Real estate development:

4

Real estate development is a business process that ranges from the renovation of
pre existing land to the purchase of raw land. Companies who coordinate these
activities are people and companies. Real estate people convert ideas from paper to
the real land. Real estate development is totally different from construction but some
developers or companies also managed to do that. Developers buy the land and
does all process of development from beginning till the end. Developers usually
receive the great reward in the process of creation or recreation of real estate. In
real estate development no single path can lead to success. Financing and hotel
development is always a challenging area for real estate development. It is the most
difficult area to get convectional financing for the new project. The development of
strata hotels and fractional ownership structures is one principle source of financing
in recent years. And have achieved several ways of success. Resort or hotel
business development comprises full spectrum from day to day operations to
expand the market exposure. There is high risk involved in the hotels real estate
projects. A resort real estate development is based on duality with the combination
of unusual type of business formula combining a form of real estate and ongoing
services oriented business. The stability of hotel market depends on many factors
including economic, political, technological, socio-economic and other uncontrollable
factors. The facilities in the resorts are very important for the operation. If the
services are absent or the lack of availability of these services it will be impossible to
deliver benefits to the guests. One of the main key for the successful operation of
hotel or resort is to satisfy their guests with an experience. For the achievement of
this goal the hotel or resort staff and management should focus on the demand of
the costumer and deliver on those expectations. Hotel or resort development takes a
long period of time, sometimes it takes years. This is market driven which should be
based on principle that the hotels should meet the objectives of inventor’s
development and owners by providing the services that the market desires. The
processes of development link the public (which is to be served) with the
investor/owner, the developer and the operator. To start a major business it should
organized mission statement along with its associated goals. In the hotel industry the
development strategies means the construction of new building units, services
5

provided to the customers, the facilities and other consideration. For the successful
hotel or resort development property organization must have establish a
comprehension of a wide but specific and well defined operational and development
factors. These factors include marketing, economics, location, enterprise, planning
and design. The essential components for a successful hotel or resort business are
real estate, hotel operation and FFE (furniture, fitting, equipment). The process of
development is not a rigid process it should be flexible one which reflects the
specific situation. The requirement to develop a hotel or resort is different from real
estate in many aspects but there are also similarities in between them.

Challenges of integrated or multipurpose resort:

Hospitality and lodging industries are the great parts of the resort management. In
big resorts a general manager is in charge of all operations while supervise many
other managers. But in small resorts a general manager supervises all facility’s
department. Managers supervise many departments, including food and beverages,
maintenance and activities departments. Hotel managers should have different traits
from being friendly and personable, best communication skills and much more. Hotel
managers have varieties of tasks which are from marketing the business,
maintenance of a balance between revenues and expenses and bookings. Change
of time means change of the demand of the public. With the passage of time there is
a great pressure on the hoteliers to continue to evolve. For changing there is number
of challenges and opportunities for luxury hotelier that lie in front of them. Luxury
space often evolved to be a profitable one for hospitality industry.
Multipurpose resort management can be consuming. There are more than one area
that requires to be able to look into. There is the need to maintain a consistent
standard in all of the luxurious services that the company is offering. There has to be
dedication towards distinction. Every hotel or resort should use different interior
designer for renovation to avoid repetition at all cost. People want to be inspired so
the design in luxury is still of supreme importance. To stay one step ahead it’s very
challenging for the luxury hoteliers. Luxury should be better from the place where
people lived.
6

Main stream brands are challenged to keep up to date with times because fresh
brands continuously coming in the luxury space. The whole new generation is far
smarter than the last generation and they want a great service culture. But at the
end of the day it’s the hospitality we should be well taken care of. The main focus of
brands is needed to be globally recognized brands built with customer’s bases.
Depending upon brands and luxury people attract towards it. But with the developing
sense people come to experience new places rather than for the name of the brand.
The biggest for hoteliers and brands is to remain relevant to today’s consumer and
global consumer. Regarding brands there are so many choices in the market and
consumers a not loyal to the specific brand. Because of the information which is
available so quickly people make their own decisions and seek for the constant
stimulation especially the younger ones. Because they think differently from the
typical or old mind set. They have more knowledge, higher expectation, value time,
value health. Hiring of local labor train and empower the communities who can
deliver the experiences. Because they add flavor of that culture and they represent
that destination very well.
The fundamental recipe for the success of any hotel or resort is their great services,
great products, great entertainment, outdoor and indoor activities, shopping areas
and its location which matter the most. The lack of anyone of these resources will
create problems for hoteliers in an economic downturn. The traveler does not want
to have a bad experience or experience the same frequency over and over again.
Hoteliers who have not invested in renovation and programming or most importantly
on the location will face serious troubles. One challenge which luxury hoteliers facing
is the rates. Customers seek for great services, spa, and cuisines in a world-class
accommodation. Because now people collect experiences rather than status as the
things they collected. Experience is the only thing now people want to collect and it
has a great valve and meaning for them.
With the passage of time and development in technology travelers expect and
demand more electric outlets, flat screens, wifi etc. using the latest technology is
expensive but it’s worthwhile and also requires an active and competent manager to
stay up to date with the new developments.
7

For the success of a hotel or resort there must be a great leadership. A leader or
manager should be competent enough to deal with hard time. Leader need good
people to up lift its resort as a team just like worker needs a good manager to do
their work. So in order to achieve the desired success manager should surround
themselves with good team who are dedicated towards their job. Without a good
team or proper support a good manager fail to perform his responsibilities efficiently.

Recommendation:

To implement the right technology including the next generation property

management system and service optimization solution with guest experience
management. To map the guest journey identify drivers for guest satisfaction,
develop integrated segmented schemes, personalize relevant offers and treatments.
It’s important for resorts to have best and right organizational resources and
adopting the right guest centric strategies and processes.

Following are the best recommendation for resort management:

Analyze feedback:
Hoteliers should analyze the feedback of their guests and act accordingly. The
feedback should not be limited with guests experience and travel review websites
but it also include the hotel staff input.
Environmental demand:
there is clear interest and demand for environmentally friendly resort which fascinate
more and more travelers. Environmental factor is as important as other luxurious
services. Because with time environmental issues increasing day by day and
concern more about the lack of clean water, deforestation, pollution and many more.
Resorts or hotels may use of this environmentally friendly strategy in order to gain
competitive advantages.
Physical resources:
One cannot ignore the fact that people visit resorts or hotels specially luxury resorts
to experience their facilities and great services. Location, services and price are the
three main factors for choosing a hotel resort. So the resorts need to remember that
8

the quality of the products i.e. facilities and services provided on the top of the world.
Human resource:
the resort industry is a hospitality industry which is driven by the labor intensive
industry. Human factor play a huge role in the products. If there is a lack of
understanding and knowledge among the staff of the hotel resort then the hotel
resort lose its image and competitive advantages. With better understanding and
knowledge the staff better performs their task and provide credibly competitive edge.
Environmental recognition:
hotel resort should get an eco-label in order to get credibility in hotel resorts. An
eco-label gives the hotel resort the credibility and in addition it also benefits to get an
environmental management system in place. It will help hotel resort to enhance their
environmental practices and ensure that all aspects of environmental management
are covered. This management system will also help in indicating areas of
improvement.
Treat guest as a celebrity:
With GEM (guest experience management) the focus should be to treat their each
and every guest as a celebrity. Hotel staff needs to be helpful in the lobby and all
parts of hotel should act as an extension of the subtle. Hotelier should treat their
gusts as a celebrity in the best sense of the word. Hotel staff doesn’t need to be as
stalkers. Rather than exaggerating familiarities they should create an environment
where people feel more comfortable and more special. Travelers really want to
receive benefits that are relevant to them.

Conclusion:

The resort or hotel management is vast industry and has its effective and well
defined hospitality measures. Resorts perform multiple tasks by providing services,
great products, good entertainment, cuisines, spa and much more to satisfy their
travelers. Resort services should be according to the need and demand of their
customers. Resort management keeps their lobby and amenities up to date in order
to meet their customer’s desires. Hotels can also enhanced by the use of the latest
9

technologies which is expensive but worthwhile. Resort industry produces a wide

variety of unique environment where managers deal with the unique issues of their
customers. Managers play a significant role in quality customer experiences rather
than just providing service qualities. Resort manager should be well educated and
well aware about the needs and desires of their customers. Manager should be
competent enough to resolve all different types of issues. Managers must have traits
of good leadership. They need to be friendly and personable. To provides their
travelers a good environment manager need to surround themselves with good,
cooperative and supportive team members. Authenticity of the resorts can be
balanced by hiring local workers who add cultural flavor to the resort environment.
By this people feel like they are the part of the specific destination and make an
effort to be more creative. An economic downturn severely affects the success of a
resort. The lack of any luxury like great services, great products, and beautiful
locations can lead to the economic downturn. To avoid problems managers should
invest in the programming and innovation of resorts.
