A. PLANNED DEVELOPMENT OBJECTIVES

The Salt Palace Convention Center Hotel is located in the Salt Palace District and will
meet the following Planned Development objectives:

1. The Hotel is located at the south eastern corner of the Salt Palace Convention
Center, at the confluence of West Temple and W200 South. It will be physically
connected to the Salt Palace Convention Center at the ground level, and as such

meets the planned development requirements to be located within 1000 ft of Ethe
convention center facility.

2. The Hotel will engage the public realm continuously at the ground level with
the Hotel lobby acting as a twenty four hour facilitator for interaction. This space will
encompass a restaurant with entrances from the street as well as connections to the
lobby. A “Corner Market” will be located on the south east corner of the site activat-
ing the façade as well as the entrance of the hotel on the south façade.

3. A Catalytic Project: With a direct connection from the Hotel lobby to the Salt

Palace Convention center pre-function and exhibit hall spaces, the combination of
the Hotel and the Salt Palace public spaces will create an opportunity for synergistic
relationships. This new activated shared space at the ground level is intended to be
an extension of the urban environment and a place to meet and interact.

4. The massing of the hotel tower is a reflection of the architectural context of NOT FOR
the Salt Palace Convention Center’s iconic cylindrical urban markers. The ends of CONSTRUC

rather than an imposed architectural language that may be foreign or in conflict with
the harmony of the neighborhood.

5. One level of parking will be located below grade and connect to the existing
parking facility of the Salt Palace Convention Center. The intention of this move was KEY PLAN

The economic vision will be complimented by an elegant urban and architectural


design that is compatible with the surrounding buildings while sensitive to becoming
a new urban marker and presence on the skyline. The project will be oriented toward
West 200 South on the west side of West Temple street. The project will also attract
the existing pedestrian activity from the City Creek retail complex located just north
east of the project site. The project location also offers excellent walk-ability to near
by attractions such as Vivint Arena, Abravanel Hall, the Salt Palace Convention Center,
Temple Square and the BYU Downtown Campus.

1. BUILDING CONTEXT MASSING AND ORIENTATION

The Salt Palace Convention Hotel will be located at the confluence of West Temple and W200
South. The Salt Palace District is intended to offer artistic entertainment opportunities where

both locals and visitors make downtown a neighborhood and a destination. The existing TRAX
station just north of the project will extend the community’s reach from around the city as well
as the airport. This project will enhance the pedestrian scale interaction and create a destina-
tion for all to enjoy.

As a result, the Salt Lake City Convention Hotel aims for a balanced design solution that is
sensitive and complimentary to the Salt Palace Convention Center through compatible
architectural articulation, scale and massing, while relating to the diverse Downtown context,
rich in activity and architectural expression.

Starting with the initial building siting and orientation, the Salt Palace Convention Hotel
addresses its challenging context through a curvilinear form that directly responds to shape
of the neighboring buildings to the west while maximizing its separation from the Convention
Center photo-voltaic roof installation. This allows the Convention Center Entrance to maintain
its integrity while creating a dual exposure for the new guest-room structure; one with the
views to the west and another overlooking the Wasatch Mountain Range to the east.

This contextual contrast also creates an opportunity for a dual architectural expression;
a calmer east façade that pays respect to the urban context and a more articulated west
façade that takes a more monumental presence and creates a new a face for level 6
outdoor event space and plaza. Additionally, the building form and dual exposure creates
efficient, double loaded guest-room floors that provide the required density and key count to
make the project feasible.

2. ARCHITECTURAL CHARACTER AND ARTICULATION

The building shape and massing of the new Salt Palace Con-
vention Center Hotel is defined through a restrained architec-
tural articulation whose elegance lies in simplicity and details.
The massing of the glass volumes are broken up by horizontal
glazing bands while its perceived scale is further reduced
through subtle variation in metal spandrel texture. The subtle
soft curves of the facade echo the architectural language of
the Salt Palace Convention Center, while the horizontal defi-
nition of the façade responds to the Wasatch Range in the
background.

The orientation and size of the guest-room windows frame


unique views of the mountains as well as the city promoting
its architectural significance for the future hotel guests. The
massing and articulation of the south façade take cues from
the programming stack within the building by breaking down
the building massing with a series of stacked volumes whose
materiality and scale are enhanced through the use of glass
revealing the activity and scale within to the Urban environ-
ment.

The contemporary hotel suites are equipped at the ends of


the building with full height glass overlooking the plaza and
vertical shading devices that protect it from the south west
sun.

The Salt Palace Convention Center Hotel suggests the use of glass and textured clear
anodized aluminum panels as its primary material which will relate to the adjacent Salt

Palace Convention Center context in scale, color and texture. The warm gray color will 2
also complement the color palette of the surrounding context.

Furthermore, the project will introduce threshold conditions to complement the


restrained architectural articulation, reduce the perceived building scale and
create more visual interest without competing with the module of the building.

The base of the building will be mostly transparent that will be balanced with metal Tower Skin B

Transit Reduction
The City Code states the following in Section 21A.44.040.B7: “For any new multi-family

21A.44.030 of this chapter can be reduced by fifty percent (50%).” The light rail (TRAX)
Temple Square Station is located on South Temple, just north of the Convention Center
and within ¼ mile of the proposed hotel. Therefore, it is anticipated that the hotel can take
a 50% reduction based on this section of the City Code.

The proposed Salt Palace Convention Hotel plantings are simple but purposeful. Each segment of the project landscape pro-
vides interest, color and respite from the surrounding city conditions. Green space provided increases relaxation and beauty
with its use of native adaptive plantings with various colors and textures. All plantings for the hotel are to be irrigated via drip
irrigation. Plants have been selected from the Salt Lake City Plant List and Hydrozone Schedule 2013. Plants that are appro-
priate to the area combined with drip irrigation help to reduce the water use footprint of the landscape. Landscape design
for the public right-of-way will be coordinated with the Salt Lake City Urban Forester’s office for compliance with City ordi-
nances and regulations. Existing street trees and landscaping in the ROW will be protected to the fullest extent possible.

The ground level of the hotel will have some new landscaping located on the south edge of the property as well as new
planting pots and amenities located at the entrances to the hotel. The bulk of the landscape will occur on the 6th level
where a new plaza will be constructed. This plaza will contain landscape amenities such as benches, tables and planters. It
will also have shrubbbey appropriate to rooftop locations selected from the Salt Lake City Approved tree list and a variety of
plants and shrubs to enhance the guests experience at the hotel.

F. EXISTING SITE FEATURES

While the current conditions and urban density do not provide a lot of flexibility for major changes, the project intends to
enhance the building approach and hotel entrance experience along the east façade of the South Temple entrance. In ad-
dition to the street lighting and signage improvements described in the sections above, the new design will introduce new
hardscape material that will delineate the pedestrian and vehicular boundaries at the hotel drop off as well as differentiate
the restaurant and hotel entrance from the public sidewalk. In addition to the surface treatment, new planters and landscape
design will form a soft buffer between the public sidewalk and the hotel and restaurant entrance that will create a better
sense of arrival.

Streetscape elements along the pedestrian walkways to the east of the Proposed Hotel will preserve the existing site features
as much as possible and replace any elements demolished by construction in accordance with the current city standards. A
single exception is the proposed modification to existing curb cut loading location as shown on the attached plans.

A simple hardscape pattern is proposed along the base of the building and extends outward from the east façade. This zone
reflects the façade geometry and intended to be used for general circulation along the north-south corridor. Along the
south, the pattern provides a marker for the drop off vehicular entrance to the project. The remainder of the hardscape in
this area will tie into the existing Salt Lake City hardscape that exists along 200 South. The design team will coordinate with
the urban forester to protect the existing trees along 200 south both in the right-of-way and along the drop off area. We will
also coordinate to protect the hardscape and trees that exist along the right-of-way of North Temple.
