Project Brief: General
The proposed building will be a residential development, with a total built‐up area of
13663.57SQ.M.
In line with the statutory requirements, the energy systems are being designed to meet the
requirements of optimized energy and water usage, better indoor environmental quality. The
mechanical services design for the building is developed in consideration of the current standards
and design principles.
The following sections describe the individual systems:
1. Reasons for System Selection:
The Centralized district cooling model benefits building owner with reduced capital and operating
costs, lower maintenance overheads and energy efficiency gains over traditional system. It also has
a positive impact on the environment. Every ton of district cooling capacity can save one ton of CO2
emissions compared to conventional air conditioning.

District cooling system has been provided in this Project.
1.1 Design Conditions :
All the indoor areas shall have the following design conditions :
24o C±1⁰ C DB, RH to be less than 60 %
Fresh air provisions will be :
As per the requirements of ASHRAE 62.1.2010.
1.2 Design Standards to be followed:
The design and the material specification of the mechanical works are in accordance with the standards,
codes, and regulations issued by the following organizations, as applicable:‐
ANSI : American National Standards Institute
ASHRAE: American Society of Heating, Refrigerating and Air‐ Conditioning Engineers.
ASME: American Society of Mechanical Engineers.
ASTM: American Society for Testing and Materials.
BSi: British Standards Institution
FM: Factory Mutual Engineering and Research
DM: Dubai Municipality Buildings Regulations
DCD: Dubai Civil Defense Authorities
NFPA: National Fire Protection Association
SMACNA: Sheet Metal & Air Conditioning Contractors` National Association.
UL: Underwriters Laboratories, USA.
Fresh air intake and control: Energy Recovery FAHU will be installed on the respective floors. An air
flow sensor will be located at the outdoor intake.
Minimum Efficiency Reporting Value (MERV) 13 filters will be incorporated in the FAHU to improve
the air quality of the air coming into the facility.

1.3 Energy Efficiency
The following are the energy‐efficiency features to be incorporated in the design:
Air‐conditioning: District Cooling system.
Glazing: Glass with low ‘U’ value shall be selected, expected to substantially reduce energy ingress
Roof/Exterior wall Construction: Materials to be selected with low U factor, thus contributing to
optimum heat gain/loss, High albedo roofing materials (SRI>78)
Interior Lighting: The lighting design has been chosen as to limit the lighting density. Energy
efficient CFL, metal halide type lighting has been specified for the project. Occupancy sensors are
installed in the majority at spaces to reduce lighting energy consumption.
Heat recovery wheel: Heat recovery wheel will be incorporated in the design, to recover heat
from the exhaust air to the intake air, thus saving energy.
All these measures make the energy performance of the building exceed that of the base building.
5. Lighting and day lighting controls
Lighting system will be an important factor in establishing a comfortable visual environment in the
working areas. Therefore, the luminaries implemented in public areas will be fitted to allow
comfortable use.
Lighting levels for various areas will be calculated based on CIBSE (Chartered Institute of Building
Services Engineers) code for interior lighting.
6. Domestic Hot water systems
Will be through individual Electric water heater.
7. Ventilation
Fresh air handling units shall be of sectionalized construction with pre‐filter, bag
filter, chilled water cooling coil and supply air fan. For Fresh Air Recovery AHU
shall be additional with Heat Recovery wheel, necessary empty sections with
access doors, liquid coupled heat exchanger, return air fan FAHU with HEAT
RECOVERY WHEEL,MERV FILTER.

8. Plumbing
Plumbing fixture units are selected as per green building norms.
Flow rates suggested:
Water closet (dual flush) : 2/4 liters per flush
Lavatory Faucets : 0.5 gallons per minute at 60 psi
Kitchen Faucets : 1 gallon per minute at 60 psi
Showers : 2 gallons per minute at 80 psi
Urinals (if any) : 0.5 gpf or waterless
