If you’re considering buying a home via short sale, be prepared for the
process to be different from a regular purchase.
A short sale is the sale of a property for less than what is due on the
mortgage. Short sales generally come about when an owner can no
longer make payments (and likely can’t come to an agreement with the
lender about refinancing), and is one step away from foreclosure. If the
lender agrees, a short sale allows the seller to get out from under the
property and ideally walk away without being obligated for the
difference between the sale price and the full amount of the mortgage.
The lender gets at least something and often sees this as a preferable
alternative to an expensive foreclosure process.
As a buyer, your first steps in a short sale are the same as with a regular
purchase: get pre-approved and clean up your credit.
Your second step is to understand that short sales can and often do fall
apart. If you go into a short-sale purchase, be sure that it’s a property
you really want, because it can take a long, long time for the lender to
approve the sale, and approval isn’t guaranteed.
There are a number of potential stumbling blocks along the way. Lien
or second mortgage holders can delay or stop the process. After the
seller accepts your offer, your agent will need to send those documents
to the lender as well, along with a copy of your pre-approval letter and a
copy of your earnest money deposit.
Make sure it’s clear in your offer who will pay the selling and buying
agents a commission. The seller likely won’t have any money to do it.
The lender will already be getting less than the full amount of the
mortgage and will try to renegotiate the commission with the agent. Be
careful that you don’t have to pay any of the shortfall.
You’ll need an attorney to protect your interests, as the rules and laws
vary from state to state. At the very least, you’ll need to work with an
agent who is experienced in handling short sales, ideally someone who
has Short Sales and Foreclosure Resource Certification. That
certification involves taking and passing a course through the National
Association of Realtors.

and I wonder if it is worth anything. There is no label or markings on the
bottle, so I am unable to identify it. I am enclosing a photo. -- Geneva,

A: Although I was unable to find your exact bottle in any of my
reference books, I did find one that was similar in “The Wonderful
World of Perfume Bottles: Identification and Value Guide by Jane
Flanagan (Collector Books, $29.95). The top of your bottle is what is
called a “feather” or “fan” stopper, which was especially popular during
the 1930s and ‘40s. The one most like yours in Flanagan’s guide was
manufactured by New Martinsville Glass during the 1930s and is valued
in the $50 to $75 range.

Q: I bought a picture at a garage sale by Joseph Wallace King and
would like to know more about the artist. -- Carmela, Elburn, Ill.
A: Joseph Wallace King was born in 1911, served in the North Carolina
legislature and occasionally painted portraits and pictures with a religious
bent. He also was known as a prankster and eccentric. For example, he
once hired a woman to ride a horse while wearing a flesh-colored body
suit to re-create the famous ride of Lady Godiva, an event he staged to

hot salsa, use a greater proportion of hotter peppers to milder ones.
Regardless of the product’s spiciness, don’t just add more peppers to
make it hotter. The total amount of peppers should be the amount

recommended in the procedure. The proportions are calculated out so
that the recipe will be safely preserved.
It also is a good idea to try out the peppers you plan to use in your
salsa by trying half of a hot pepper first, stirring the salsa, letting it sit
for a few minutes and tasting for heat. See if the temperature is what you
expect and what you prefer. It’s easier to adjust the mix of peppers in the
salsa to gradually make it a little hotter by adding more peppers than it is
to
to deal with an excessively hot and spicy salsa after it’s prepared. If
at
someone finds your salsa a bit too hot, you might try serving it with

some sour cream or salty chips to help calm that spicy flavor.

salsa recipe gives it a boost of additional healthy nutrients.
TIP: To reduce the heat of the peppers and retain the flavor, cut the
peppers open and remove the seeds and the ribs. Be sure to wear gloves
when handling peppers or wash your hands immediately after touching
