RENTAL AGREEMENT

This rental agreement is entered into and executed at Chennai on this 20th day of May,
2018.
BY AND BETWEEN

Mr.Saravanan, S/o.Pandian, Hindu, aged about 29 years presently residing at


461/3,Vijayanagar 3rd Street Velachery Chennai 600096, hereinafter referred to as
OWNER.

AND

Mr. Lakshmikanthan S/o Mr. Malayalam, Hindu, aged about 28 years, whose permanent
residence in 41/2, West Street, Thoothai, Thirupuvanam(TK), Sivagangai (Dt)- 630610
herein after referred to as the TENANT.

Whereas, the Tenant has requested the Owner, to let out her Flat on a monthly rental
basis, situated at No:6, F2, Astalakshmi Nagar, 1 st Street, Kaatupakkam, Chennai –
600056 ; fully described in the Schedule hereunder, herein after referred to as the
“Premises” in consideration of the rent hereinafter reserved and the conditions hereinafter
stated.

Now this agreement witnesses as follows:

1. The rental agreement shall be for a period of 11 months commencing from


01.06.2018.
2. The Tenant shall pay a monthly rent of Rs.17,000/- (Rupees Seventeen Thousand
only) excluding maintenance charges on or before 5th day of succeeding month.
3. The Tenant has deposited with the Owner a sum of Rs.75,000/- (Rupees Seventy
Five thousand only) as advance and security deposit, the receipt and satisfaction of
which is hereby acknowledged by the Owner. The Owner hereby acknowledges
that the said sum shall carry no interest but refundable to the Tenant only on the
termination or earlier termination of the tenancy and handing over vacant
possession and all the keys of the premises. In any case the advance will not be
adjusted for rent or repair purposes during the continuance of tenancy.
4. The tenancy shall be in force from 20.05.2018 and monthly rent also start from
01.06.2018 onwards.
5. The tenancy shall be in force for a period of ELEVEN MONTHS from the above
said date and the month of tenancy being the English calendar month.
6. The Owner shall have the right to terminate the tenancy if the Tenant fails to pay
the rent for a consecutive period of two or more months, or commits breach of any
of the terms herein.
7. The Tenant shall use the premises only for residential purpose and shall not use it
for any business, trade, commercial, offensive or objectionable purpose, and shall
not sublet under lease, full or part the premises. The tenant shall pay to the
Association or authorized personnel in the community, any amount as prescribed
by the authorized personnel as “Maintenance Charges” for all the months during
the stay in the rented premises.
8. The Owner shall allow the Tenant peaceful possession of any enjoyment of the
premises during the continuance of tenancy provided the Tenant acts up to the
terms and conditions of this agreement.
9. The Tenant shall pay energy meter charges separately during the continuance of
tenancy. In case of EB deposit increase during the continuance of tenancy, the
Tenant agrees to pay the same which sum shall be refunded on termination or
adjusted towards the monthly rent.
10. It is hereby agreed that one month notice on either side is required for the
termination of the tenancy.
11. The tenancy shall be renewed for further period/s mutually agreed between the
parties on the new terms and conditions recorded herein or such other additional
terms in accordance with law.
12. Tenant will keep the premises clean, sanitary, in good condition and upon
termination of the tenancy return the premises to Owner in a condition identical to
that which existed when tenant took occupancy, except for ordinary wear and tear
and any additions and alterations authorized by owner.

13. Tenant assures no damage to the tiling, granite slabs, plumbing, flooring, doors,
windows, grills, glasses, painting, locks or electrification and also to premises take
place. Any damage shall be repaired immediately at the cost of the Tenant.
14. Tenant will notify the owner immediately any defects or dangerous conditions in
and around the premises of which tenant become aware.
15. Without the consent of Owner, Tenant will not make any repairs or alterations to
the premises including nailing and /or drilling holes in the walls and painting the
premises.
16. No major changes will be done in the premises. If the tenant has made some
changes which are not acceptable to the Owner, the tenant has to undo the changes
at the cost of the Tenant.
17. Owner or Owner’s agent shall enter the premises once in a month at reasonable
times to inspect safety and maintenance aspects after prior notice of 2 working
days. Owner or Owner’s agent shall enter the premises to make repairs or
improvements and to show premises to prospective buyers or tenants.

SCHEDULE OF PREMISES

The flat at, No:6, F2, AstalakshmiNagar 1st Street, Kaatupakkam, Chennai - 600056,
consist of Hall, one Master Bed room with attached Bath Room & toilet, Child Bed
Room, common bathroom & toilet, Kitchen with Service area, Balcony with French
window, Private Terrace.

In witnesses whereof the parties have set their respective hands onto this agreement, of
