RENTAL AGREEMENT

THIS RENTAL AGREEMENT made and executed at Chennai this the 1​st Day of
February 2019 BY AND BETWEEN: Mr. S.P.Dharmaraj. S/o. S.Ponnusamy Nadar aged 84
years (hereinafter referred to as THE ​LESSOR which expression shall mean and include his
executors, administrators, legal representatives and assigns) residing at New.no.53, First floor.
Seventh avenue Ashoknagar, Chennai 600083, on the ONE PART. AND

Mr.P.Manoharan, aged 44 years, Pan:BGXPM3110K (hereinafter referred to as THE LESSEE


which expression shall mean and include his executors, administrators, legal representatives and
assigns) on the SECOND PART.

AND WHEREAS the LESSOR has agreed to grant and the ​LESSEE has agreed to accept a
Lease of ground floor, residential portion, for residential purpose (which is more fully and
particularly described in the schedule hereunder referred to as ‘DHARSAN residential’ THE
SCHEDULE A Premises) on the subject to terms and conditions hereinafter set out.

NOW THIS RENTAL AGREEMENT WITNESSETH

That in consideration of the rents hereby reserved of the terms, conditions and covenants
of the LEASE contained and on the part of the parties to be observed and performed the
LESSOR hereby agrees to grant and the LESSEE hereby agrees to accept a Lease of the
Scheduled premises :

a) The rent payable by the LESSEE for the scheduled premises shall be a sum of Rs.10000,
(Rupees Ten thousand only) and shall be payable to the LESSOR on or before 8th, of every
succeeding month by cash or cheque.

b) The Lease shall commence from 1​st February 2019 and shall be in force initially for a period
of 11 months as agreed by the LESSOR.

c) The LESSEE has this day to the LESSOR a sum of Rs.50,000/- (Rupees Fifty thousand Only)
by cash and the LESSOR hereby acknowledges the said amount, which shall be held by the
LESSOR as Security Deposit during the continuance of the Lease or any extension thereof.

d) The LESSOR shall pay all taxes, deposits, assessment charges and other outgoing whatsoever
of every description including corporation charges which under the Statute are primarily leviable
unto the LESSOR and shall keep the premises free from all encumbrances.

e) The LESSEE shall pay directly to the concerned authorities the electricity charges utilised for
their own use as per the actual meter reading during the period of lease.
i) Separate meter for residential purposes electricity usage has been fixed.

f) The LESSEE shall pay maintenance charges directly to the Owner.

g) The LESSEE shall be entitled and permitted to use the scheduled premises for residential
purpose only and shall not use or permit the use of the scheduled premises for any unlawful
purposes likely to endanger the building.

h) The Premises not to be used for bachelor accommodation.

The LESSEE shall not be entitled or permitted to assign underlet or sublet Schedule
premises or any part thereof or part with possession of the demised or any part thereof to
anybody whatsoever. The LESSEE shall keep the scheduled premises in a fit and proper state
subject to normal wear and tear by day-to-day maintenance, provided that the LESSEE shall
permit the LESSOR or his representatives/agent to enter into the premises for inspection at all
reasonable hours with prior written permission from the LESSEE.

LESSOR COVENANTS

The LESSEE paying the rents hereby reserved and observing and performing the terms,
condition covenants of the lease herein contained shall be entitled to quiet possession and
peaceful enjoyment of the scheduled premises without any manner or let, hindrance, interruption
or disturbance by or from the LESSOR his or by any person or persons claiming through under
or in trust for the LESSOR or their representatives.

TERMINATION OF LEASE

The Lease shall be determinable under all or any of the following circumstances, namely:

• by afflux of time

• In the event of non-payment of rent by the LESSEE for a period of two consecutive
months.

3) In the event of breach by either party of the terms and conditions and covenants hereof.

HANDING OVER THE POSSESSION

The LESSEE shall deliver back the vacant possession of the Scheduled premises to the
LESSOR immediately upon the expiry of the said term or on earlier termination with a notice
period of Two months either side, in good and tenantable condition subject to reasonable wear
and tear upon which the LESSOR shall return the Security Deposit without any interest liability
and any lawful deduction will be done immediately if any. . Any upgrades or semi-permanent
fixtures undertaken by the tenant will remain with the property of the landlord. Personal items
have to be removed without damaging the structure. Any damage that occurs as a result of
removal should be rectified, before claiming the refund.
Further, colour emulsion and painting restoration charges of Rs.6000, (Rupees Six thousand
only) will be deducted from the security deposit at the termination of tenancy.

Any notice required or permitted under this agreement shall be deemed sufficiently given or
served if sent by postal mail, return receipt requested, addressed as follows:

Nagar, Chennai 600 083
Tenant: Mr. P.Manoharan………..

Successors;
The provisions of this agreement shall extend to and be binding upon Landlord and Tenant and
their respective legal representatives, successors and assigns.
Consent;
Landlord shall not unreasonably withhold or delay its consent with respect to any matter for
which Landlord’s consent is required or desirable under this Lease.
Compliance with Law;
Tenant and Landlord each shall comply with all laws, orders, ordinances and other public
requirements now or hereafter affecting the Leased Premises.

Ground floor,(no.25 old) 53, 7​th​ avenue, approximately 800 sq ft area, with entry via service
area facing East, and including: The service area, kitchen, hall, and one bedroom with bathroom
and toilet attached.
