theft Resource Center, for updates on current identity theft scams.

How To Start Out Your Junior Golfer!


Here are the main questions I receive regarding starting out junior golfers. Q: At what age should I start my child? A: Every junior matures differently. For example we have juniors at 4 years old who are intense and have the motor skills to work like the children double there age. On the other hand, we have 8 and sometimes 11 year old children who have not developed motor skills and attention discipline to learn an individual skill set. Q: How do I know if my son or daughter will like golf? A: Get them in one private session to evaluate there ability and desires. The professional will then guide you as to how to proceed to get in a junior golf learning program class. Q: Do I need to belong to a golf club? A: No, but it is important to have access to hit balls and work on the short game and provisional access to play at a facility. Usually when taking lessons from a professional privately or in a group provisions can be made by that professional. Q: Should I just cut down some used golf clubs? A: No, it is not advisable as there are more that 10 junior club manufacturers and the clubs are weighted for the size and age bracket of the junior. Using clubs with grips to large or clubs to long or heavy will increase the difficulty in hitting the golf ball for the junior and lead to frustration and defeat the purpose of introducing the junior to golf. Getting the proper start for your junior is extremely important. Dow the road it could be the best investment you have made as it teaches the junior respect, honor, fairness of play, encourages discipline, extreme dedication, tiered learning system, not to mention if your junior has talent a free college education.
