EXTRA JUDICIAL SETTLEMENT OF ESTATE WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into this _____ day of ______ 2019 at Gundaway,
Cabarroguis Quirino, by and between the living heirs of JORGE CAPINPIN; ROBELITO A. CAPINPIN,
of legal age, married and residing at Gundaway, Cabarroguis, Quirino; ROGELIO A. CAPINPIN of
legal age, married and residing at Gundaway, Cabarroguis Quirino; RODRIGO A. CAPINPIN , of legal
age, married and residing at Gundaway ,Cabarroguis, Quirino; ROBERT CAPINPIN, of legal age,
married and residing at Gundaway ,Cabarroguis, Quirino and GLENN PAUL G. CAPINPIN, of legal
age, single and residing at Gundaway, Cabarroguis, Quirino;
WITNESSETH, that:
WHEREAS, we are the heirs of the deceased, JORGE CAPINPIN, who died on
________________________ at ________________________, a copy of her death certificate is
hereto attached as Annex A;
WHEREAS, JORGE CAPINPIN, died intestate, without Will or Testament and without any
outstanding debts in favor of any person or entity;
WHEREAS, JORGE CAPINPIN, is the owner of a parcel of land with a total area of FORTY-
THREE THOUSAND TWO HUNDRED FORTY-THREE (43,243) square meters more or less located at
Barangay Gundaway, Cabarroguis Quirino; more particularly described respectively as
unregistered land covered by FPA (4-1) 1469 with Tax Declaration No. 14-0002-00009:
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and
being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land
described above, in equal shares. And by way of

WE, the above-mentioned parties, for and in consideration of

GOVERNMENT OF QUIRINO, represented by HON. JUNIE E. CUA, Governor, the receipt hereof is
hereby acknowledged to our full and entire satisfaction do hereby SELL, TRANSFER, CONVEY and
CEDE by way of absolute and irrevocable manner unto the said vendee his/her heirs and assigns a
portion equivalent to THIRTY NINE THOUSAND FIVE HUNDRED TWENTY THREE (39,523) square
meters of the afore-cited parcel of land.

That we hereby warrant our valid title to and peaceful possession of the property herein
sold and conveyed and further declare that the same is free and clear of all liens and
encumbrances of any kind whatsoever.
