AGREEMENT OF LESEE

This Agreement of lease is entered into on this 1st day of the April in
the Christian year Two Thousand Ten BETWEEN (1) Smt. Damyantiben
YogeshBhai Tandel, aged 35 years, about adult, Occupation Housewife,
resident of Navi holi, Panch Rasta, Nani Daman, Daman-396 210, Indian
National, (Hereinafter referred as the LESSOR).

Shree DepeshKumar HasmukhBhai Solanki, aged about 29 years,


Occupation Business, resident of c-402, Royal Dreams, Daman Road, Chala,
Vapi, Indian National (Hereinafter referred as the LESSEE).

Whereas, the Lessor is the exclusive and lawful owner and actual
possession of Go down/Shade No. 799/2, survey No.185/4, Kachigam-
Varkund, Daman – 396 210 (U.T). AND whereas the LESSEE requested to the
LESSOR to let said godown/shed on lease. The LESSOR has accepted to use
for Godown purpose only and for 11 months under the terms and condition:-

1) The LESSOR hereby granted up to the LESSEE to use the said gala 11 month
commencing from 01/04/2010 to 28/02/2011 and shall be extended for
further period also with mutual understanding.

2) That the monthly rent of the said premises is fixed at Rs.10, 000/-(Rupees
Ten thousand only) which shall be paid by the Lessee to the Lessor within
10th day every English Calendar month. Will be for the period of 11 months.

3) The Lessee has deposited an amount of Rs.40,000/-(Rupees Four tee


thousand only) by Cheque No.______________, Bank of KOTAK MAHENDRA
Bank of Commerce, Dated_______________, to the Lessor as and by way of
Security Deposit for Godown/shed which shall be returned to the lessee at
the time of vacating the said Godown/shed without carrying any interest
immediately.
4) The Lessee shall not sub-let the said premises to any other person directly
without the prior permission.

5) The Lessee shall not damage in the said Godown/shed, the Furniture &
Fixture of the rules otherwise the lessor shall be entitled to recover the same.

6) The Lessor do hereby grant permission to the Lessor for getting necessary
licenses and registration from the Government authorities for setting up a
job work & trading purpose hereinbefore mentioned and for getting
Electricity, Water connection for the said purpose.

7) The LESSOR shall pass the receipt for the payment made by the lessee time to
time.

8) Either party is entitled to terminate the lease giving one months notice in
writing too.

9) For any damage in the said premises the LESSEE is entitled to pay the cost or
otherwise deduct from the deposit at the time of giving possession.
