I. Authority to Lease
1. To LET LEASE, or GIVE ON LEASE the whole or any part or parts of the real
property described below, currently covered by Transfer Certificate of Title (TCT) No.
_________ (hereafter the “Property”), on such terms and conditions as my attorney-in-fact deems
fit and proper:
2. To ACCEPT surrender of possession from the lessee and to TAKE possession and
RECEIVE rents, profits, and income from the said Property in whole or in part;
3. To EXECUTE, SIGN and DELIVER on my behalf any contract of lease or any other
document necessary for leasing the whole or any part parts of the said Property;
4. To REPAIR from time to time and to DO other acts and things to keep the said
Property in good repair and condition;
5. To ACCEPT surrender of possession from the lessee and to TAKE possession and
RECEIVE rents, profits and income from the said Property in whole or in part
6. To COLLECT and RECEIVE from the lessee of the said house all fees, rent, and such
amount of money that may be due and to TAKE all lawful proceedings for recovery of he said
sums;
11. To REQUEST, and SECURE originals and/or certified true copies of TCT Nos.
_________, the corresponding Tax Declarations, Tax Clearance Certificates and other certifications
of pertinent documents, issuances and approvals from the pertinent Registry of Deed, City and/or
Municipal Assessor’s Office, Bureau of Internal Revenue and any other court, government agency or
government instrumentality for the sale and transfer of the aforementioned Property, and to SIGN,
EXECUTE, and SUBMIT all the documents necessary for such purpose;
12. To FILE and PAY the necessary taxes, fees, and other charges due on the Property and
the sale thereof before the Bureau of Internal Revenue, Registry of Deeds, City or Municipal
Assessor’s Office, and any other court, government agency or government instrumentality;
13. To NAME, APPOINT and CONSTITUTE any person to be her true and lawful
attorney-in-fact, for her and in her name, place and stead, to do and perform all acts which she is
authorized to do pursuant to the authority or powers herein granted; and
14. In general, to DO all other acts, deeds, matters and things whatsoever in or about the
Property or to concur with persons jointly interested therein in doing all acts, deeds, matters and
things herein, either particularly or generally described, as fully and effectually to all intents and
purposes as I could do in my own proper person if personally present for purposes of completing
the transaction described herein.

ACKNOWLEDGMENT
known to me and to me known to be the same person who executed the foregoing Special Power of
Attorney and she acknowledged to me that the same is her free and voluntary act and deed.
