Dear Sirs,

Re: Permission to mortgage Unit No. 6, on the upper groung floor of the building named
as Hongkong Arcade.

This is to confirm that we have sold Unit No. 6 admeasuring 160 sq. ft. (carpet area) on the
upper ground floor of the building named as HongKong Arcade situated at Plot No.4, Road
No.17, Sector-19, New Panvel(E), Navi Mumbai – 410206, constructed by us to
Mr. Narsimarao Ramgiri for a total consideration of Rs.1,34,750/- (Rupees One Lakhs Thirty
Four Thousand Seven Hundred Fifty Only) under an Agreement for Sale dated 28.10.2013,
duly registered on 28/10/2013, with the sub-regitrar of Assurances Panvel.

We hereby assure you that the said unit as well as the said building and the lands appurtenant
thereto are not subject to any encumbrance, charge or liability of any kind whatsoever and
that the entire property is free and marketable. We further confirm that, we have a clear, legal
and marketable title to the said property and every part thereof and that all taxes and dues in
respect thereof have been paid upto date. The Possession of the said unit is already given to
Mr. Narsimarao Ramgiri in the terms of the said agreement. We are aware that you have in
principle Sanctioned a housing loan to Mr. Narsimarao Ramgiri.

We have no objection to your giving a loan to Mr. Narsimarao Ramgiri. We Confirm that we
have received from Mr. Narsimarao Ramgiri full purchase price of the said unit and all the
outgoings are upto dates.

We confirm that we have obtained necessary permissions/approvals/sanctions for


construction of the said building from all the concerned competent authorities and the
construction of the building as well as of the units are in accordance with the approved plans.
We have not made any sub divisions in the units after the plans have been approved by the
CIDCO / Muncipal Corporation. The Said unit is exclusively meant for Commercial Purpose
as per the Sanctioned plan. We assure you that the said unit as well as the said building and
the land appurtenant there to are not and shall not be subject to any encumbrance charge or
liability of any kind whatsoever and that the entire property is free and we have a clear, legal
and marketable title to the said property and every part thereof.

We are aware that Mr. Narsimarao Ramgiri have approached Magma Housing
finance(formerly known as GE Money Housing Finance Ltd.) (hereinafter to be referred to as
“MHF”)., for a Loan after mortgaging his said unit no.6, already purchased from us dated
mentioned above and Mr. Narsimarao Ramgiri have agreed to mortgage the said unit in your
favour as security for the repayment of the said loan. We hereby confirm that we have “No
Objectio” in his mortgaging the said unit to you by way of security for repayment of the said
loan.

We also undertake to inform and give proper notice to the Co-operative housing Society as
and when formed, about the said unit being so mortgaged to Magma Housing Finance Ltd.
and agree not to create any encumbrance, mortgage, charge, lien, Security over the shopping
complex, premises and the unit.
