As per instruction from owner, the valuation of the papers and information available at the site. SITUATION : This property is situated in a residential area. It is three kilometers from Barrackpore Railway Station & 10 minutes walking distance from from Kalyani Morh. It is also near Triputi Motors (Tata Motor Service Centre). THE SITE : The site contains about 02 cottah 4 chittack plot of land with road frontage on Public Road. The site is developed with single storeyed building vide building Sanction Plan dtd. 24-04-2008 from Sewli Gram Panchayet. (one cottah = 720 sft. & one chittack (ck.) = 45 sft.) THE GENERAL DESCRIPTION OF THE SINGLE STOREYED BUILDING:

The ground floor contains two rooms, dining space, kitchen, toilet & garage. The covered area of building is about 920 sft. There is one mezzenine floor over the garage room covering the area of 120 sft. The staircase is leading from ground floor to roof level. NATURE OF STRUCTURE:

The building is column structure . The brick wall thickness is partly 10, partly 5 & partly 3. The column, beam, slab and lintel etc. are R.C.concrete. There is lintel along the upper level of doors & windows of the walls. The plastering works are sand cement mortar. The sun sheds are provided at the outside walls.

THE FITTINGS & FINISHING:

The flooring is treated with mainly cement finishing partly marble finishing i.e. kitchen, toilet, stairs steps, mezzanine floor. The inside walls are finished with plaster of paris. The grills are fitted in window opening. The doors and windows openings are fitted with standard quality of wooden panel shutters.

THE SERVICES:

The building is provided with two sanitary privies whose sewer line is connected with septic tank. The water is obtained from deep tube well which is lifted to overhead reservoir. The electrical installation is concealed wiring with necessary fan points, light point and power points etc.The toilet is equipped with privy, wash hand basin, shower & necessary tap water points. The kitchen is arranged with sink with tap water line, shelves and also space for cooking gas cylinder. THE AGE & CONDITION: The building is newly constructed & fairly maintained. The expected life is another 50 years if duly maintained.

3 C A L C U L A T I O N: The covered area of ground floor 920 sft. The cost value of foundation and plinth with initial expenditure @ Rs.130 /- per sft. The inside walls are finished with plaster of paris & doors, windows and grills are painted with standard class 1 paint @ Rs 40 /- per sft for 920 sft. L A N D V A L U A T I O N: The valuation of land property depends upon the civic amenities like school, bank, market, police station and post office etc. the said site is facilitated with this amenities within two kilometers. The said site is also facilitated with surface communication like several bus routes, auto services & train services. After considering the location & situation of the property & also aforesaid facts & local information, the land valuation is taken Rs.2,50,000/- per cottah, if the property is marketable & free from all emcumbrances and also free from tennancy as per legal opinion. The area & ownership of the property are also to be verified as per legal opinion. The relisable value is 10% less than the market price The said value is justified as per following references. It has been published in daily newspaper The Telegraph dated 11-04-2008 under the heading of Market Meter where the unit rate of ownership flat is between Rs.1400/- to Rs.1700/- per sft. at Madhyamgram. After considering the location, situation & also as per local information the unit rate for industrial purpose may be taken at lest Rs.1200/- per sft. The land valuation may be calculated @ Rs.2,00,000/- to Rs.3,00,000/- per cottah after considering the construction cost of the building as per C.P.W.D.
