ARTICLEFOURTEEN:BROKERS

Section14.01. Broker's Fee.When this Leaseis signedby and deliveredto both Landlordand Tenant,Landlord
shall pay a real estatecommissionto Landlord'sBrokernamedin Section1.08 above,if any, as providedin the written
agreementbetween Landlordand Landlord'sBroker,or the sum stated in Section 1.09 above for servicesrenderedto
l-andlordby Landlord's'Brokerin thistransaction. Landlordshallpay Landlord'sBrokera commisslon if Te,nant
exercisesany
optionto extendthe l-easeTerm or to buy the Froperty,or any similaroptionor rightwhichLandlordma7grantto Tenant,or
if Landlord'sBrokeris,theprocuringcauseof any other leaseor sale enteredinto betweenLandlordand l.enantcoveringthe
Property.Such commisslonshall be the amount set forth in Landlord'sBroker'scommissionschedulcln effect as of the
