LEASE DEED

THIS LEASE DEED is executed at Cochin on the 15thDay of December 2017


BETWEEN 1.Mr. Mathew Isac, aged49 years, S/o Mr. Benny Isaac Mathew, residing
at # 506, Fern Icon, Panchavadi Colony, Vyttila, Koehl, Kerala, Pin-682019;
hereinafter referred to as the "LESSOR" (which expression shall include its heirs,
successors legal representatives and assigns) of the one part And 2.Ms S-herin
f:ra.R.as (Indian Passport No.H1843786), aged 36 years, D/o Mr. Francis Pallitharayil
Chacko, having permanent address at Pallitharayil House, Palakolly Post, Wayanad
) District, Kerala; hereinafter referred as "LESSEE" (which expression shall include its
heirs legal representatives and assigns) of the other part.

WHEREAS the LESSOR is the owner of the Flat No.88, with Car parking space, in
the Eighth floor, in Fern Aristocrat, Marad, has at the request of the LESSEE agreed
to lease out the said on the following terms and conditions»
NOW THIS DEED WITNESSES AS FOLLOWS:

1. The lease is granted _. for a period of 11 months commencing from

date ie.01/01/2018.
2. The LESSEE has paid Rs.50,000/- (Rupees Fifty Thousand only)towards
interest free deposit as security for the proper maintenance of the residence
and for the satisfactory performance of the terms of this deed. The security
amount will not be adjusted with the monthly rent towards

3. The LESSEE shall pay to the LESSOR Rs. /-(Rupees iiJfteen Thousand
only) per month as rent for the residence and the same is payable on or before
:lstday of every English Calendar month. In the event of any default
in payment of the rent as stipulated above, interest is payable at 12% by the

LESSEE from the date of default till the date of payment and if the LESSEE fails
to pay the LESSOR the monthly compensation consecutively for one months the
) agreement automatically be cancelled and the LESSEE shall be liable to
vacate the premises. Monthly rent to be transferred to the following account;

4. In addition to the rent payable, the LESSEE shall be liable to pay, for the
s duration of the stay in the flat by the LESSEE, Monthly Maintenance
Charges and
Electricity & Water Charges in respect of the apartment.

The LESSEE shall keep the said residence in good condition and shall not
sub• let, assign or otherwise part with possession of the same in part of
whole. The LESSEE has to abide by the rules and regulations said applicable

to the LESSEE under respective laws.

The LESSEE shall before occupation make sure that all the sanitary,

electrical and other fittings are in good condition and in working order and
shall return
them in the same condition at the time ofvacating the
residence.

8. The Lease agreement shall be terminated prior to the expiry of the present
terms by either party after giving thirty days notice in writing to the other
party. This lease agreement could be renewed after the expiry of the present
term by mutual consent for further period and the rent amount will be
increased by 5%.

9. The LESSEE shall not carry out any additions or alternations to the residence,
layout of fixtures, without the 'written consent of the LESSOR, but it shall be
permitted to install Air Conditioners, Cooking Ranges, AirCoolers etc. subject to
relevant rules and directives of authorities and the costs shall be borne by the
LESSEE and shall be removed on termination making its space as is where is
condition as on lease date started.

10. The LESSEE shall permit the LESSOR or their agents to enter the residence with
prior intimation for inspection, to carry out repairs etc. at reasonable times as
and when necessary.

11. The LESSOR shall pay all the taxes of any kind whatsoever including house tax,
ground rent as are or. may hereinafter be assessed. on the residence by the

Corporation or any other authority whatsoever.

12. The parties shall comply with all the rules and regulations of the local Municipal
and other relevant bodies.

13. The day-to-day minor repairs such as replacement of electrical switches, light,
bulbs/tube light, fuses, leakage of water taps etc. have to be done by the LESSEE
at their own cost. But major repairs such as leakage in electricity or bursting of
sanitary pipes or cracks have to be borne by the LESSOR at their own cost.

14. On expiry of the lease period or termination of lease as per with clause 8 above,
and simultaneous refund of security deposit as well as any unadjusted advance
rent paid, the LESSEE shall hand over vacant possession of the residence to the
-LESSOR in the same condition as at the time of commencement of the lease,
normal wear and tear expected.

15. The original of this agreement after execution by parties shall be kept with the
LESSOR, the copy by the LESSEE.

16. The LESSEE or anyone living in premise should not undertake any illegal
activities in the premise. The Lessee will be fully responsible for such activities
and the consequences there pf. The LESSOR absolves himself of all
responsibilities of any unlawful activities within the premises during the
Tenancy period.
17. For any further details about the flat, LESSEE should contact Mr. Benny Isaac

IN WITNESS WHEREOF the LESSOR and the LESSEE have hereunto subscribed their
