Building Management system.

Direct Digital Control provides monitoring and

controls of the HVAC, Plumbing, HV, LV, Panels
installed in the building. It collects data, performs
alarm analysis, and schedules equipment
operations.
HVAC system consists of following equipments.
1. Chiller – 3 no’s (each tower).
2. Primary Pump – 4 no’s (each tower).
3. Secondary Pump – 2 no’s (each tower).

4. Fresh Air Handling Unit–2 no’s (eachtower).
5. Air Handling Unit – 6 no’s (both tower).
6. Fan Coil Unit – 890 no’s (both tower).
7. Smoke Exhaust Fan – 5 no’s (both tower)
8. Stairwell Pressurization Fan – 4 no’s

(each tower)
9. Kitchen Exhaust Fan – 5no’s(each tower)
10. Toilet Exhaust Fan – 5 no’s (each tower)
11. Main Kitchen Exhaust Fan – 1 no
12. Main Kitchen Fresh Air Fan – 1 no
13. Car Park Exhaust Fan – 4 no’s(common)

Chillers will be controlled by its self Micro-
processor panel. Secondary and Primary Pump,
FAHU, AHU, FCU, KEF, TEF, CPEF are controlled &
monitored through DDC controller. Speed
modulation of fans is through Variable Frequency
Drives.
Basement, Ground floor, Mezzanine floor, and

Terrace floor exhaust fans are controlled and
monitored by DDC controllers through volt free
contacts available in Electrical Starter Panel.
SEF, SPF is interlinked with fire alarm hardware

cables, and it will work independent when fire
happens. We are getting feed back from above
mentioned equipments through DDC controller.
Sprinkler, Sweet Water System, Hot water

system and domestic Water system shall be
monitored by DDC controller. Irrigation Water
System shall be monitored by DDC controller.
HV and LV Switchgear will be hardware

interfaced for monitoring through Volt Free
Contact into DDC controller. Generator is also
through hardware interfacing through Volt Free
contact into DDC controller.
2. SYSTEM DESCRIPTION.
MARRIOTT EXECUTIVE APPARTMENT Hotel
is fully Air Conditioned building its having two
towers each tower 21 floors. Basement,
Ground, Mezzanine floor and Twentieth floors
are common for both towers. Each tower is
having separate Chilled water system and
Centralized Toilet & kitchen Exhaust system. All
works carried out as per Tender Drawing and
Standards.
MARRIOTT EXECUTIVE APPARTMENT Hotel is

having SIX type of system as listed below.
a. Air Conditioning system.

b. Centralized Ventilation System.
c. Smoke Control system.
d. Car Park Exhaust system.
e. Stairwell Pressurization system.
f. Building Management System.
2, a. Air Conditioning System.
Air conditioning is to maintain the

temperature, relative humidity and air purity &
circulation inside the room for human comfort.
Normally we considered for Human Air
conditioning is 23°c and 5o% rh (comfort Zone).
Following equipments are included in this

system.
1. Air Cooled screw Chiller.

2. Primary Pump.
3. Secondary Pump.
4. Sealed Pressurization Unit.
5. Fresh Air Handling Unit.
6. Air Handling Unit.
7. Fan Coil Unit.
2, a, 1. Air Cooled Screw Chiller.
Air Cooled Screw Chiller is used to reduce

the water temperature to circulate water as a
secondary refrigerant. Water temperature will
be maintained in between 12°c to 4.5°c.
2, a, 2. Primary Pumps.
Primary Pump is used in this system to

circulate water into primary side to cool the
water.
2, a, 3.Secondary Pumps.
Secondary pump is used in this system to

circulate water which is coming from chiller to
all AHU & FCU’s to produce cooling. Major part
of the system is included in this system such as
supply pipe, AHU & FCU, return pipe.
The delivery of the secondary pump will

ensure to satisfy a minimum operating pressure
requirement of the system at the remote area
to achieve Human Comfort.
Energy Saving Equipment and fittings are

used in this system such as two ways & three
way modulating valve to minimize the wastage
of cooling. Electrically operated VFD is placed to
run secondary chilled water pump to minimize
the un necessary chill water flow.
2, a, 4.Sealed Pressurization Units.
Sealed Pressurization unit is designed to

make up any losses due to system leakage and
to automatically maintain the initial system
design pressure in Closed Circuit system which
is placed in nineteenth floor.
It comes fully fitted with a reservoir tank

with type “A” air gap and ball valve, single
pump, pump strainer, pump discharge isolators,
pressure switch controls and a door interlocked

isolators.
2, a, 5.Fresh Air Handling Units.
Fresh Air handling unit is connected to all

floors and flats to supply treated fresh air. It’s
located in the twenty first floors with VFD
control device to control air flow.
Each and every flat is connected with the VAV

to control the air flow with the help of pressure
differential switch and VFD.
2, a, 6.Air Handling Units.

Air handling unit is placed in Ground floor,
Mezzanine floor to serve public area such as
Reception, Lounge, and Residence Lounge,
Internet Café, Laundry and corridor. It’s
connected with necessary duct routing and
damper arrangement with air outlet Diffuser’s.
2, a, 7, Fan Coil Units.
Fan coil units are located above the false

ceiling at various places like toilet, kitchen and
lift lobby with necessary pipe and valve fittings
and ducting.
Fan coil units are controlled by individual

thermostat which is located inside bed room
and FCU serving areas.
2, b, Centralized Ventilation System.
MARRIOTT EXECUTIVE APPARTMENT Hotel is

having fully centralized toilet and kitchen
ventilation system. Toilet and Kitchen exhaust
fans (5 no’s each) are located at terrace floor.
Each and every floors and flats are connected

to toilet and kitchen exhaust fan with necessary
duct routings, dampers, and fire dampers. All
works are carried out as per Tender drawing
and Standards.
Toilet exhaust fans are connected with star

delta starter, Kitchen exhaust fans are
connected with VFD. Kitchen exhaust fan will
run normal speed when kitchen hood switched
on fan will run full speed.
2, c, Smoke Control System.
Smoke control system is used to meet the

LIFE SAFETY requirement. All public areas such
as Corridor, Lounge, Reception areas are
included in this smoke control system to extract
smoke from that said areas.
Smoke extract fan is located at terrace floor

and it’s connected to all floor main corridors
through 50mm thick fire rated fiber glass
insulation with 2 no’s of Motorized
damper/floor.
Smoke extract fan and motorized damper are

interlocked with fire alarm system. When fire
accident happen fire alarm will give signal to
start smoke extract fan, and signal to motorized
damper to open and extract smoke from public
areas to escape people without any problem.
2, d, Car Park Exhaust system.
Basement floor is allotted for car park area.

Variable Frequency Drive Exhaust fan is used to
extract the smoke which is coming from vehicle.
All ducts are carried out as per Tender Drawing
and standards.
Car park ventilation duct is fully insulated with

50mm thick fire rated fiber glass insulation with
necessary coating. Duct is running parallel to
the wall and connected with air intake grills.
Car park ventilation fan will run continuously in

slow speed to extract smoke. When fire happen
smoke detector will sense which is located at
various place and give signal to fan to run
maximum speed.
2, e, Stairwell Pressurization System.
Stairwell Pressurization system is used

to avoid fire entry into the staircase.
Stairwell pressurization is located exactly
above to the staircase with Variable
Frequency Drive and necessary duct
connection.
When fire accident happen any were inside

the building, fire alarm will give signal to
start the fan.
After getting signal from fire alarm, fan will

run and blow air into the staircase to
maintain the positive pressure than the
other areas to avoid fire entry into the
staircase.
It will help people to escape without any

problem from fire. If pressure exceeding
inside the staircase more than 60 Pascal
DP sensors will give signal to slow down
the fan speed.
INTRODUCTION
The purpose of this manual is to guide the user

on the OPERATION & MAINTANANCE of HVAC
system at MARRIOTT EXECUTIVE APARTMENTS
– Juffair, BAHRAIN.

APARTMENTS – BAHRAIN.
CLIENT : GULF TOURISTIC PROJECTS

CONSULTANT : MSCEB – BAHRAIN.
The MARRIOTT EXECUTIVE APARTMENT building

consists of two identical towers of. The HVAC
system for this building are arranged to meet
the following codes and standards.
1. British Standards Specification and

Codes of practice.
2. Standards and Guidelines issued by

ASHRAE, USA.
3. Standards and Guidelines issued by

Chartered Institution of Building Services
Engineers, UK.
The following HVAC systems are installed

as per approved drawing in this apartment
and the brief description of each system
will be followed in system description.
 Air Conditioning System.

 Car Park Exhaust System.
 Stairwell Pressurization System.
 Building Management System
We know that efficiency and

effectiveness of the system mainly
depends upon the proper maintenance of
the system. Therefore the system shall be
operated and maintenance by trained
personnel as per guidelines given in this
manual.
