Have concluded the present addendum to
the lease contract from 22.10.2010, under
the following conditions:
Art. 1. The Term of the Lease - art. 5.1.
from the Lease Agreement will be
modified, meaning that the agreement
will be extended until 28.02.2025.

Au incheiat prezentul act aditional la contractul de
inchiriere din 22.10.2010, in urmatoarele
conditii:
Art. 1.Durata inchirierii – art. 5.1. din Contract se
modifica, in sensul ca contractul de inchiriere se
prelungeste pana la data de 28.02.2025.
Art. 2.Chirie si Plati – art. 6 din Contractul de
Inchiriere se modifica si va avea urmatorul continut :
- “in perioada 01.12.2018 – 21.02.2020 Chiriasul va
plati o chirie de 3.225 euro / luna. Proprietarul nu va
calcula si percepe TVA la pretul chiriei, fiind
aplicabile prevederile Codului Fiscal cu privire la
scutirea de TVA a operatiunii de inchiriere de bunuri
 Art. 2. Rent and Payments – art. 6 from
the Lease Agreement will be modified
and will have the following content:
- “during 01.12.2018 – 21.02.2020 the
Tenant will pay a rent of 3.225 euro /
month. The Landlord will not calculate
and collect VAT for the rent price, the
provisions of the Fiscal Code on VAT
exemption for real estate assets leasing
being applicable; the rent for the period
mentioned above will not be indexed”.
- “during 22.02.2020 – 28.02.2025 the
Tenant will pay a rent of 4.270
euro/month. The Landlord will not
calculate and collect VAT for the rent
price, the provisions of the Fiscal Code
on VAT exemption for real estate assets
leasing being applicable; the rent for the
period mentioned above will be indexed
each year, according to art. 6.1.2 from the
oAgreement”.
Art. 3.Article 9.2. from the Lease
Agreement will be completed with the
following content:

may execute, on its’ own expense, fit-out,
maintenance and modification works of

The Landlord approved that the Tenant
can perform the following works in the
Leased Premises:
 Internal re-partitioning of lightweight
materials (gypsum-cardboard and glass);
 Painting and interior / exterior dyeing;
 Replacement of floor tiles and carpet and
false ceiling tiles (where applicable);
 Repairs to exterior walls and their

imobile; chiria pentru perioada mentionata mai sus
nu va fi actualizata cu indicele inflatiei”.
- “in perioada 22.02.2020 – 28.02.2025 Chiriasul
va plati o chirie de 4.270 euro / luna. Proprietarul nu
va calcula si percepe TVA la pretul chiriei, fiind
aplicabile prevederile Codului Fiscal cu privire la
scutirea de TVA a operatiunii de inchiriere de bunuri
imobile; chiria pentru perioada mentionata mai sus
se va actualiza anual cu indicele inflatiei, in
conformitate cu art. 6.1.2 din Contract”.
Art. 3.Articolul 9.2. din Contractul de Inchiriere se
vacompleta, cu urmatorulcontinut:
“Proprietarul este de acord ca Locatarul sa execute,
pepropriile costuri, lucrari de reamenajare,
imbunatatire si modificare a spatiilo rinchiriate si
instalatiilor aferente, conform necesitatilor activitatii
sale, fara insa a afecta structura de rezistenta a
imobilului, in conformitate cu prevederile legislative
si regulamentelor aplicabile in constructii.
Proprietarul este de acord ca Chiriasul sa efectueze
urmatoarele lucrari in Spariul Inchiriat:
(gips-carton sisticla);
Inlocuiregresiesimocheta la pardoselisiplaci de
plafonfals (acoloundeestecazul);
Reparatii la peretiiexteriorisirezugravireaacestora;
sanitare,HVACsielectrice;
Art. 4. Se va introduce un nou articol dupa art. 29,
respectiv art. 291 cu urmatorul continut: “Banca
Transilvania SA va prelucra datele cu caracter
personal ale persoanelor de contact (nume, prenume,
adresa de e-mail, nr de telefon), precum si pe cele
ale semnatarilor contractului (nume, prenume,
functie) din partea SANTORINI INVEST S.R.L. in
legatura cu incheierea si derularea prezentului
