THIS GIFT DEED is made and executed at Rawalpindi on this 18th

day of January 2008 between MR. MUHAMMAD QAZI S/O
FEROZE DIN Caste Awan R/O House No.SA-1030, Karim Colony,
Tahlian Dehati, Rawalpindi (N.I.C No. 37405-9651858-1
(hereinafter called the “Donor” which expression shall include
his legal heirs, successors-in-interest, administrators,
representatives and assignees) of the 1 PART.

IN FAVOUR OF (1) Mr. Muhammad Khateeb Awan (2) Mr.
Zafar Iqbal sons of Muhammad Qazi, Caste Awan both
residents of House No.SA-1030, Karim Colony, Tahlian Dehati,
Rawalpindi, (hereinafter called the “Donees” which expression
shall include their legal heirs, successors, representatives and
assigns) of the 2nd PART:

WHEREAS the donor of the first part is the sole owner in possession
of a Dilapidated House bearing No.SA-1030, vide Registered Sale Deed
No.3478, Book No.1, Volume No.11, Pages No.228, Additional Book
No.1, Volume No.125, on Butt 21/23 dated 29-03-1984, registered with
Sub-Registrar, Rawalpindi and the said House is constructed on an
area measuring 5-1/4 Marlas, hearing Khata No.631/752, Khasra
No.258, total land measuring 16 Kanals 4 marlas, situated in Tahlian
Dehati, Karim Colony, within the limits of TMA, Rawal Town,
Rawalpindi.

AND WHEREAS the above said house is bounded as under:-

In the East : Land owned by Haji Muhammad Adil Khan

In the West : Land belonging to Ghulam Rasool
In the North : Land un-known person.
In the South : Street closed 15 feet

WHEREAS the donor of the first part with his own free consent have gifted
out the above house with all its fittings and fixtures including land thereunder
to the donees of the second part in equal shares and whereas the donees of
the second part are the real sons of the donor and the donor of the first part
has gifted out House No.SA-1030 to the donees of the second part for their
love and affection.

AND WHEREAS the donor of the first part is an old man and the donees of
the second part are looking after the donor and due to their love and
affection the donor of the first part have gifted out the above said House to
the donees, through his own free consent and the House gifted to the donees
is of the value of Rs.6,50,000/- (cost of land measuring 5-1/4 Marlas
Rs.5,30,000/-, cost of Superstructure Rs. 1,20,000/-).

AND WHEREAS the donor of the first part has handed over the possession of
the above said House to the donees of the second part at the spot and
whereas the donees of the second part have accepted the proposal of gift
made by the donor and the donees of the second part have accepted the
possession of the above said House under the gift.

AND WHEREAS the donees of the second part have become the full and
absolute owner of a Dilapidated House bearing No.SA-1030, with all its fitting
and fixtures including land thereunder.

AND WHEREAS the House gifted to the donees is free from all sorts of
encumbrances charges and liens. The donees of the second part shall be
competent to utilize the said House as its full and absolute owners.

IN WITNESS where of the donor and donees have signed this GIFT
DEED date, day and year mentioned above.
