SALE DEED

TO AND IN FAVOUR OF
WHERAS the all revenue records mutated in the name of Mr.Bruno Paul Julien
Goutaland Rosset De Greysier, bearing Patta No.286 for the schedule

mentioned properties; the same has been issued by Deputy Tahsildar of Head
Quarters, Tindivanam.
WHEREAS the VENDOR has appointed and retained his father Mr.Bruno Paul
Julien Goutaland Rosset De Greysier as his General Power of Attorney agent to
deal with the above said properties, Comprised in Re Survey Numbers 41/1B
(Old S.No.127/1), 41/2B (Old S.No.127/2), 41/3B (Old No.127/3A), 41/4B
(Old S.No.127/3B), 41/5B (Old S.No.127/3C), 67/6A (Old S.No.126/2,4),
67/8A (Old S.No.126/2B), 68/2 (0ld S.No.119/9A & 126/2,14), 69/1 (Old
S.No.126/2,15) and 69/3B1 (Old S.No.126/1,8) to an extent of total measuring
Acre 13.61.988 cents. By virtue of a General Power of Attorney dated
26.12.2014, registered as document No.4200/2014, on the file of Sub Registrar
office at Marakkanam and the same was cancelled by the Principal on
26.02.2015, registered as Document No.546/2015, at the office of Sub
Registrar, Marakkanam.
WHEREAS the VENDOR has got right, title and interest and further the
VENDOR has got unfettered authority to convey the above said property to
anyone.
WHEREAS the VENDOR herein offered to sell and the PURCHASER evinced
interest to buy the Farm Plot No.214, which is marked orange in colour in the
attached layout plan sanction, measuring to an extent of 1724 Sq.Ft,
comprised in Old Survey No.126/1,8 and R.S Nos. 69/3B1, in the project
named as “BARUNA BEACH” situated at Keezhpettai Village, Marakkanam
Panchayat Union Limit, Tindivanam Taluk, Villupuram District, which is more
fully described in the Schedule hereunder, for a sale consideration of sum of
Rs.86,200/- (Rupees Eighty Six Thousand Two Hundred Only), And the
VENDOR has also agreed to convey the said Schedule mentioned property unto
the PURCHASER herein, for the said price or consideration.
2. That the VENDOR hereby assures the PURCHASER that the VENDOR has
got full absolute and indefeasible proprietary right to sell the schedule

property to the PURCHASER and no one else has any right vested or
contingent which are in any way derogate from the absolute indefeasible
proprietary right and interest in the property hereby conveyed.
3. That the VENDOR hereby assures the PURCHASER that the VENDOR has
not done or knowingly suffered any act or deed or thing by which the title to
the schedule property herein has in any manner affected or hampered.
4. That the VENDOR hereby assures and indemnifies the PURCHASER that
there are no encumbrances, mortgages, charges, and land acquisition
proceedings, whatsoever over the schedule property.
5. That the VENDOR hereby further covenants with the PURCHASER that all
taxes, rates betterment charges, Kist and other public charges in respect of
the said land have been paid up to the date of this indenture.
6. That the VENDOR’S contribution being limited to and having provided the
land for road space as set out for the common use of all the Purchasers and
Owners of other plots in the project at free of cost.
7. That the VENDOR shall at all times at the request and cost of the
PURCHASER execute and do every lawful assurance and things for the
further or more perfectly assuring the said property unto the PURCHASER
as by herself be reasonably required.
9. That the VENDOR has on this day handed over vacant possession of the
schedule property to the PURCHASER along with copies of previous Sale
Deeds prior to this indenture and also with copies of other relevant
documents pertaining to the schedule Property and the PURCHASER hereby
acknowledges the same.
SCHEDULE PROPERTY
All that piece and parcel of Farm Plot No.214, which is marked orange in
colour in the attached layout plan, measuring to an extent of 1724 Sq.Ft,

IN WITNESS WHEREOF BOTH THE PARTIES HAVE SIGNED THIS SALE DEED
ON THE DAY, MONTH AND YEAR FIRST ABOVE WRITTEN IN THE PRESENCE
