DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

LYNN MACALAGUING JARALES, of legal age, married, Filipino, and with


residence and postal address at Poblacion, Initao, Misamis Oriental, hereinafter referred to
as “SELLER/VENDOR”,
-AND-

VEL RAD MACALAGUING JARALES, of legal age, married, Filipino and with
residence and postal address at Poblacion, Initao, Misamis Oriental, hereinafter referred to
as the “BUYER/VENDEE”.
WITNESSESTH;

WHEREAS, the SELLER/VENDOR is one of the legitimate heirs of the late Juanario
Macalaguing, who died intestate, without any Last Will or Testament, and without any
outstanding debts or accounts;

WHEREAS, the SELLER/VENDOR is the absolute owner of a parcel of land, LOT


11111-D-3, being a portion of Lot 11111-D, Csd-10-010785-D, situated in Barangay Lanao,
Alubijid, Misamis Oriental. Bounded on the NE, along line 1-2 by Lot 11111-D-2, on the SE,
along line 2-3 by Road Lot 11111-D20, on the SW, along line 3-4 by Lo1t 11111-D-4, on the
NW, along line 4-5-1 by Lot 11111-D-19, all of the subdivision plan, consisting of ONE
THOUSAND SEVEN HUNDRED SEVENTY ONE (1,771) square meters, more or less, by
virtue of the Extrajudicial Settlement of Estate hereto attached;

WHEREAS, the BUYER/VENDEE has offered to buy and the SELLER/VENDOR has
agreed to sell a portion of the above mentioned property;

NOW THEREFORE, for and in consideration of the total sum of ONE HUNDRED
THOUSAND (Php 100,000.00) PESOS, Philippine Currency, hand paid by the vendee to the
vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute
Sale unto the said BUYER, his heirs and assigns, a portion of LOT 11111-D-3 consisting of
ONE THOUSAND TWO HUNDRED SEVENTY ONE (1,271) square meters together with
all the improvements found thereon, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures, this
