REG 360: INDUSTRIALISED BUILDING SYSTEM

School of Housing, Building & Planning, Universiti Sains Malaysia

Session 2018/2019

Project:
Industrialised Building System Design

INTRODUCTION
The adoption of Industrialised Building System (IBS) becomes one of the related technology
catalysts gearing towards the Fourth Industrial Revolution (4IR). Recent construction industry
agenda focuses on producing IBS champions industry to enhance and elevate the level of
productivity, quality and safety on the construction sites.

In accordance with the objective of IBS Roadmap 2003-2010, Budget 2005 announced that
all new government building projects are required to have no less than half of IBS content.
Second declaration was then made on the levy exemption of the housing projects that have
minimum score of 50% to attract private clients. From that point forward and helped by the
Construction Industry Master Plan 2006-2015 and 9th Malaysia Plan 2006-2010, various
exercises have been executed by the government.

OBJECTIVES

▪ To understand the concept of IBS in building construction.

▪ To measure the skills of procurement system and project management applications for
IBS use.
▪ To interpret the concept of IBS design and modular coordination in building
construction.
▪ To analyze and complete the use of IBS components using the IBS Score calculation
method.

TASKS & REQUIREMENTS

In your respective group, you are required to design a double storey house applying the IBS
technology with a minimum IBS score of 70%. The total built-up area of your proposed design
must be between 1600-2000 sqft.
This project consists of 4 continuous parts, you are required to assign one (1) leader for each
part. The following tasks and requirements must be fulfilled for the completion of the project:

Part 1: IBS Components (Dr Mariati Taib)

Based on the proposed design, you are required to proposed and explain the details of the
IBS components, production and construction process.

Submission requirement:

2 x A1 sized poster which consist of:

1. Proposed the main structural system (wall, column, floor, roof etc.).
2. Prepare the connection details of the joints between structural members (bolted
connection, welded connection, anchored connection).
Part 2: IBS Scoring System (Sr. Dr. Md Azree Md Othman)

Part 2(a)
Produce presentation drawings consist of floor plans and elevations (front, right, left and rear).

Part 2(b)
The scoring system is a structured system which measure the usage of IBS in building. The
maximum score is 100% and the calculation of the score is based on the following
components:

Part 1: Structural System (maximum score 50%)

Part 2: Wall System (maximum score 20%)
Part 3: Other Simplified Construction Solutions (maximum score 30%)

Prepare a detailed calculation of the IBS score of your proposed design.

Submission requirement:

1 x A4 size report consist of:

1. Presentation drawing: floor plan and elevations (front, right, left and rear).
2. Detail calculation of IBS score of proposed design.

Part 3: Procurement (Assoc. Prof. Ts. Dr. Hanizun Hanafi)

Procurement is about how stakeholders manage a construction project. Procurement also

details out what are the stakeholders’ role and responsibility in completing the double storey
residential building using the IBS technology construction.

Part 3(a):
Each group has to discuss each stakeholders’ role and responsibility based on the 2 types of
common procurement methods:

1. Traditional and
2. Design and Built.

Part 3(b):
Following Part 3(a), each group should suggest/propose a suitable procurement system to
construct the double-storey building. Each group should be able to provide justifications on
the chosen procurement system.

Submission requirement: 3 x A3 size infographic which consist of:

1. 2 x A3 submission for Part 3(a).

2. 1 x A3 for Part 3(b).

Part 4: Physical Model

Part 4(a):

Construct a physical model of the proposed building in scale of 1:50 permanently attached on
an A3 size mounting board (new or recycled materials)

Part 4(b):
Prepare a 3D video based on the constructed design with a duration not more than 4minutes.
Submission requirements:

1 x 1:50 scale physical model

1 x 3D video presentation on the model
1 x power point slides (for presentation)

GROUPING

The group has been assigned to you and available in the eLearn.

ASSESSMENT
1. Part 1 - 30%
2. Part 2 - 25%
3. Part 3 - 25%
