WAIVER OF RIGHTS

I, IRENEO P. RAMOS, of legal age, widower, Filipino citizen, and a resident

of and with postal address at Barangay Cristo Rey, Capas, Tarlac, after having been
duly sworn to in accordance with law, do hereby depose and state:

1. That I am the actual occupant of a parcel of land identified as Block 47, Lot
42, Sector II, Gss-36-D, situated at Barangay Cristo Rey, Capas, Tarlac,
containing an area of TWO HUNDRED FIFTEEN (215) square meters, more or
less;

2. That by virtue hereof, I hereby renounce and relinquish whatever rights,

interest and participation I have over the said parcel of land in favor of
RUSSELL J. RAMOS, MARIA LOBELL J. RAMOS, RAINER J. RAMOS and
JEANNETTE J. RAMOS, all of legal age, Filipino citizens, and residents of
and with postal address at Barangay Cristo Rey, Capas, Tarlac, respectively,
and bind myself to defend the same in their favor against any claims
whatsoever adverse to the rights and interest I hereby transferred;

3. That from now on, I ceased to be the right owner of the above-mentioned
parcel of land as I already transferred my rights and participation to my
above-said children;

4. That I finally bind myself to sign, execute and deliver any and all papers,
deeds or instruments for the transfer of registration of the said parcel of land
in the name of my children.

IN WITNESS WHEREOF, we have hereunto set our hands this ____ day of
