DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into


by:

FELICISIMA A. BAUTISTA, NORMA BAUTISTA PEREZ and


ARLENE BAUTISTA ROBAOA, of legal age, Filipino citizens, and with
residence and postal address at Danzo, Gerona, Tarlac as the VENDORS;

-AND-

CARLITO TURATO BAUTISTA, of legal age, Filipino citizen, and with


residence and postal address at Danzo, Gerona, Tarlac, hereinafter referred
to as the VENDEE;

WITNESSETH;

WHEREAS, the VENDOR is the registered co-owners of a parcel of land


situated in Brgy. Pinasling, Gerona, Tarlac, and covered by Transfer
Certificate of Title No. 043-2016008050 of the Registry of Deeds for the
Province of Tarlac, which is more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 043-2016008050

A PARCEL OF LAND Lot No. 1702-N-1-B, Plan Psd-


03-200575, being a portion of lot 1702-N-1, (LRC) Psd- 03-
200575, situated in the Barangay of Pinasling, Municipality of
Gerona, Province of Tarlac. xxx containing an area of SEVEN
HUNDRED EIGHTY THREE (783), Square Meters.

WHEREAS, the VENDEE has offered to buy and the VENDORS has
agreed to sell an undivided portion with an area of SIXTY (60) SQUARE
METERS above mentioned property for the amount of TWELVE
THOUSAND PESOS (P12,000.00);

NOW THEREFORE, for and in consideration of the sum of,


TWELVE THOUSAND PESOS (P12,000.00) hand paid by the VENDEE to
the VENDORS, the VENDORS HEREBY SELL, TRANSFER, and CONVEY
by way of Absolute Sale unto the said VENDEES, his heirs and assigns, the
above-described parcel, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.

The VENDORS shall defend the title and rights of the VENDEE from
any claims of whatever kind or nature from third persons.
The VENDORS warrant that the subject properties are not tenanted
and free from all claims of third person/s or entities and that the provision of
laws are satisfied to effect a valid and enforceable transfer and conveyance
on the said real properties;

The VENDORS further undertake and obligate to execute any and all
documents, instruments and deeds necessary, appropriate or required to
effectuate this Deed and the provisions herein contained and to transfer the
lot titles to the name of the VENDEE.
