TERMS AND CONDITIONS
1.3 The allottee shall be responsible for obtaining water supply and/electricity connection
from the concerned Departments at his/her own cost and also pay holding tax/ground
rent to the concerned authorities.
1.4 No construction shall be made over the allotted by the allottee without prior approval of
the Authority.
1.5 Bidders who fail to take over possession of the allotted plot within 15 (fifteen) days from
the date of intimation for taking over possession, shall be required to pay watch & ward
charges @ Rs.500/- per month or part thereof till he/she takes over possession. In case
possession is not taken within three months of allotment being made. BDA shall have
the right to cancel the allotment and dispose the plot by allotting it to the next highest
bidder on in any other manner at its sole discretion.
1.6 The allottees will have to submit a written undertaking in stamp paper in the enclosed
format to abide by the above terms and conditions at the time of final payment.
1.7 The plot shall be allotted on lease.
1.8 On payment of all dues, the allottee shall be intimated separately in due course to
register the lease deed at his/her own cost after observing all formalities.
2. EMD
2.1 The earnest money (EMD) as mentioned against each asset has to be deposited along
with the application. The EMD shall be adjusted towards bid amount in case of
successful bidders.
2.2. The earnest money (EMD) shall be deposited with the Oriental Bank of Commerce, BDA
Branch located in the BDA office premises and a photocopy of deposit challan shall be
enclosed along with the application. The Applicant not based in Bhubaneswar should
enclose Demand Draft in favour of Bhubaneswar Development Authority, Bhubaneswar.
2.3 In case of un-successful applicants, the EMD shall be refunded without any interest
through account payee cheque on submission of the original deposit challan. In case of
D.D, the same will be refunded on proper receipt.
3. PROCEDURE FOR PURCHASE OF APPLICATION FORM AND SUBMISSION OF BIDS.
3.1 The cost of brochure is fixed at Rs.100/- and in case the brochure is downloaded from
the website Rs.100/- towards cost of the brochure shall be paid by the bidder along
with EMD.

3.2 The applicant shall submit the application in the enclosed form along with required
documents in a separate envelope through Registered Post/Speed Post So as to reach
the undersigned on or before 5.00 P.M. of 24.03.2009.The Authority will not be held
responsible for any loss or delay in receipt of application through Postal Service. The
envelope containing the application form shall be clearly super-scribed in bold letter
with.

5.3 The allotment of the plot shall be made to the highest bidder and incase of more than
one applicant quoting the same bidding price, the allotment shall be made through
lottery.

UNDERTAKING
I/We undertake:
(i) To abide by the terms and conditions of this brochure & the lease conditions.
(ii) Incase of being selected as successful bidder for allotment of the asset, to
deposit the requisite amount in time and takeover physical possession of the
asset as specified in the terms & conditions in the application form. I / We
understand that incase in I / We do not deposit the full amount within 45 days
and take possession of the bid plot within three (3) months, BDA has the right
to forfeit the EMD and dispose off the plot in any manner at its sole discretion
without further notice to me / us.
(iii) Not to use the plot for storage or sale of explosives, arms, alcoholic beverages,
narcotic items, meat / egg / fish etc.
(iv) To use the plot for the purpose as stated by me / us in the application form.
(v) Not to make any construction wherein the plot is located without prior written
approval of BDA.
(vi) To honor the BDA’s right to summarily reject my / our application form.
(vii) To abide by the terms & conditions of society duly registered & conveyed for the
purpose of maintenance of the common utilities.
