Filipino citizen and with residence and postal address at Barangay Bolo, Bauan,
Batangas, represented by Attorney-in-Fact Roberto C. Magsombol, likewise of legal
age, married and with residence and postal address at Barangay Bolo, Bauan, Batangas,
Philippines;

That I am one of the lawful and registered owners of a parcel of land situated in
Bauan, Batangas City, Philippines, more particularly described as follows:

the NE., along line 2-3 by Lot 13350_G ( Road Lot ) ; both of the subd.plan;
on the SE., along Line 3-4 by Lot 3543 ( Road Widening): and on the SW.,
along line 4-1 by Lot 13350- H of the subd. Plan.Beginning at a point marked

original, survey, Dec. 16, 1997- March 9, 1978 and that date of the subd.
Survey Nov. 13, 2010 and was approved on January 36, 2011.

NOW, for and in consideration of the sum of TWO MILLION THREE HUNDRED
FIFTY- TWO THOUSAND PESOS (Php2,352,000.00), Philippine currency, to me in
hand paid in full by SPS. RAYMUND D. SANDOVAL and MARIA RIZA H. SANDOVAL
,SPS. JOEL H. MAGSINO and ANNALE H. MAGSINO and SPS. DONALD A.
HERNANDEZ and ROWENA C. HERNANDEZ , of legal ages, Filipino citizens and with
residence and postal address at Barangay Poblacion, Mabini, Batangas, Philippines,
herein referred to as the VENDEES, do hereby SELL, TRANSFER and CONVEY,
absolutely and unconditionally unto said VENDEES, their heirs and assigns the above-
described property and all the improvements thereon.
 TRANSFER and CONVEY, absolutely and unconditionally unto said VENDEES, their
heirs and assigns the above-described property and all the improvements thereon.

That we warrant that the subject real property is free from all liens and
encumbrances of any kind whatsoever and will forever warrant and defend the same unto
said VENDEES, their heirs and assigns against the lawful claims of third persons
whomsoever.

That the adjoining owners have been notified of this sale but refused to exercise
their rights as provided for by law.
