SUBMISSION OF TENDERS

The original and one (1no.) copy of those documents referred to in sub-paragraphs 6.1 must be delivered by hand or by air
courier during normal business hours (0800 to 1600 hours, Sunday to Thursday inclusive)

III. Project Understanding and Methodology Statement

The Consultant should provide a concise narrative demonstrating the Consultant’s

understanding of the project requirements and a description of the methodology to be

adopted during each project phase in delivering the design services within the timeframes

outlined above. This should also outline the anticipated coordination and the critical

milestones for decision making by the different concerned parties.

Notwithstanding the requirements set-out in the following scope of services, the consultant
must provide all services, documents, drawings, plans and other materials as would normally be
expected from the Consultant by the Employer for all work stages of the project.
General responsibilities include:-
 Consider at all stages ‘constructability’ of the developed design such that the final
product that can be built most cost effectively and in the shortest period of time without
sacrificing quality, taking into consideration, such items as schedule, materials, required
construction equipment, available manpower, work methods and necessary quality
control measures etc
 The Consultant should discharge the Services with consideration to Constructability,
making sure there are no ambiguities, inconsistencies or other problems that might lead
to otherwise preventable difficulties during construction. All design solutions must
provide the contractor with workable safe solutions.
 The Consultant shall coordinate all interfaces between each building component, zone,
system and element.
 Soil investigation report and Topographic survey of the plot including all above ground
structures and MEP services.
 To the extent possible, the Consultant will maximise the use of Local products and
materials in the design whilst ensuring that state-of-the-art concepts, materials and
technologies are applied to the design.
 To embrace existing standardisation and repetition of design principles seen in the
Employer’s existing Malls and maximise the opportunity for further development of the
standards and design principles
 The consultant shall comply with everything required under Sustainability applications,
including design and specification requirements, filling forums as required, etc.
 At the conclusion of the Design Phase the Consultant will have prepared a design that
fully describes the Project fit for its intended purpose and ensures all constituent parts
of the Project fulfil in all respects the purpose for which they were designed.
 The Project is to be designed in accordance with internationally recognised standards as
applicable to similar projects, applicable Local Codes of Practice and the requirements of
all local statutory authorities having jurisdiction over the Project.
 The Consultant must at all times during the discharge of the Services keep the Lead
Consultant fully and properly informed with respect to all aspects of the Project and the
Consultant’s performance of the Services.
2.2.1 CONCEPT DESIGN

During this stage the Consultant will be expected to develop the design concept to define the
project moving forward. Particularly the Consultant is to confirm the Concept Design can be
developed to fully comply with the requirements of all statutory authorities having jurisdiction
over the completed, operational Project. The main deliverables for the Consultant with the team
in this stage is;
a) Review and collate the brief moving forward.

b) Complete elements of design studies such as reviewing and


assessing material selection, including rationalisation of the
structural grid to provide the optimum/most efficient outcome to
meet the architectural design/requirements.
c) Identify Employer/ Retail Design Consultants key questions required
to be answered prior to moving forward.
d) Developing the brief and finalise development objectives, prepare
site utilisation study and consider options related to project scope
and component area programme
e) Working in conjunction with the design team and the Employer or
his representative to ensure the structural design is the optimum
solution to the Brief requirements within the framework of the
overall design and budget
f) Preparing preliminary structural design based on preliminary
architectural design, site investigation and Brief criteria.
g) Review with the Other Consultants the façade brief.
h) Advising on alternative types and methods of construction
i) Participating in value engineering and cost studies
j) Identifying principal structural systems in the building with respect
to both the local and international construction practices.
k) Evaluate all existing geotechnical and soil investigation reports and
data provided for the site and provide a summary statement/report
on the impact of the ground conditions on the structural design.
l) Identify additional/critical areas which require up front information
on site survey/soil investigations and input from the local delivery
Architect
m) Identify the scope of the underground drainage in terms of
existing and new from survey information available. To allow
for initial investigations to the underground drainage design
and its co-ordination with above ground MEP works.
n) Preparation of conceptual underground drainage design based on
all current and new survey information.
o) Participation where necessary in any design development
workshops with the design team.
p) Consideration as to the scope of the civil engineering works within
the curtilage of the site boundary
q) Soil investigation report and Topographic survey of the plot
including all above ground structures and MEP services.
r) Preparation of an information required schedule (IRS)
s) Contribute to and provide information to other consultants to prepare:
1. Detailed updated cost plan
2. Value engineering
3. Risk workshops
4. Updated project and construction programme
5. Methodology on the way building will be constructed.
t) Produce the Concept Design narrative report as indicated in scope
of work deliverables and responsibility matrix (4 Hard Copies A3 size
+ 1 x FTP Link + 2 x USB).
u) Participate in value management, energy and cost studies.

Signoff
The Employer shall provide approval of the Concept Design Report before
moving onto the Schematic Design Stage.
